When my realtor saw the stain on my bedroom carpet, he stated that he didn't think it could be cleaned and should be replaced. After talking to my sister (her husband had had a chemical carpet cleaning franchise years ago) I googled carpet cleaners and gave the job to Carpet Zen. The stain disappeared and my realtor happened to be there and was very impressed and got several cards from Shayne for other clients. Needless to say I loved the results and would highly recommend Carpet Zen.

Lluvia has been cleaning my house for years now. She is a lovely person and excellent at cleaning. I appreciate her attention to detail and her communication. She is good to listen when I have a special request, but she also sees things that need to be done that I don't even mention. I am so happy to have her help. She frees up time for me so I can enjoy my house and play with my children more. I don't trust anyone else with my house!

My husband made a arrangements for cleaning services for my birthday. He told me that he scheduled a Basic Cleaning for the first go round. There were two young ladies that arrived and went straight to work. I have never had my home professionally cleaned so I didn't know what to expect. I keep my home pretty clean most of the time so there isn't much grime. They cleaned pretty good and the house smelled great. A few things that caught my eye: One young lady was getting ready to spray my oven for cleaning but I had to stop her because I have a self-cleaning oven. It didn't appear that my kitchen was thoroughly mopped, just a quick swipe over (not sure if this is what is considered basic cleaning or not.) My husband explained to me that the cleaning included wiping down woodwork. Unless he misunderstood, my woodwork was not wiped down. When it came to paying, I asked one of the young ladies what the cost was and she didn't know so I called my husband. I wrote a check for the amount that he told me. The young ladies left but came back to the door and stated that the check was not correct that I owed and additional $100+. I was totally taken back because for a one-time basic cleaning service there is no way that they did $250+ worth of work. The young lady called her manager back and the manager said she would send a screenshot of the quote. The quote indicated the basic cleaning was for what I paid however it had deep cleaning up under for the $250+ with a discount. My problem is this: The young lady knew that she didn't deep clean therefore she should informed her manager of that. (But maybe she honestly doesn't know how much they are charging so I can understand that.) Her manager had indicated that the amount that I paid was okay and asked that we provide a review. This is a pretty long review so my apologies. In the future, I will discuss in great detail exactly what I'm paying for and my expectation of the service. As I mentioned, I have never hired a cleaning service, they did a pretty good job and I believe I can talk through any minor details that were missed. But the expectation of payment needs to be understood and accurate the first go round.

Pros: Chad was very communicative from the beginning. I was able to call or text him regarding our appointment and what needs to be done. His pricing was hard to beat for the paint job of my 650 sq feet unit. He also helped me with some other projects around the house such as tree removal, boarded up a hole on the side of the house, mowed/cleaned up the landscape and powerwashed the house. I do believe some of his team's work could be more meticulous, but for the price that he quoted, team did a good job.

Adrienne did a wonderful job on my house cleaning. My boyfriend and I travel for work often and cannot always make house cleaning a priority. Our house looked and smelled fantastic and not a trace of pet hair when she was finished! Such a small thing but a big impact - I always wrap the toaster oven tray in foil. Adrienne cleaned the entire oven and re-wrapped it with a new piece. Just so small but awesome attention to detail. We’ll be hiring her services for bi-weekly cleanings and look forward to coming home to a clean space!!

Austin's Finest Janitorial Service was professional and communicated well throughout the entire process. My rental unit was cleaned out and cleaned up well. Only a few small snags with subcontractors delayed the process, and a few minor details were overlooked, i.e. cabinet hardware was painted with cabinets. Overall the unit was cleaned quickly and professionally at a reasonable price.

We work with vendors all over the country and Michael and his crew consistently distinguish themselves as best in class through their professionalism, knowledge and superior work ethic. I spend a good part of my day having to follow up and perform QC on work done by other vendors, but BaileyMichelle Cleaning Solutions is one of the few providers that I never have to follow up on- I know when they are discpatched to do a job it will be done correctly and in a timely manner the first time!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How often should carpets be steam cleaned?

Dirty carpets can be unhealthy for the people living in the home, particularly those who have allergies, so it’s important to have them cleaned regularly; simply vacuuming once or twice a week isn’t enough. Carpet cleaning should be done by a professional carpet cleaning service at least once a year to remove grime and help extend the life of your carpet. Most carpet manufacturers recommend professional steam cleaning, which penetrates deep into the carpet fibers and lifts out both dirt and the pollutants that get tracked inside. Steam cleaning also removes most of the moisture, so carpets dry quickly enough for homeowners to resume using them the same day. Between professional carpet cleanings, your carpet may need an emergency spot cleaning. Pet accidents, food or drink spills, and more can often be effectively cleaned with some water and a drop of white vinegar, although many cleaners will also make house calls for smaller spills and hard-to-clean spots like wine or grease stains.

How do you find a good carpet cleaning company?

Regular professional carpet cleaning can both extend the life of your carpet and remove harmful pollutants from your home. Finding a good carpet cleaning company is an important aspect of home maintenance. When choosing a carpet cleaner, consider these top three questions:

  • What method of carpet cleaning do you prefer? Steam cleaning is an increasingly popular method because it’s thorough and safe, and dries quickly enough for you to return to your home the same day the carpets are cleaned.
  • Have you checked the company’s references? Most cities are home to several carpet cleaning companies, so it’s a good idea to check their reviews and references. Look for references from people in your neighborhood with homes similar to yours.
  • What’s included in the base price? What other services does the carpet cleaning company offer? Some companies will move furniture for you, while others charge a fee for it. Some include stairs in the cost of the home’s cleaning, while others charge per step.

What does carpet cleaning cost?

National average carpet cleaning prices range between $100 and $130. Carpet cleaning prices depend on how many square feet of carpet you want cleaned, how many rooms in one house or building will be cleaned, how stained your carpet is, how much the carpet cleaning company charges, your ZIP code, and the type of carpet you have. Cost per square foot can range from 20 cents to $1 or more, based on the above variables. Synthetic carpets are typically the least expensive to clean; natural fibers like wool cost more, as they require more care and attention, as well as more drying time. Excessive stains, challenging locations such as stairs, and accessibility also factor into your carpet cleaning price. Companies may charge a minimum service fee for cleaning a small carpet to cover their business expenses (paying employees, transporting the special equipment to your home). If your pet has repeatedly saturated the carpet with urine or if the fibers are extremely matted down, it may make more sense to completely replace your carpet than to continue to have it cleaned.

How much does it cost to clean a carpet?

Carpet cleaning costs vary depending on the type of cleaning, such as steam cleaning, and whether there are any stains that require special treatment. The main cost factors are the square footage of the carpet and the material it’s made from. The national average carpet cleaning price ranges from $100 to $130 for a typical suburban home, but steam cleaning prices start at an average of $120. In general, professional carpet cleaning ranges from an average of 20 cents to 50 cents per square foot, depending on where you live. Many companies have a minimum fee or room requirement — such as two rooms for an average of $40 each — and will charge more to clean carpeted stairs or a second floor. Finally, the carpet fiber type, density and pile will also affect the cost of cleaning; man-made fibers are stain-resistant and easier to clean, while wool carpeting is sensitive to water and requires more care.

How much does steam cleaning a carpet cost?

Several factors determine the cost of professional carpet cleaning, from the number of rooms in the home to additional carpeted areas to the products used to lift stains. The national average cost to steam clean a carpet ranges from $100 to $130. Most professional carpet cleaning companies’ rates are based on the number of rooms they clean, starting at an average base rate of $30 per room or $55 for two standard rooms and a hallway. Larger rooms may be charged as two rooms or incur a square footage fee. Carpet cleaners often charge by the step to clean a stairway as well as additional fees for closets and hallways; for example, some charge an average of $5 per step. Expect extra fees, starting at an average of $15 per stain, for lifting difficult food, pet or oil stains from carpets. Some carpet cleaning companies offer package deals to also clean furniture and throw rugs while in the home; a chair usually costs an average of $70 to be steam cleaned, and a couch costs an average of $100.
