I needed a wall tiled, and contacted 4 contractors. I received prices from 3 of them and S&G Home Services was the most competitively priced. Sometimes, the best price is not always the best choice, but in this case I was very lucky. Not only was I extremely happy with the quality of the work, I was also happy with the final cost. Eddie the owner, worked with me on the design and explained the entire process to me, and when I needed to make changes to the design, Eddie was patient and very helpful in explaining what needed to be done. I would recommend Eddie and his company to anyone who asked and would absolutely use his services again.

David worked on both framing and drywall (hanging, tape, float, and texture) for a new walk in closet and separate bathroom I am putting in my home. He was friendly, timely, and responsible. His work was beautiful and exceeded my expectations. I will definitely hire him again if I have another project to do.

To start, our fence was falling apart! We went from one of the nicest fences in the neighborhood to one of the ugliest. Our original fence was a standard, builder’s grade fence installed by the home builder in 2007, which we had professionally repaired in 2014 (via another contractor), but this time were due for a complete replacement. We've had great success with the professionals on Thumbtack and although we’ve never worked with Queta Construction before, Henry Rodriguez’s response time, pricing, and knowledge were superior to all the other fencing contractors we interviewed. It was a pleasure working with him at the end of April 2016 and after the treated boards have had a chance to dry out in a month or two, his team will be back out to stain our fence. Again, super nice, very professional, and very reasonable in price. Where most contractors we’ve talked to (even on past projects) will only accept cash or check, Queta Construction also accepts credit as a form of payment. Henry came to our home within days of initial contact on Thumbtack for a quote which was provided within minutes and his team was available to begin work only a couple of business days later. He listened to all our requests and made recommendations where appropriate. They even built us a custom trashcan containment area to match the fencing (pricing on that custom build was excellent, as well). Very flexible scheduling, returned phone calls quickly, and work was completed ahead of schedule. The fence is superior to our builder’s standard fence in every way: treated pine posts, rails, and 2x6 base supports, and beautiful 1x6 cedar pickets, posts installed at 2.5’ depth with no cement showing above ground, everything installed very evenly and flowed smoothly with the peaks and valleys of the yard, from posts to rails to pickets. Great quality boards, no visible knots or holes. I highly recommend Mr. Rodriguez and team! I understand some of my neighbors have already contacted him for quotes of their after seeing the work he did at our house. Thanks again Henry!!

Diamond in the rough as far as contractors go! If you need it done, this couple is the one to do it! They're the only company that gave me an estimate and constantly checked up with me and in the end, they stuck to the price estimated even though I asked for a few more things in addition to what was originally quoted. I know the job was more of a pain than they took into account before checking out what needed to be done but the price never changed. This is a true, genuine, honest, (pretty awesome if I must say myself) couple that work together to make their customers happy! I inquired about a few doors and ended up with 4 beautiful doors with new knobs, a hung mirror and a fixed chair and I couldn't be happier! We also found out we know some of the same people!! So glad we found them! Thanks Maury and Melissa!!

On time and very nice. Did our small job quickly and efficiently... and even vacuumed up! Is also helping us find someone to help fix the wall that the builders of our house screwed up. Will keep Chris in mind for future projects.

JJ left most importantly my wife very happy with the outcome of our project. He was very professional, focused and did not spend time on other things rather stayed on task with the project at hand. He was flexible on the task that needed to be completed and also made sure that satisfaction was reached before before he departed the job. I appreciate how friendly he was and also how professional he was. I felt very comfortable with him in our home and it was nice to have a contractor that was respectful and courteous to our thoughts and opinions. Thank you for a great experience and we will surly be calling him back to do more work we want around our home.

I didn't end up going with this contractor but I've got to say he was most responsive to my emergency. I hate it when multiple excellent contractors end up in a tight bidding war because someone loses out. Give this man a call when you need help. He'll be there for you.

Outstanding service with this gentleman, Mr. Pablo, and his crew. They built a new fence around my ranch house and tore down the old one. I hired him for something else after that, for a patio cover, and my wife decided she wanted it covered. They built me a fabulous covered patio taut we now use for entertaining. We have referred him to friends and family! Highly recommended for any outdoor (or even indoor) structure. Drywall, painting, he does it all and does a very fine and professional job.

I also ask each contractor to provide phone number of references before I hire them and did this with David. The first lady I talked with was an elderly lady and she spoke so highly of David that I wanted to ask her to confirm she wasn't his grandmother! After hearing similar good things from others I hired David to do tile work for my bathroom and stone work for the shower. The quality of the work was superb. David is one of those guys who has great skill and the commitment to do the job right. Because I wasn't exactly sure how I wanted to finish the rock shower, David and I agreed on a hourly fee so I could make any changes as we went. I was very impressed when I saw on one invoice that he didn't charge me the whole time he was working one day because he felt like he had made a mistake that caused extra time and didn't feel that I should have to pay for him to fix it. Overall I was extremely pleased with his work. He does a great job and is honest in the process.

Fantastic - best contractor we have ever hired. Mike (Owner) provided a detailed line item quote and was the lowest quote among six other contractors. He communicated with us from start to finish. Work exceeded all expectations. Asked for new quote on another project. His crew finished the job in four days as promised and were very professional, friendly and went beyond the scope of the project. My wife and I are amazed how well the pool demo went, the sodding of the backyard and front and the clean up upon completion. There needs to be more contractors like Agnew Contruction Co. They can gladly use us as a reference for potential customers. Many "Thumbs Up".

I've heard horror stories of hiring contractors without knowing them but I am totally pleased with Kyle and his crew. They completed a fence project faster than predicted and they do quality work for a fair price. I recommend them without hesitation.

Consumer Alert If Kenneth Keever contacts you for any reason, please contact the authorities. He is a thief and a con artist. He will give you a free quote and ask you for money for material and supplies, which he has no plans on purchasing. He has a warrant in Indiana for the same crime. He also has a warrant in Comal County, Texas for this crime as well. He is now targeting Bexar County residences and has taken advantage of 8 people, with dollar amounts ranging from $3000 to $40,000. Some of his victims are elderly, disabled vets, and on fixed incomes. Even Priya Sridhar from KENS 5 TV has done a story on this lying thief. Here’s the link to her article and the news video, http://www.kens5.com/news/investigations/eyewitness-wants-to-know/id-like-to-get-my-3k-back-says-customer-after-contracting-job/281957480 You can also contact Mrs. Sridhar, who can put you in touch with Ken Keevers victims who are working with an attorney to file a law suit against Keever, and she can put you in touch with the Bexar County detectives that are working on bring felony charges against him and his accomplice Javier Sanchez. Mr. Keever’s is very deceptive and may use the name of other company’s like SK Designs, American Designs, and Richmark Construction or use his accomplice Javier Sanchez as the owner of the company. The contractors license number is a fraud and he may use the following addresses as his so called office address, 119 Biering Ave SA, TX 78210 or 8611 Data Point, Apt 66 SA, TX 78229 or The Bank of America Plaza building downtown suite 1330. Ken Keever and his team are a parasite on the community and he need’s to be stopped, not just because he’s stealing money, but because of the disruption and turmoil he brings into people’s homes and lives, causing an undo financial burden, arguments between spouses, and if you are a disabled veteran like me, your left with two demolished bathrooms, with no handicap access or financial means to rebuild the destruction Ken Keever has left behind.

I work for a property management company and we often are under pressure from owners for quotes. I put in a request and James went to the property the same day(I put my request in at like 5pm!) and sent a quote the same day which was very reasonable and worked for our investor. James has gone above and beyond with how responsive he has been with giving me updates on the work. I haven’t had to ask him one time for an update as he’s always on top of letting me know first. Not only does that make my job so much easier as I can provide our investor client up to date info, but it also shows that he stays on top of the various projects. Very grateful to have found James and Precision and we will be using them throughout SA for our investors. A+++ for value, responsiveness, professionalism, and going above and beyond. Thank you! Arthur with Resurrection General Contractors was my point of contact for my roofing project. It's not often I write a review or share my thought but when you have a company that delivers on their promise 100% I would recommend them. Arthur was very professional and went out of his way to ensure my needs were met. My roof and soffits are straighter than they ever have been. In addition Arthur was able to provide competitive bids on replacement windows and I'm looking forward to having them replaced next week. Thanks again for all your help! Best regards, Dena

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.
