I had a deck built from a "contractor" I found on Home Advisor. This contractor did a horrible job and my wife and I just didn't think it was safe for our family. Scott came out and gave me a very fair bid for fixing the problems and making it look amazing! He explained everything that was unsound and that needed to be fixed. He was here when he said and talked me through the whole process. He made me feel like I priority and not another job just to get to the next. There isn't one thing I would change about the work he did! I highly recommend Scott and we will definetly hire him for our future projects!

Bruce did a fantastic job on the project on my home. He was able to match the existing cement/stucco on my home and made it look like it was part of the original. Also, his bid was much more reasonable than any of the other bid that i received. I would gladly recommend his service.

Gary was quick to respond to the initial bid and came out to our place the next day. We were having issues with our sprinklers valves. Not only did he show up right on time, he quickly got to work and found the issue. He made sure all of our other sprinklers valves were working properly and even gave us advice on our drip system for our garden beds. Thank you Gary!!!

When we hired Jason at Building Pros, we only intended him to complete some drywall repairs we needed done in a rental unit. However, as additional needs arose, we soon discovered Jason to be skilled in many different areas and had him complete not only the drywall repair, but door frame replacement, baseboard removal and installation, window repair, hvac assessment, plumbing repairs and several other miscellaneous jobs we needed done. Jason and his team have been incredibly efficient and professional and we look forward to maintaining a long term working relationship with Building Pros.

Was very happy with my experience with Bluerock Builders. Dave was great to work with. His bid was given and submitted in the time frame I needed. Organized so it could be understood what each job would cost. Fair pricing. Haven't started the work yet.I feel confident that the work will be every bit the quality I have seen so far.

A little background: I have been a licensed professional civil engineer in Utah for over 30 years and have extensive experience with construction and contractors. These are difficult days to do small projects, as the construction boom rages on. Kevin Hutchings was the general contractor to finish my basement in Riverton, UT, this past Spring, and I have nothing but good things to say about him and his sub-contractors. They were all very friendly, respectful and extreme considerate coming into our house. My wife and I had to travel for several weeks during construction and never had a moment of worry, as we knew we could trust them. Kevin stuck with his original scope and I originated all change orders. He was always helpful with good and valuable advice and offered multiple alternatives to many items. He made sure we were happy with the final product prior to sending in his last invoice. I would strongly recommend Thor Development to anyone who wants to work with a good and honest contractor.

Todd was the best to work with. He took my conceptual design for a bar and provided mock ups so I could visualize what it would look like. The finished product turned out even better than the drawing. He stepped in where my past contractor took my money and never showed up for the job. He was able to complete the job very quickly and was great a communicating where he was at throughout the process. We already have a few more ideas for him so we will most definitely be using Todd again!

We would ABSOLUTELY hire M.A.H.N. Construction again! Brett was incredible to work with! We hired Brett (and crew) to help us renovate our basement into a full mother-in-law/apartment. His price was affordable and his work is quality! Start to finish: At the beginning, he provided a detailed quote, which stated clearly what was going to be covered and what would be our costs. He helped us pick out materials and offered his professional opinion when it came to materials we were unfamiliar with. When it came to construction, he (and his crew) hard, often times long hours. Our project spanned over the holidays this year, and he was diligent about staying on task, even if it meant working on Xmas Eve. We were so impressed with progress, we ended up throwing more work their way. This, of course, delayed slightly, but we knew it would be worth the wait. The quality of his work is excellent, and you can tell he takes pride in his work. At the end of the project, he reviewed the quote again with the changes we added along the way. It was affordable for what we asked him to do. We were pleased with his suggestions/guidance along the way, as this was the largest project we have hired out. Brett has been/was the only contractor that we've worked with the past that consistently communicated with us, which is so important for a big project. We will work with them again. In fact, we're hoping he'll bid on another project soon!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
