The general contractor had left us in a bind since the cleaning was not included in the price of the renovation work. They could not find someone that could handle construction dust and debris so I had my doughter research listed companies and through a google search we came across ebrr property. The day of the work Luis let us know that the cleaners were on their way. Cleaning: every in of the house and was 110% satisfied as our standard maid would have never been able to handle the job. Hopefully, Downtown XXXX XXXX (the general contractor) will hire ebrr for more jobs in the future since they exceeded their and our expectations

Kelvin, did an outstanding job on replacing the interior doors. He was knowledgeable in the construction of doors and over came an obstacle. He had to build the door frames since standard door & jam were to small. He cleaned up behind himself, doors are leveled, and operate great. Thanks for great job, Kelvin!

We had a long list of things to be done before listing our home for sale. Jenrii with Ordonez Home Improvement did an excellent job tackling every project. Jenrii enclosed the landing where we had removed a handicap ramp - this was not an easy repair and required good carpentry skills. He also installed new closet wood bi-fold doors in a basement bedroom. Again, not an easy task as they had to be “fitted” to the closet. His troubleshooting skills were evident here. He replaced two old light switches, four electric outlets, and a bathroom vanity light fixture. These were only a few of the things he did. Jenrii is very professional, polite, thorough, and responsive. He texted us each morning on the days he worked to let us know what time to expect him. He works quickly and does excellent work for extremely reasonable rates. I would not HESITATE to recommend him for small jobs to larger remodeling projects. I was a commercial real estate project manager for 15 yrs, building shopping centers and office buildings - so I can definitively say that Jenrri knows what he is doing and does it very, very well.

I can't recommend the Brandon Contractor team highly enough. I had a small construction project that needed to be done urgently the week between Christmas and New Years. I called and explained my situation, and not only did they come out that night to give me a quote, but the job was completely finished the next day. They gave me a reasonable price and further advice about how to fix the issue. I really appreciated the service that I got from them, especially considering that it was a small job, on short notice, and that it was the week of Christmas. They did great work and I would not hesitate to hire them again.

After meeting with four different general contractors, Mr. Marvin Guzman with Baiza Construction, Inc showed his best attitude to take part on a serious complete home improvement we had for our 1956 home. He didn't only provided a quick estimate, But time frame to complete and over all his price. My project was based on a full 2 bathrooms remodeling, plaster walls removal/replacement, insulation, plumbing, electrical, kitchen remodeling and about 2500 square foot of hardwood floor installation. My best recommendation to future hires and families of his great quality work. My contract worth 86k were put on the best hands.

Jorge came on a Friday to give us an estimate and work started on the following Wednesday and was done on Friday. After a nice power wash and stain our deck looks brand new. The wood boards feels like composite but without the expense. Jorge even replaced some rotted wood trim and rotted wood from underneath our bump out kitchen. After repainting our trim, our house looks great now.

This was my first time using Thumbtack and I was pleasantly surprised. I chose JJ Contracting Services because of their fast and thorough communication, ability to have quick turnaround of estimate and work completion, and their knowledge of the projects I wanted to have done. A bonus was that this father/son duo was so pleasant to work with -- they were so nice and hard-working. You can tell that Jose Senior has been doing this kind of work for a long time and that Jose Junior is very good with people. It's a good combination. They completed the handyman projects in less time than they originally thought which was a bonus and did everything I asked them to do. I had one doorknob that needed to be fixed but I didn't know if it was actually possible and I didn't want to replace it (because it was original). When I got home, everything was done AND the doorknob was fixed! I could tell they really wanted to make sure it worked for us. I plan to work with JJ Contracting again and have already talked to them about future projects.

Nery was awesome. He was quick, reasonable, and did a great job on my large bedroom with high ceilings. Got the bid from him on a Wednesday and he was ready to paint my place by Sunday (he could've done even earlier). He also hit his estimate of a day to paint after working on the room for 9 straight hours. I would highly recommend!

I had a few items from my home inspection that needed to be completed by a licensed contractor: reconnecting a duct in the attic, fix a piece of siding, replacing exterior trim, and replacing a sump pump. Kirubeil actually fixed the duct and siding during his walk through for the estimate and wasn't going to charge me even if I didn't choose him. His estimate was several hundred less than the other estimate I received. In addition, when replacing the pump, he took extra care to make sure it worked properly. At first it wouldn't shut off, but he stayed until he fixed it and assured me that if it became stuck on again, he would come back and replace the potential problem (a floater). Overall, he was very nice and easy to work with and he responded quickly to my text messages.

I cannot say enough good things about United Construction. I had to remodel my kitchen and, after having to suffer a bathroom remodelation with another compamy, I was very skeptical about going through this process again. But I was lucky enough to find Carlos and Ulrich. They were simply the best. Not only it was the best rate that I could find but also their work was impeccable. They did all of what they'd promissed in the given time frame. I wish I had found them before! I am sure I will call them for future works and I highly recommend their services to anyone having to remodel.

Can't say enough about Norlan! My deck was in dire need of repair. When I purchased my home 4 years ago, the deck needed to be repaired, but I didn't have the money to do it at the time. Tak Painting arrived earlier than scheduled and completed the job. He wasn't the lowest bidder but I paid the extra because he responded quickly, came out and give an estimate despite all that he was doing is painting the rake boards on my townhouse. A tough small job.

Julio, from RJ Tech, helped me with my drywall ceiling repair. He came within a few days of my first contact to provide a free estimate of the work. He was knowledgeable, courteous and punctual. His estimate was extremely competitive. The work itself was completed swiftly by his staff and he explained everything that was going to happen beforehand. His staff didn't speak English well, but they were respectful and competent and careful not to damage anything in my living room. I'll definitely be calling Julio for future repairs.

Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
