We charge flat fees with no markups. Our property management is $150 per month per unit (no matter the rent) for all aspects of management. This includes rent collection, notices, coordination and $1250 for tenant placement once a unit becomes vacant, +$250 photography fee (required for first time customers). This includes professional property photos, scheduling showings, application processes, tenant screening, and lease generation.

I recently used Ziprent to lease a house in Austin Texas and I could not be more pleased with the simplicity of the process and the staff. I hired Ziprent to rent my house when a "traditional" propertymanagement company couldn't get it rented after 5 months.They were extremely responsive right away and took care of everything from online marketing, photos, application processing, background checks, move-in, repair and gardening bids to tenant screening. Overall the process was extremely efficient. Communication and follow-ups were excellent. Pricing was great. Ziprent was able to set up my account, get the property listed on Zillow and other sites, schedule showings and help sign the lease in a little over 3 weeks. Ziprent's tenant screening and qualification process is a great addition. I highly recommend Ziprent!

What should the customer know about your pricing (e.g., discounts, fees)?
We use straight forward and standard pricing for all of our services. Our tenant placement service is priced at $1250 per placement (+$250 photography fee for first time customers). We provide the highest level of service in this area and one of the most competitive prices in the industry!
Once we publish our full management offering, it will be done at $150 per month.
For all of our products, we assign a dedicated property manager to each property. And when they are not available, there will be a team of professionals available 24/7 to address any issues for you or your (perspective) tenants. Our goal is to use technology and hands-on attention to provide the best property management experience!
What is your typical process for working with a new customer?
For our tenant placement service, we will reach out to get some basic details about your property. We will then schedule a time to meet you and get a key to the property.
Once we have the key, your property will be photographed (at no cost) by a professional photographer and will appear online for on demand showings within 24 hours.
What education and/or training do you have that relates to your work?
I am a licensed broker with the state of CA and own over 100 units in CA. I became interested in property management after identifying the inefficiencies and inadequacies that surrounded the industry. So I set out to build a software that bests compliments my team and I so we can provide the best and most efficient service to my tenants and my future customers (you!).
