I cannot say enough good things about RB Construction (Remberto and his crew) on their work during our kitchen relocation. Honest, fair, reasonable price, quick and resourceful. You cannot beat their prices. I tried to on drywall, cabinet installation, painting, carpentry finish and tile work and nobody came close To make a long story short, I had him out to bid on patching drywall after electrician ran wiring and ending up hiring Remberto to finish the entire kitchen. We live in a house built in the 1930s and moved our old galley kitchen to the family room. Remberto and crew did a beautiful job on the tile work to include all the difficult subflooring work. They also did an excellent job on drywall and smoothing out transition with old plaster. Finally, they did an amazing job on installation of kitchen cabinets despite the fact that none of the walls were square or the ceiling level, as well as the custom installation of a 300 lb. country sink. They are true craftsmen! I wish I would have found Remberto when I start my remodel job. He would have saved me time, money and headaches.

Les did an outstanding job, was a complete professional, and was unfailingly polite and pleasant. He was incredibly responsive to a short notice request and arrived right on time even though my place downtown is difficult for contractors to get to/park near. Treated the problem quickly...no further pests 4 weeks later. In fact, he called me a week after the job concluded to check on the situation to be sure everything worked. I would definitely work with Les again.

First off: great quality. I don't think I could have asked for a better realization of my plans for my bathroom remodel, which included extensive tile work and construction of a new closet. Pricing was reasonable; they were in the middle of the estimates that I got. That being said, there are a couple of negatives. The schedule was quoted for ten days, but it took sixteen. I did need to take half of one of the days originally scheduled to go into the office to support a client meeting, but a week's extra labor time to finish seemed excessive to me. Especially since after the original two weeks were finished, I had limited flexibility at work and needed to push work off to weekends. All told, with my restrictions at work, it took an extra two weeks beyond what was expected. Part of the problem was punctuality: workers were frequently late, so less got done each day. I also asked to keep a couple of pieces from the demo of the original bathroom that I never got. Overall, I would recommend this contractor if you have a reasonably flexible schedule. They truly do beautiful work, and I'm ultimately very happy with how my bathroom turned out. My designs were executed very nicely. I was just a little disappointed that it took so long.

I can't recommend the Brandon Contractor team highly enough. I had a small construction project that needed to be done urgently the week between Christmas and New Years. I called and explained my situation, and not only did they come out that night to give me a quote, but the job was completely finished the next day. They gave me a reasonable price and further advice about how to fix the issue. I really appreciated the service that I got from them, especially considering that it was a small job, on short notice, and that it was the week of Christmas. They did great work and I would not hesitate to hire them again.

Edgar has consistently provided excellent value and well crafted electrical work for our Owner / Builder new home construction project. He has roughed-in, and set outlets, switches and fixtures. Post construction he has wired a Generac whole house standby generator and added several additional circuits for me. Sometimes it is frustrating dealing with small sub-contractors; not with Edgar- he is always on time, always efficient, always great quality work. We couldn't recommend him more highly. After recently discovering that the mortar in the brick on the outside wall of my home was completely deteriorating, causing water from rainfall to come into the walls of my home, I immediately posted on Thumbtack to request masonry work. I was frantic because a huge storm was expected that night, but Naun came within hours to give me a reasonable quote. He confirmed he could work the same day, got the supplies quickly, and worked literally from 1:00PM until 9:00PM non-stop, understanding the rain would start falling between 10-11:00PM. The next day, he came back to check on the work and confirmed where there might be other needs in re-applying the mortar. I'm so thankful for Naun and his ability to work quickly under deadlines, while providing a reasonable quote. Very happy to have found him!

I highly recommend Mr. Hamidi. In selling my house, the buyer requested railing put on our front and back steps, and a support beam replaced on the porch. Because these items were governed by city of Alexandria code, we had to get it done before we could close. Unfortunately, we did not get the inspection report until late on a Friday afternoon. Mr. Hamidi came to do an estimate at 5:00 on a Friday, about an hour after I contacted him. He came to do the job on Monday. Not only was Mr. Hamidi fast and professional, but he really worked with me. We had other projects going on that we were trying to squeeze in before the closing. Teams had to work around each other, but Mr. Hamidi was patient and understanding. I cannot recommend EY Construction highly enough. Though our job was small, I have full confidence Mr. Hamidi would handle any job with speed, quality, and professionalism. Great work.

Patrick explained a lot of things to look for during the walk-thru with the on-site supervisor of this newly built house. His responsiveness was excellent in contacting me to schedule an appointment and his arriving 30 minutes early. He knew a lot about the business because his being a former and retired builder. He provided a report that was easy read with suggestions of concern and/or repair to the builder. This is a newly constructed house and I've learned during the years I have owned several newly constructed houses, that these houses need to be inspected, too. It is for this reason that I hired Patrick's Home Inspections. Would definitely recommend him. :)

This past October my wife and I contracted Curtis and his team to completely remodel two bathrooms and our kitchen. We could not be more pleased and happy with the results. The quality of the work is excellent. All the work was well coordinated and finished in a timely manner. Team members, Apollo and Miguel, are very good workers and take pride in doing a good job. Just thought I'd give credit where credit is due. I don't normally give reviews, but thought I should in this case, as the whole project went so smoothly. This has not always been the case for us when hiring contractors in the past. Shane is hard working and dependable. He has many years experience in a great number of construction / contracting fields. We recently had him do some work for us in a commercial recording studio, installing an antique door, (antique for aesthetics) and the end result was great The door and header above are level, look neat and tidy, and finish and trim are done to a high standard. Couldn't be happier. I might also add, that Shane's prices were fair and reasonable, and throughout the project he conducted himself in a professional manner. Shane also paid respect to his surroundings, in so far as nothing was damaged in the studio, and he took care in cleaning up after himself when the work was completed. He also kept the work area tidy while the work was in progress. We will be calling Shane in the future, as we have some outdoor trim, fascia, and soffit that are in need of repair. To cut to the chase... I highly recommend Shane if you are in need of any sort of renovations, or need help with any other construction related upgrades or repairs.

Brett, from Benchmark Custom Builders came in to our new home construction project to complete some finish carpentry and other projects that needed to be completed. The projects included finishing the wood trim in the house, installing trim in some exposed areas, like our kitchen island and pantry, installing crown molding in master bathroom cabinetry, mounting back splash in bathrooms, finishing laundry room which included installing the trim for the cabinets and installing matching wainscoting, fixing custom kitchen cabinet doors that had started to sag, fixing a sliding barn door system that was also sagging, fixing custom doors, installing the flashing over the home gutters... the number of projects that he completed are too many to mention. Brett came out and was a work-horse getting these projects knocked out one after another, and each professionally and thoroughly done. We are very thankful and will be calling on Benchmark Custom Builder's to help us with future projects.

We recently had a mold issue at our residence, and being new home owners with a young child we were very concerned. We found Eugene through thumbtack and explained what our problem was. He was very professional and proposed what he thought would be a solution to the problem, not just a bandaid. On his advice we signed up for an energy audit. We went forward with Eugene from the information received on the energy audit and his initial thoughts. Not only did Eugene fix the problem but he also helped make our home much more energy efficient in the process. A few of the major things he facilitated was to fix insulation issues in our basement / attic, provide solutions and contractors to fix our HVAC system (Which had a 50% loss on the way upstairs), and to install an ERV system to provide fresh oxygen not only at the source, but through the entire house. Our HVAC is now running much better and our indoor air quality is superb. Eugene has helped provide a safe environment for my family to live and grow in. I would definitely recommend his expertise in building science to anyone. Eugene will help find the source of the issue and start there, rather than a quick patch job that will need to be redone in the future.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
