Introduction: I do mechanical, structural, termite, pool, spa, and lawn sprinkler inspections. I wanted to give you some helpful information when comparison shopping for home inspection companies.
You can easily determine the length of time inspectors have held their TREC inspector's license. The larger the license number, the newer the license. For example, a TREC license number that is 8000 series number is only 6 or 8 years old. A 10000 series number is only 2 or 3 years old. A 6000 series number is only 10 or 12 years old. My TREC license number is 238. That is a 31-year old license. The cheapest prices will normally be from the inexperienced inspectors.
I have been inspecting homes for 31 years and have performed approximately 10,000 inspections. Also, most inspectors cannot do the termite inspection (there are approximately 900 inspectors in the greater Houston area, and only 5 of those 900 inspectors are also licensed to do the termite inspection). Other inspection companies will have an additional charge of $70 to $85 added to their home inspection price (for the termite inspection).
Also, most inspectors are not engineers. I have a degree in engineering from Texas A & M University (not a P.E.). My prices are very inexpensive compared to other engineers (the non-engineers may have some cheaper prices).
