We charge flat fees with no markups. Our property management is $150 per month per unit (no matter the rent) for all aspects of management. This includes rent collection, notices, coordination and $1250 for tenant placement once a unit becomes vacant, +$250 photography fee (required for first time customers). This includes professional property photos, scheduling showings, application processes, tenant screening, and lease generation.

As a new PropertyManager I was unsure how to navigate the hurdles of marketing, screening, finding and booking a tenant for a property. The Ziprent process is well defined, easy to use and supported by a great Team of professionals. I was also very impressed that a representative would reach out to me if I called their office after hours to ensure that I had my questions or service needs addressed.Finally, their continuous monitoring and updating of the propertys on-line clicks, leads, showings, and potential pricing adjustments was super helpful in keeping the sourcing active and ready for leasing.I optioned for tenant placement services only, but strongly believe that their full service portfolio offerings will dramatically help smooth owner property management.

I continue to go to ZipRent when I need Tenant Placement or management service and have done it 3 times now. Their processes from initial listing to following up on leads to showing the property to following up w/ prospective Tenants - all is very streamlined and super efficient. What should the customer know about your pricing (e.g., discounts, fees)?
We use straight forward and standard pricing for all of our services. Our tenant placement service is priced at $1250 per placement (+$250 photography fee for first time customers). We provide the highest level of service in this area and one of the most competitive prices in the industry!
Once we publish our full management offering, it will be done at $150 per month.
For all of our products, we assign a dedicated property manager to each property. And when they are not available, there will be a team of professionals available 24/7 to address any issues for you or your (perspective) tenants. Our goal is to use technology and hands-on attention to provide the best property management experience!
What is your typical process for working with a new customer?
For our tenant placement service, we will reach out to get some basic details about your property. We will then schedule a time to meet you and get a key to the property.
Once we have the key, your property will be photographed (at no cost) by a professional photographer and will appear online for on demand showings within 24 hours.
What education and/or training do you have that relates to your work?
I am a licensed broker with the state of CA and own over 100 units in CA. I became interested in property management after identifying the inefficiencies and inadequacies that surrounded the industry. So I set out to build a software that bests compliments my team and I so we can provide the best and most efficient service to my tenants and my future customers (you!).
