- What should the customer know about your pricing (e.g., discounts, fees)?
The commission paid for representation by a licensed real estate agent is negotiable, the following are rough estimates of the cost attached to different services: 1. Seller representation Fee: 2-3% of sale price 2. Buyer representation Fee: 2-3% of sale price 3. Landlord Leasing Fee for Tenant Acquisition: 100% of 1 month of rent. First 3 lease renewal’s are free, then $150. 4. Tenant representation fee: 6%-10% (properties priced $500-$1499/mo); 5% (properties priced $1500/mo +) of 1 year’s total rent paid.
- What is your typical process for working with a new customer?
Every client and situation is unique, however the following aspects are universal. 1. Asking what a prospective client is looking to achieve? (Buy, Sell, Invest, Lease Property) 2. Establishing client wants and needs? 3. Establishing and maintaining reasonable expectations. 4. Requiring signed representation agreement after first formative conversation. Required Forms Include: Information About Brokerage Services, Consumer Protection Notice, Buyer, Seller, Landlord Representation Agreement, Broker Compensation Agreement.
