This was for an under sink reverse osmosis water filtration system and the installation of a new faucet for the water filter. I had a few contractors come over to give me an estimate, and some of them were even hinting that they didnt want to complete this project because there were other solutions within the market with easier installations etc. I ended up hiring James, because not only did he have experience with the work, but he also showed confidence in the product and being able to install it without issue. Overall, James did a fantastic job and his work was extremely clean, and he finished the job much faster than others told me it would take. I appreciated his hard work and precision.

Had a great experience with Edgar. He was able to fix a light switch configuration for me in what seemed like minutes! Professional and was very amendable to time changes. 10/10.

Leonardo is honest and reasonable in his pricing - he is conscientious and diligent in his efforts to do a good job and always makes sure you are satisfied - if there is an issue, it's typically minor and he always takes the time to correct it to your satisfaction. His work ethic is strong and he works tirelessly, often well beyond normal working hours, to finish a job on time. There is, on rare occasion, a minor language barrier but if you take your time it is always manageable. Leonardo cleans up after himself and puts his tools away before leaving for the day - he is not always on time but he is very good about letting you know he is running late, usually via text. I would definitely rate him as a 5 star contractor. He did all the tile work, some drywall and all the framing in our basement project to date and plans to help us with the last few things as we complete the project.

To quote George Steinbrenner about George on Seinfeld, "Hire This Man". Matt is the best contractor we have worked with. We had a very ugly white tile kitchen floor and Matt came in to provide an estimate. We bought the supplies, which he picked up for us, and he quoted us the labor cost, which was extremely reasonable for 6 days of work. Matt showed up on time each day, even coming over on a Sunday for a few hours. He was very transparent in what he was going to be completing each day and met the objective each time. He is very friendly (even stopping to pet our dogs who bothered him a few times) and personable. He even told us that we still had a few extra items left over and returned them to the store for to get us a refund. I feel like most contractors wouldn't tell you if you have left over supplies, but not him! When he was done with the project, he cleaned up everything, wiping down anything that may have gotten dirty as a result. He is very careful, laying out plastic protectors so dust didn't settle on our counter tops. I normally don't shell out 5 star reviews, but Matt is very deserving. He will be our go to when we get the bathroom floors redone in the near future!

Nilto and his team were fantastic! We have a baby on the way and had way too many rooms to paint to handle it ourselves. We contacted a bunch of contractors and, based on reviews and an interview, hired Nilto. Couldn’t be more happy with our decision! The paint is dry and it looks incredible! Thank you so much for the hard work!

Jose Sr. is the man. He is extremely professional, respectful, patient, clean, flexible and friendly. His work is pristine and flawless. He goes that extra mile to make you satisfied. I would say he is a perfectionist who loves what he does. I believe his work is his passion and that makes him that much special. I went through number of contractors and decided to hire Jose Sr. and I couldn’t be proud of my decision. I have hired several contractors in the past few years and never been 100% satisfied with any of them but Jose. Jose Sr and his team are skilled, punctual and easy to be around with. They did an outstanding job at a reasonable price. I would hire him any day. Given them your project, you would be proud of your decision.

They did a very thorough job and was able to do the project within a few days notice. I collected estimates for 2 other contractors and this was the most value. Contractor arrived on time and was very responsive throughout whole process. Very easy transaction as well.

We engaged D&D Mason Contractors (Darald Davis and his grandson, Michael) to finish and fix problems that our previous contractor had made with our front stoop and backyard patio. Darald showed up a few hours after my initial call, listened to what we wanted done, gave us a quote and arrived a few days later to begin. Their work was excellent; the stoop and patios problems were fixed and both look now exactly the way we had wanted in the first place. Both Nina and I recommend D&D Mason Contractors to anyone looking for top-quality workmanship, timely service and attention to detail.

We can’t say enough good things about Dead Rock Contractor Services – and believe us when we say this recommendation is not some frivolous platitude. In late December 2015, a check valve on our sump pump’s discharge line broke which resulted in a fair amount of water damage to our basement. While exercising the requisite due diligence to find a knowledgeable and qualified contractor, we came across Chris Livingston’s company through the recommendation of a competitor who wasn’t licensed to complete the scope of work. To be sure, Dead Rock was neither the least nor most expensive bid proposal, but we chose this company more than anything else, because of the quality of work, strength of references, and years of experience and technical expertise. Dead Rock possesses the requisite licenses, insurances, etc., consistently showed up for work on time, the employees were always courteous, respectful, and cleaned up at the end of the day. The company ripped out and replaced walls, insulation, interior and exterior doors, replaced electrical fixtures, completely gutted and restored a full bath, painted the whole thing, installed tile flooring throughout – and even built a new closet with remnant material. Concurrent with the basement remodel, a snow storm brought drown our shed. Again with a competitive bid, we chose Dead Rock Contractor Services who removed the now-destroyed shed, graded and installed a new pad, restored electrical power, and oversaw installation of the new shed. We were so pleased with the quality of work, we went with Dead Rock this past summer as we elected to renovate our kitchen and baths which included installing hardwood flooring, granite countertops, electrical and light fixtures, painting throughout, completely renovated the master bath including installing tile flooring, replacing the vanity, etc., and renovating 2 additional bathrooms. It was a bad year for our insurance company as this past fall, a tree fell onto our roof and one of our decks. There was no question in our mind that we would use Chris and his company to complete the repair work which included replacing the roof, repairing an outside deck, a heat pump, and steps. Into all of this, were myriad “neat ideas” not included in the various proposals that the company was able to accomplish. As folks with extensive experience using this contractor, electing Dead Rock Contractor Services was a truly outstanding choice! Again, we simply can’t say enough good things – and can’t make a strong enough favorable recommendation about Chris Livingston and Dead Rock Contractor Services.

Chuck has done 2 projects for me and my husband. The first was an 750 square foot addition to my home. And the second was finishing off my basement. He went above and beyond. He save me a lot of money on an architect by drawing up the plans for free. He also beat all the other contractors estimates by 10% I would highly recommend

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
