We charge flat fees with no markups. Our property management is $150 per month per unit (no matter the rent) for all aspects of management. This includes rent collection, notices, coordination and $1250 for tenant placement once a unit becomes vacant, +$250 photography fee (required for first time customers). This includes professional property photos, scheduling showings, application processes, tenant screening, and lease generation.

Just worked wth Ziprent to rent out a SFH in Laguna Niguel. Really appreciate Arvand's help proactively connecting us to a family relocating from another state. When I found this location and saw that it was managed by Ziprent, I was relieved to know that this property had a management company but didn't realize what excellent service I would receive. From touring the home, placing a application, finalizing the lease, repairs, and moving in, Ziprent has been there every step of the way. Firstly, let me start by stating, that I have rented A LOT of homes in my lifetime. However, this has been the fastest, easiest, and most user-friendly experience ever. This verification process is amazing, it was just the click of a button to verify my information instantly, and I couldn't have been happier.I was approved the next morning. I'm aware the quick approval was indicative of the owner's quick response time. However, it was an added bonus to the overall process. I also, like the self-view feature of the property at your convenience. This enabled me to look through the property at my leisure which in turn helped with my decision to rent the said property.The Zip-Rent staff has been VERY helpful in every aspect of this rental process, from addressing all my questions about the overall rental process and concerns to troubleshooting. Ziprent was very responsive throughout our process of renting our new apartment. When I arrived to view the apartment, I realized I had booked my appointment for the wrong day. They immediately picked up the phone and helped me register for that moment, so that I could still view the apartment. They were very responsive by phone and by email. They also gave very clear instructions for using the lockbox to access the property.

What should the customer know about your pricing (e.g., discounts, fees)?
We use straight forward and standard pricing for all of our services. Our tenant placement service is priced at $1250 per placement (+$250 photography fee for first time customers). We provide the highest level of service in this area and one of the most competitive prices in the industry!
Once we publish our full management offering, it will be done at $150 per month.
For all of our products, we assign a dedicated property manager to each property. And when they are not available, there will be a team of professionals available 24/7 to address any issues for you or your (perspective) tenants. Our goal is to use technology and hands-on attention to provide the best property management experience!
What is your typical process for working with a new customer?
For our tenant placement service, we will reach out to get some basic details about your property. You can either provide it over the phone or on our website. We will then schedule a time to meet you and get a key to the property.
Once we have the key, your property will be photographed (at no cost) by a professional photographer and will appear online for on demand showings within 24 hours.
What education and/or training do you have that relates to your work?
I am a licensed broker with the state of CA and own over 100 units in CA. I became interested in property management after identifying the inefficiencies and inadequacies that surrounded the industry. So I set out to build a software that bests compliments my team and I so we can provide the best and most efficient service to my tenants and my future customers (you!).
