- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is straightforward and fully transparent. We charge a 10% monthly management fee on rent collected, a leasing fee of 50% of the first month's rent when we place a tenant, and a $300 renewal fee when an existing tenant renews. That's it. No hidden fees, no admin fees, no maintenance fees, and we never mark up vendor or contractor work. We also only charge a management fee on rent actually collected — if the tenant doesn't pay, we don't get paid.
- What is your typical process for working with a new customer?
We start with a free rental analysis of your property — evaluating current market conditions and comparable rental rates to help you understand what your property should rent for. From there, we sign a Management Agreement, get the property rent-ready, list it on all major platforms, screen applicants thoroughly, and place a qualified tenant. Once a tenant is in place, you receive monthly statements through your Owner Portal and we handle everything from that point forward.
- What education and/or training do you have that relates to your work?
Our team holds the South Carolina real estate licenses required for property management. All County® Foundation is a member of the National Association of Residential Property Managers (NARPM). We operate as part of the All County® franchise network, which has over 35 years of experience and more than 85 locations nationwide — giving us access to proven systems, ongoing training, and best practices developed across the country.
