We ripped out our fireplace so we hired DJ to continue our glued down, interlocking hardwood floors. DJ came in and simply got the job done. He showed up early, got the job done in less than a day and at a very reasonable price. He even came back to check it out a couple of days later to make sure it was perfect. I am recommending him to my parents who needs a similar job done. Thanks DJ!

Design and install patio enclosure. Project instalation went well overall. Katrina gave me a reasonable quote. There were a few schedule hiccups (materials and weather events) that ultimately led to rushed painting work. I would still recommend and work with them in future projects.

We had flagstone type pavers installed to replace crushed granite pathways and sitting areas. It was a tedious and time consuming job as it required cutting to fit pieces uniformly and level. The end result was wonderful.

Our experience could not have been any better! From the initial meeting we knew Lightning was the right fit for us and we had already met with several Contractors prior and had more scheduled to meet that we actually canceled right after our meeting to get started with Lightning right away. Billy was our Project Man and before we even hired them he gave us a 3D color design that was exactly what we imagined. He even said to keep it if we went with another contractor so that they could do it exactly how we wanted it! He was the only one who provided us with a detailed design, schedule, and proposal breakdown and he did so without charging us a penny! I was sceptical initially as the other contractors were pushy, the other quotes were vague, hard to understand, and they were reluctant to explain which is why meeting with Lightning and seeing the 3D Rendering which they explained in detail to us was such a relief. I never imagined the finish product would be even better than the 3D rendering either, but when he knocked on my door to ask me to take a look on the final day, I felt like I was seeing my husband dream and my dream together for the first time even though I had been there the whole time! We started out just getting a new composite patio even though they gave us a proposal for everything, but we ended up using them for our entire outdoor space after the patio turned out perfect and better than the picture. We did a full outdoor kitchen with a brick pizza oven, grill, sink, and refrigerator, a huge travertine patio with a covered pergola and mosquito screen, several ceiling fans and power outlets, a fire pit with built in seating, a water feature with a waterfall and coy pond, and in-ground spa and could not be more pleased with everything. My husband is even wanting to get them to come back to do our indoor kitchen counters in the same concrete after seeing Billy's custom job with the outdoor countertop and bartop and we have very nice marble in there already Ha! They even mounted and installed my husband's misting system and televisions at no charge and told me "they couldn't deliver an unfinished product to us that we could not use and relax with right away." I was speechless to say the least. The only thing we are unhappy about is not having more work for that young man and his team as my husband and I haven't had such an exciting experience at home in years. If you are considering any outdoor improvements or projects you need to email me as this review does not do Lightning and our experience with them justice at all. It is very apparent that they do this because they love it as they treated our dream as if it was their own! My email is mkmizer1957@gmail.com. If you are hiring Lightning then be sure to ask for Billy as he really is an incredibly talented young man and took such good care of us, our property, and made our dream a reality! Thank you Lightning and Thank you Billy for such a wonderful job well done! Sincerely, Mr. & Mrs. James Edward & Mary Katherine Mizer MKMizer1957@gmail.com

Xclusive Residential Construction is amazing! I posted my request for a concrete job on thumbtack and within 10 minutes i had an email from the owner Jeffery. Within a day he came out to speak with my husband and I and provided us with a quote. Out of 7 different companies he was the only person to mention placing rebar into our existing patio slab so that the concrete would last longer and not separate. Once we were ready to have this project completed Jeffery and his crew were at our house ready to go in two days! The entire crew was very professional and timely. Within Two days they had dug out all of the dirt, placed rebar down and poured concrete! We are beyond excited to be able to use our new patio space this summer and wouldn't have been able to do it without Exclusive Residential Construction and Remodeling. I would highly recommend this company to anyone who is needing concrete or any other type of home renovation.

Artitectural Homes is a professional company that delivers as expected. Prices are transparent and are not inflated. Workmanship is good. Michael is very attentive and extremely patient with the client. He is also a straight shooter and recognizes when to step in to advise of any cautions or considerations. Michael's long standing, knowledge, and good relationship with the City of West U is a major plus because it facilitates getting the job done. Other contractors in the past have shied away from working in West U due to the complexity of the permit structure which can be bogging at times. Michael is also very creative and always presents credible, efficient and low cost alternatives to the table. I would hire Artitectural homes in a heartbeat. I will let Michael speak for himself and add pictures as appropriate for the work he did for me. We started with a plan to improve the front porch landscape and face lift of my home and expanded into a complete landscape remodel including back yard, patio deck, lighting, drainage, fencing. Scope expanded into a new bathroom design and installation, installation of skylights, kitchen door remodel, and a new garage door. Michael was very respectful and cordial throughout the entire job and I am sure I made him pull some hairs when I redid designs in the middle of the job. It was all for the good of the betterment of the property and at the end we both walked away very satisfied with the work done.

I came across Wes when I posted on Facebook looking for someone to paint my house. He showed up when he said, and did a great job at a reasonable price. Since then, he has done several other jobs around our house such as hanging some shelves & laying some pavers in our yard. My husband & I are so happy that we met Wes! (:

I was very happy with Better Call Saul! I have used them on 2 separate occasions, first for my Granite counters in the kitchen, and then I had them build a deck covering my patio! The guys came out and got right to work, very professional, and very informative! Also, none of them smoke, which is a huge plus for us because we have allergies to almost everything! Lol We paid exactly what we were quoted, and I believe we should have paid more for the quality of work we received! Saul is a great guy and super fair! Thanks again guy's! Sincerely, Loretta Falco

We had our patio enclosed and screened in. It did take longer than I thought was necessary, but Mike had to deal with the weather and help problems. Mike did most all the work. The end result is very good. He is very detailed in his work. He needs to watch his scheduling on future jobs as this took 4 weeks to finish, should have taken about 1 week. The end result is very nice and we are pleased with the finished patio. We do recommend ALL STAR and Mike and will use him on any future projects.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
