I had a side garage door installed and I was extremely pleased with the results! Not only was it installed perfectly, but he also painted it too. I would have had to paint the door myself if I had chosen another contractor. He also put on the locks. The quality of work was outstanding and the price was great too!

Stan messaged me on Thumbtack within just a few hours of my post. He had a detailed description of what he was going to do and a reasonable price to do a relatively routine ceiling drywall patch. Stan and Craig showed up on time for the job and set up a large area of plastic tarp to shield my guest bedroom from debris. They were very thorough in the repair and meticulous to match the texture of the replacement with the surrounding ceiling. I didn’t expect them to paint the celling after they were done but he did! I didn’t think I had any matching paint on hand and Stan was willing to run to get some. That’s how dedicated to a great job these guys are. We ended up finding some paint but the fact that he was willing to go out of his way shows his integrity. I WILL use them again if ever needed (God willing I wont need too but...) because they offer a high quality service and superior customer service. In the day and age of contractors hosing their clients out of money, Galveston Contractors is a welcoming exception!

We had a brick patio installed. To do this, David Torres had to remove paver brick cobblestone, and several square feet of flagstone, plus patio furniture and many large containers of plants. He also removed 2 trees. David leveled the construction site completely. He had to work in a very confined space but managed without any complaints. His workers were very friendly and helpful and everyday, left the job site as neat as possible. David and his crew did a very good job! It was a difficult area to stage and work around. Had to bring all the material down a narrow alley. We are pleased with the quality of the construction and it is very sound. Exactly what we wanted. David is easy to communicate with and very friendly and tireless and will not stop until you are satisfied with his mason work. David is a real professional and truly pleasant to work with. We named him "the gentle giant". I'd be glad to discuss further and provide pictures of his brick work. Begin forwarded message: From: "Thumbtack.com" Subject: Did Torres Construction do a good job?

I received three quotes. Mr. Garcia's quote was much less than the other two quotes due to the amount of shingles that were necessary to reroof my house. I told him the other roofing contractors quoted more shingles than he was and asked what if it takes more? He said the difference would be on him due to a wrong estimate. When he came to sign contract, he remeasured my roof and said he was correct in his estimate. Mr. Garcia saved me some serious $$$$. I was so happy with the one day roofing job, I am hiring him to do more work for me as well as my neighbor is hiring Mr. Garcia to do work for him as well. Thank you Robert Garcia for you honesty, integrity and one day service...!

Work quality exactly what I have to say about GPJ Construction. Super professionals. Had to do a demolition between the kitchen and the living room plus change the floor and they were amazing. They are super detailed and asking the customer if there is something wrong to fix it. They definitely put their customer first and this is important. Highly recommend!

Johnny is great to work with. I've used him multiple times for my two rent houses in Alvin and for my sister-in-law's condo in Houston. He has an attention to detail that you don't get with a lot of contractors, and I found his bids to be very reasonable.

My experience with Carlos Vasquez was first class. He knows his stuff and he is good at it. From my experience he does not start a job and then flit back and forth like some of these contractors that are over their head with too many jobs. He starts and he doesn't stop till he's finished. Hard working and dedicated to quality work. He came in after a bad contractor had screwed me over on a flood build-out and cleaned up his mess and fixed everything that needed fixing and then some. He performed a wide assortment of work, but his tile work is awesome! After that I sold the rental property for top dollar! I would not hesitate to refer him to anyone!

Alex was very prompt with a response when I submitted my project to thumbtack. He responded and came to look at the job in a matter of an hour. After looking at the job he was prepared to and did my project the same day. The job was completed to my extreme satisfaction. Thanks to Alex for giving his word and sticking to it. That is rare these days amongst independent contractors.

I recommend Houston Tree & Demolition without reservation! As a professional engineer and custom home builder I scrutinize every contractor carefully - both before and during contract execution. HT&D performed well at all levels. Previously I have hired other demolition companies who performed satisfactorily, however, on this occasion I stepped away from those established vendors only because their lead-times were longer than usual (post-Harvey, early 2018 recovery). HT&D was able to perform the demolition more expeditiously and at the same rate as the most competitive company in Houston - yet HT&D still exceeded expectations with their service delivery. Accordingly, Houston Tree & Demolition now resides at the top of my preferred vendor list.

William Joseph installed a walkway to a lift at our bay house. The project turned out great and was completed when promised. We have had a hard time finding contractors to do work in the Galveston area for a reasonable price. We will use William joseph for future projects.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
