Our review of Sean and Standpoint Properties is long overdue! Sean has been an wonderful property manager! He is professional, dedicated as well as responsive. We have been very happy with the service he has provided. Sean found tenants in less than 4 days for our property and rent is always paid on time and is paid online which is very convenient. Furthermore, Sean has handled issues that have arrived regarding our property. Sean has made our first property rental run seamlessly that we almost forget we even have one! We highly recommend his services and will continue to work with him in the future.

Amanda and her team are FANTASTIC! I was looking for a new property management company for my rental property after being completely underwhelmed by the company I'd first used. Amanda impressed me from the very beginning, and she keeps doing more, unlike my first company that was all over it - until I signed their contract. Amanda is responsive and available, to the point I feel bad sending emails or texts after normal business hours, because SHE WILL RESPOND, quickly, and these are non-urgent issues (my work schedule is outside the norm). I HIGHLY recommend Real Property Management to any and every one who is looking for a responsive, professional, delightful, property management company. I wish I'd found them sooner as it would have saved me from fees-for-EVERYTHING, questionable repair bills, and long waits for return calls that I sometimes had to make more than once, with the former company. Thank you, Amanda, for the peace of mind I have now that my property is in your hands. :)

Neil Lubell is an "over the top" agent. He was extremely informative, and immediately put me at ease with handling all the details of my rental property. I do not live in Austin, & needed to have complete confidence in my representative. I will only use him in the future.

We have used Ironrock to manage our properties for the past two and a half years. Nathanael did a great job at the front-end, advertising the property, walking us through the leasing process, and helping us find the best fit in tenants for our property. He has been very prepared come renewal times and has also successfully assisted in tax protests. The addition of Melissa to Ironrock has been absolutely wonderful. The communication is straight forward, honest, and stress-free. I would recommend Ironrock properties to any property owner.

It is hard to find someone you can trust with your investments, but you can count on her to help you with any real estate transactions.

I have used TexCen Realty as property managers for 10+ years and recently retained their services to sell my property. On both accounts they did an excellent job. The entire team was prompt and thorough during the entire selling process and did everything they could to help me get the property ready for sale. I would recommend TexCen to anyone.

Kim has been an outstanding property manager. With every issue that has come up with the rental property she is easy to get a hold of and does begin to work on solving the problem immediately. Just recently we were having heating issues and she went to battle with the vendors and with the homeowner to take care of this stressful time for myself and family.

I hired Tary as my property manager and we are in the early stages of finding a renter. He is attentive, detail oriented, and thinks of all the little things. Everything is set up and ready for someone to move in. I feel like I am in good hands.

About

The philosophy of ONEprop is to manage and lease your property professionally, economically and efficiently. Our managed houses experience extremely low vacancy rates, often moving new tenants in just days after the old tenants have moved out. The owners of ONEprop own multiple rental properties and are sensitive to "cash flow" considerations, managing your property with the same care and concern as they manage their own properties. ONEprop is recognized by our clients for these core strengths: 1) Matching the proper resident to a home as quickly as possible. 2) Keeping the total cost of ownership low. 3) Educating our clients and their tenants to help achieve a quality rental experience for both. This focus benefits our clients and the tenants who occupy their homes, making it possible for a quality rental experience when leasing a home makes sense. It seldom makes financial sense to buy a home unless you live in the same house for at least 5 years, so there are many households who are looking for a quality rental property and a homeowner lifestyle with the advantages of leasing. ONEprop was founded in 1987 and presently manages close to 4,000 properties. Our clients are professional real estate investors, as well as many homeowners who continue to hold and lease their properties.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
