We hired Makimanta to re-do a patio (pavers) that a prior contractor constructed poorly. Israel and his team were professionals, who showed up on time, were friendly and worked hard to get the job done quickly. We wanted the pavers set a certain way and Israel accommodated our request even though it took a little more time. I would hire Israel again.

We had Michael expand and lengthen our concrete driveway to triple it's original size. We also had him lay flagstone pavers on our front walkway, porch and side porch. Can't say enough about what a wonderful experience it was. Michael was responsive, prompt, courteous, and meticulous. Overall he and his crew did an outstanding job. And to top it all off, his prices were very fair! I will definitely use Michael again for future projects and have already recommended him to my neighbors. Very happy with his work!!! You can't go wrong hiring him.

Gabriel did an excellent job of constructing a paver patio for us. He and his workers were very efficient, very pleasant, and very neat. They arrived on time and completed the work in a timely manner. We are totally satisfied with their work and we will have no hesitation recommending Gabriel to our friends or using his services again in the future.

We had the pleasure of working with the owner of this company a few years ago when we needed to rebuild our large 2500 square foot paver patio. It was a huge job as the original (failing) patio need to be demolished, rebuilt with new materials, and rebuilt with a much improved design, lighting, entrance and exit points, walkways, outdoor kitchen, pergola, outdoor fireplace, etc. The design is beautiful and since we had some original ideas, they worked with us to try new ways of building certain areas for the best possible visual and structural results. Their knowledge was not only centered on the design and structure of the patio but the entire surroundings such as flow of people on/off the patio, the variety of functions on the patio, as well as making sure drainage around the house and patio were optimal so as not to damage the house/foundation or any surrounding structures on the property. They are very professional, knowledgable, trustworthy, and truly take pride in their work. They went above and beyond in making sure that the whole package was of the highest quality at a very fair price. The workers are very personable and pleasant and cleaned up daily. We highly recommend them!

Joe installed our back patio (pavers) in 2012 and recently completed a complete redesign of our front yard. He does a great job and is extremely thorough. With years and years of experience, Joe's work is perfect every time. He is also very knowledgable about water issues. He doesn't skip any details and always goes the extra mile to make sure the results are outstanding. He is quick to address any questions or concerns. I have already schedule Joe to come back in the spring to trim the plants. I won't trust my landscaping to anyone else. I also really enjoyed working with Sheila who does the landscape design. She listed to exactly what I wanted and created stunning landscaping.

I highly recommend Bill LeFave and his team at Audobon Landscaping. He recently provided fabulous design ideas and expert installation that completely transformed my small back yard. Features include a gorgeous paver patio, stone steps, 2 loose-laid stone walls, re-contouring for perfect water control, an irrigation system for the gardens, and lovely lighting. He also did a phenomenal job of cleaning up, pruning, and mulching my entire yard. Bill has great crews, and he supervises and works along with them on all stages of the project. I feel fortunate to have found someone with such knowledge, artistry, and skill to transform my yard. Besides that, he's delightful to work with, can give you terrific guidance about plants, and provides his services at a very fair price. Before we started, I saw his phenomenal work at the yard of a very satisfied customer. Now I am also one.

We had a great interaction with Anthony Construction. They provided us a timely, detailed, and very reasonable/competitive, quote for our paver patio project. In the end we decided to try to do the work ourselves, so did not hire them for the job. That said, if we would have hired out the job, we would have chosen this company.

I take great pleasure in recommending Odilon Lopez and his crew from Maple Creek LLC. They have done both hardscaping and landscaping projects for me at different times over the past two years. These include a retaining wall in the front yard and then landscaping it with grasses, flowers, shrubs and a Crape Myrtle, then topped it off with topsoil and sod. The final result is absolutely outstanding! In the next year we attacked the back yard installing a tgorgeous paver patio - with curved edges and a sitting wall surrounding a fire pit - a small retaining wall, and a natural stone staircase through a magnificently landscaped grade including tall grasses, roses, shrubs, and Crape Myrtle bushes and tree. My wife and I could not be happier. Working with Odilon was a pleasure, apart from difficulties with weather, the crew was on time and very effective. One of the components of the fire pit, the spark guard, did not meet up to Odilon's satisfaction and he had it replaced at no expense. At times Odilon would have to leave his crew and attend to other jobs, which I felt occasionally resulted in difficult decision making. But now he has another supervisor to assist him, I have found this concern to have become minimal. I am pleased to recommend Maple Creek LLC and Odilon Lopez very highly.

Wonderful experience! Mike, the owner, helped me create a cozy outdoor space last Fall that is truly the envy of the neighborhood. From initial concept to final installation, Mike and his team were able to exceed my expectations at every turn. Several varieties of material options were presented (pavers and stone), and ultimately I chose a beautiful natural flagstone, with a stacked stone seat wall and matching fire pit. Little touches like tiny decorative river gravel to fill the joints, make it feel like custom craftsmanship! It's gorgeous, and I continue to get compliments from friends and neighbors. Mike is very knowledgeable on landscaping, and you can tell he enjoys his work. The installation team worked extremely hard, and were a joy to watch putting things together. They were very friendly, and I appreciated them tidying up the site at the end of each day. I would highly recommend DC Patio to anybody who is looking to create a unique outdoor space. I have already referred two co-workers to them, and will gladly continue to do so. I also plan to hire them again when I'm ready to renovate my front entrance walkway. Thanks again, guys, great job!!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
