I offer worry- and hassle-free property management services, with all fees disclosed up front and no hidden costs. With my services, - You don’t have to hire someone to clean, paint, or make repairs - You don’t have to advertise, take rental calls, and show the property - You don’t have to screen applications and be apprehensive about who to pick - You don’t have to execute a rental agreement, worry about adding addendums, fill out the move-in inspection report, and deposit money - You don’t have tenants calling at all hours of the day and night - You don’t have to confront tenants on tough issues like collecting rent or taking better care of the property - You don’t have to collect NSF checks - You don’t have to serve legal notices or start an eviction - You don’t have to schedule and fill out the move-out inspection report - You don’t have to mail the tenant’s accounting report and refund check - You don’t have to worry about the property or be shocked by its condition when you hire me I am committed to selecting high-quality tenants and maintaining your property in good repair at a reasonable cost. - What is your typical process for working with a new customer?
As a rental property manager, I work with owners and investors in a consultative manner. I offer a free, no-obligation consultation to determine if our services are a good fit for your needs. If we decide to work together, I provide the following services: Market Analysis: - Provide you with current rental market conditions in your area - Evaluate current comparable rental listings and properties that have rented - Provide input on improving your property to receive highest rent for your home - Determine the best rental price for your property Advertising and Showing Your Property: - Advertise through Windermere Real Estate’s network of offices and other local sales offices - Exposure in the most effective internet advertising and marketing websites including Rentals dot com, Zillow, Craigslist, and many more - Schedule appointments to show your property Qualification and Screening of Applicants: - Verify applicant’s current and previous address - Verify applicant’s current employment and income - Complete criminal history background check - Verify any previous evictions - Verify any bankruptcies and status - Verify all current and previous credit accounts - Verify any current collection accounts - Verify any late payment history on credit accounts - Verify landlord reference–both current and previous - Provide rental/lease agreement - Resident rental payment history reported through Rent Bureau Complete Accounting Services: - Collect rents and disburse the income to you - Offer our tenants online access to make monthly rental payments - Automatic Direct Deposits of rental income into your private bank account Administer tenant deposits - Coordinate the refund of tenant deposits - Provide owners monthly statements including paid invoices - Provide owner year end reports for tax filing Execution of Contracts and Agreements: - Handle the execution of lease or renewal agreements - Enforce contracts - Provide savings to our owners for evictions Maintenance of Your Property: - Complete move-in/move-out inspection reports - Make periodic visits to your property - Schedule and Oversee maintenance and repairs - Provide quality digital photos of your property upon request Overall, my goal is to provide exceptional service and maximize the value of your rental property.
- What education and/or training do you have that relates to your work?
I hold an active Washington State real estate broker's license and have been practicing property management for 8 years. I completed my real estate education through an accredited Washington State program and stay current with continuing education requirements. I'm affiliated with Windermere Property Management South (WPM South), which provides ongoing professional training, legal compliance resources, and a full brokerage infrastructure. I also bring firsthand experience as a rental property investor myself, which gives me practical, real-world knowledge that goes beyond formal training.
