Edward is a true professional. He is highly intelligent and he knows very well the markets he operates in, both Texas and Northern Virginia. I couldn't have asked for a better property manager than Edward. His team of professionals also are top notch and extremely responsive even leading up to and after Christmas and New Year holidays. Most importantly I felt I really trusted Edward with my property and actually found him based on all his other very good reviews on Zillow. I can sincerely say I highly recommend him as a property manager and real estate professional in the DC and Northern Virginia area.

Secured MPR as the property management company for my dad's property in DC. Lisa was very helpful, answered all my questions, has an in depth understanding of the DC landlord tenant laws to ensure all checks in balances are in place to manage his property. Will definitely use them again, I am happy with their services thus far!!

I wasn't able to hire Real Property Management for this particular job, but I highly recommend Sonya and her team; she was very nice, explained her services to me clearly, and offered suggestions for me, even though we aren't able to work together at this time. I highly recommend Real Property Management!

I have owned a rental property in Baltimore City for over 13 years, and ever since I moved to Florida 10 years ago, it has been a major hassle finding someone trustworthy and competent to manage my property. Since hooking up with Kim, I could not be happier. My property is now profitable once again, she is in constant contact with me about every aspect of the property and things are finally running smoothly. She has accomplished more in the past few months than most other management companies could not accomplish for years. Looking forward to a very long and prosperous relationship with Ms. Motta. Highly recommend ANYONE who is looking for property management to give her a call.

R.J. knew exactly how to set the house up for market. He told me what to do and the the house showed better that I ever thought it could. He brought in a good contract with a fair price. The contract work was delivered in a timely fashion. He made himself available to answer questions at all times. He aligns himself with good people to assist the customer through the transaction. That is important. You feel confident every step of the way through the transaction. His photographer takes very good pictures to make the house show very well. The web site is very comprehensive and easy to use. He is always courteous and he presents himself well. He knows the neighborhoods and he knows the business very well. He is a true real estate professional.

MAPM has been our property manager for many years for our rental townhouse in Burke and recently worked with us to sell that same property. We have enjoyed working with them and would recommend them for either property management or the sale of your home. Very professional team that knows the area very well and worked with us to get top dollar.

Sometime ago i had the dawning realization i was not Superman. Running a full time business and managing real estate was not sustainable for me over the long term. The fear was of letting go. I had a difficult time trusting people with my properties and more importantly handling my tenants with love and care as I do. Then came Cornerstone mgmt. After several weeks to month they got me comfortable with the process & after several years now I absolutely can't imagine managing my own properties ever again. They made the process simple and my tenants rave about their response times.

Between 2003 and 2009, we have worked with several property managers including from large reputable firms. However, we always felt that our interest as real estate investors was not really important to them. Dianah and her team helped us resolved this issue by giving us advice on how to maximize our investment and by looking after the property as we would exactly do as owners. We do highly respect and appreciated the professionalism and ethical values displayed by Dianah and her team.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
