I have worked with many "handymen", contractors, builders in Richmond and Tony Tan, by far, has been the most responsive and skilled of all of them. I completely recommend him and will definitely use his services again. He made a multitude of repairs on a rental property to get ready for a new tenant as well as a property going to sale in just a few days.

John's service was outstanding. He mounted a ceiling fan and he mounted my T.V. and hid all wires along with the cable box and DVD box. He was on time, professional and very knowledgeable. His rates were very competitive and I would definitely recommend his services to anyone looking for a great contractor.

The work was completed by a skilled and talented professional with outstanding customer service skills. Very satisfied with the outcome and will be sure to call on them again as well as promote the business.

They did a fantastic job remodelling the kids bathroom. It required removing a walk separating toalet and tub from vanity; drywall; New tub; tiles around tub with 4 inserts and tile on Floor. Ive worked with other contractors and this was the most reliable. Owner checked all work himself and nade sure we were satisfied. Will definitely use them again because Of the quality and price.

My husband and I met with several contractors and were very impressed with Howard Bullen's knowledge and skills. Others said we need a new deck, but Howard was able to repair and now deck is safe and looks amazing. The money saved now allows us to do other home repairs. We trust Howard and look forward to working with Bullen & Sons soon!

Guevaras was great and completed my masonry project efficiently and correctly. They did a lot more work than I thought they would do compared to what I asked them to do in my request, and I am very appreciative for it. Thank you guys!

Shane came out and fixed my deck after another contractor left me high and dry. My wife loves the job that he did. He came out 3 days after he quoted it and finished the job the same day. Shane thanks for the great quality work.

Paul was able to beat out the rates of the other contractors I was looking at, and deliver all that he promised on budget. I needed a rather large concrete slab, and my yard is not exactly easy to work with, as it is full of rocks and hard clay. He and his crew got through it and delivered a great looking slab. He knows his stuff, and I now have a level and square concrete slab. Thanks Paul

Jason Bond was professional and honest throughout the entire process, from bid to completion of job. Other contractors tried to have us replace items that were fixable at half the cost. Highly recommend.

We had some siding repair needed on our rental property. We were fortunate to find John Szilagyi, General Contractor. John did all the leg work to find a compatible siding to blend with our 6 year discontinued siding. He made the whole ordeal easy for us and his workmanship was flawless. He got the job done as he said he would and left no mess behind. I would highly recommend John Szilagyi, General Contractor and would certainly work with him again with no hesitation.

Sean, replaced the entire deck of my landlord's townhouse. He was extremely efficient taking it down (in the rain) and then building a new one in it's place. I was preparing myself for many days of multiple contractors invading our family's privacy frequently coming in and out of house, but Sean was clear from the beginning that he didn't need anyone to be home, just access to the outside fence... every morning I was leaving for work he was already onsite ready to resume operations. Very efficient and high quality worker. I was very impressed. Great work Sean, thanks for being a great professional!

We had a wonderful experience with Tyler. He was professional, courteous, on time and did outstanding work. We would highly recommend Tyler to friends and family. He left our home very clean and even offered to go the extra mile moving some things around. We will certainly keep him in our contacts as a great contractor. It is not often that people exceed your expectations, but he did for us!

The Sauls Brothers proved to be exactly what they promised; outstanding. This job was primarily repairs to the exterior of our home, and drywall repair, paint, and vinyl installation to the laundry room. They were neat, punctual, polite, knowledgable, and overall great contractors. They explained each detail, did not try to add "fluff" to their estimate, which was written on the spot, concise, and presented to us T the time of their inspection. Not only would I highly recommend them, I will definitely use them on any future repairs needed.

Our experience during the construction process was extremely pleasant. Kirk and his sub contractors were very professional, paid close attention to detail and shared our enthusiasm for our project. Kirk's price was so accurate that we did not go over budget which allowed us to complete other projects within the existing house. He and his subs participated in helping us complete other projects within the existing house and finished the addition ahead of schedule. I cannot say enough good things about the work that he and his subs did. We were very pleased and would certainly recommend him. I don't think the experience could be improved; unless I had won the addition and the renovations and gotten the privilege to work with him in some sort of home improvement sweepstakes! If you need an addition added or need home improvements done you owe it to yourself and your Home to hire Aikey's Home Improvements!.

Eric was highly recommended by a friend. Eric was on time for the estimate. He gave me several different options to choose from. Took his time and explained the pro’s and con’s of each of them. I was adding a screened in porch. I had a metal roof that extended off my House that every other contractor said had to come down because it couldn’t be attached to wood for the porch. Eric knew immediately what he could do and proceeded to explain everything too me. He was always on time, He kept me informed throughout the entire project, he used high quality materials and his workmanship was like an art. He completed the job in a timely manner which was also his projected completion date. His price was compatible but the items he used were higher quality. He is reliable, cleaned his mess each day and his work looks great. I have been enjoying this porch for 4 years now. I would use him again and highly recommend him. Theresa

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
