My recommendation for Corey is unconditional. He began his first project with us in March of this year when when a friend recommended that he would be good help since I needed to get everything off of two decks in preparation for resurfacing. There were big old terracotta pots full of hard packed soil and the upper deck was up 3 stories. Corey figured out how to do this efficiently and kept up a brisk pace. Once the decks were finished he carried the new pots and all of the soil and new plants back up. Corey was careful to check in with me on coordination so that he could be back as soon as the deck was ready. Our next project was cleaning out the side yard including an old fence, construction debris from the project next door and overgrown plantings and material to go to hazardous waste dump. Corey was quick and organized, set up a system for sorting and brought a helper and huge truck to dispose of the stuff. Over the years I have tried to clean up this area but the project seemed overwhelming and no one knew how to attack it. Our house on Queen Anne Hill is 100 years old and there is always something that needs to be done. Corey has a key and I keep a list so he stops by when needed and takes care of things. A special recommendation for Corey is that my dog loves him and she is a very good judge of character.

No more than an hour after submitting my work request Pedro reached out to me and immediately made himself available and flexible for what I was looking for. Not only this, he completed half the job the same day of my work request and finished it first thing in the morning. Couldn't recommend or think of someone more punctual and on top of their work. A true professional and easy to work and communicate with. Highly Recommend to anyone in the Puget Sound area looking for landscaping services.

Just moved into a new house and needed the backyard fenced in for our toddler and small dog. Criss was extremely professional and explained every step of the project, making sure to consult me on any changes during construction. His team was very courteous and friendly. The fence looked amazing when they finished- which by the way they finished faster than expected. I would recommend them 100%!

Met Anthony a few years ago for a large-scale cleaning and residential job. He was one time, affordable, super easy to work with and most importantly did the job with the utmost quality. I was out of time and needed him to come back the next day to help with additional stuff, but I wasn't able to be at the house. Anthony came back, finished and sent me pics. Kept his word. Cannot ask for more! Since, him and I have become good friends and he regularly cleans my houses, helps out with general residential work and had him recently completely put in a brand new fence in the backyard to replace the rotting one I had that was falling apart. It turned out beautiful. Matches the current fence the neighbors have. Highly recommend his work!

Hurtado Painting did such an excellent job of correcting paint issues in one of my investment properties, that I hired them for additional work at another site within a few days. The crew is professional, thorough, and detailed in the caliber of their work. I would recommend this company to my colleagues, friends, and family without hesitation. - Alcopra Developments LLC

Art responded to my request for help with a leaky toilet. It had been installed improperly during the construction of my new house, and the construction plumbers had come back to fix it, but were incompetent! Art came out and at my request installed a flange extender kit which solved the problem of the original flange being installed too low. He was very professional and got the job done. He cleaned up after the project, and after the caulking dried, no leaks. I will ask Art to work on projects at my home as needed in the future. Thanks, Art!

Cedo was great to work with and did an excellent job tiling floors, building / tiling a custom shower and adding old bricks masonry onto an interior wall. He is extremely professional and goes to great lengths to make sure the work is as perfect as possible given the construction site conditions. My remodel turned out to be challenging because of the walls not being straight and the brick wall being very time consuming, but he was very gracious about any unforeseen obstacles and worked extremely hard to get the project finished. He was a very valuable thought partner each step of the way, and I ended up extending the original scope to include installing a backsplash, doors and trim. The end result looks spectacular and i would hire him again in a heartbeat!

Kevin has been fantastic! Not only was he the most reasonable bid, but his knowledge of the new codes required for our project (50gal gas water heater replacement) and his responsiveness to our questions was faster and more detailed than anyone else. Most everyone else’s bids were either way too much or they would bid ridiculously low (which is their onsite visit fee, not a bid) and they wanted to come out to review the project before providing the actual bid. We’ll be using Kevin as soon as something else breaks!

Cliff is a gifted handyman with a fine sense of design and the ability to find cost effective solutions to challenging construction projects. I have used Cliff for work on my house and based on this experience, hired him to complete renovations on a restaurant I recently purchased. Cliff was able to make excellent design recommendations and then execute beautifully, willing to work all hours of the day and night to make sure the project was completed on time. I would recommend Cliff without hesitation for any construction project.

LNB Construction installed a new shower stall in my basement bathroom. I received my proposal on the evening that I met with Jose and his business partner, Jose. They were able to get a crew out right away to replace my leaking shower stall. The job turned out great. I had a complicated situation due to a very un-level floor. There was some rot in the wall behind the existing shower and the drain also had to be moved. I thought Jose was fair on the change order for the unforeseen work. Due to the different shape of the shower, there was some of the concrete floor that showed. They took some vinyl flooring from under the dryer and patched the area in front of the shower. I am very happy with the way the whole project turned out. They were very neat and clean. Floors were all covered and protected with heavy paper. They also worked around the needs of my tenants who work nights and need to sleep in. I have them providing a quote for some other work I need done.

When Levi came out to give us an estimate, he listened carefully to what we wanted, answered our questions, and provided quotes for several options. The price was right, and Levi and Jason built us exactly the deck we wanted on time, and with excellent craftsmanship. Levi easily accommodated some changes we made along the way. They also happen to be nice guys who were pleasant to have working around our house. We are so satisfied that we plan to hire Left Coast Construction for a future project.

From the very first meeting, we felt at ease working with Fernando. He understood what we were wanting to accomplish with our kitchen remodel and offered cost saving suggestions and even space planning advice. The final product was a beautiful and practical move-in ready remodel. I've worked with a lot of contractors in the past and Vennux is a good combination of large-scale, commercial project experience in a residential setting. The team was efficient, creative and polite.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
