- What should the customer know about your pricing (e.g., discounts, fees)?
Free on-site assessment and written estimate — no charge, no obligation, no pressure to sign anything that day. Pricing is itemized line by line so you see where the money goes: demo and disposal, footings, framing, hardware, decking material, railings, permits, and labor. No lump-sum quotes that hide what you’re actually paying for. Cedar and pressure-treated cost less upfront. Composite and PVC cost more initially but eliminate staining and sealing every couple of years, which usually wins over a fifteen-year window. We walk you through the real numbers on both so you can decide. Structural repairs are quoted separately from surface work. If your framing is sound, you’ll know — and you’ll pay for resurfacing instead of a rebuild you don’t need. No hidden fees. No change orders unless we find something behind a wall or under the deck that wasn’t visible during assessment — and if that happens, we show you photos and get your approval before touching anything.
- What is your typical process for working with a new customer?
We start with a free on-site consultation at your home. For deck projects in Kirkland and throughout Seattle’s Eastside, we inspect the existing structure when accessible, take measurements, and discuss the size, layout, decking, railings, budget, and how you want to use the space. Next, we prepare a detailed written estimate with the scope of work and material options. Depending on the project, we can also coordinate 3D design, structural engineering, and deck permits with the local city. Once everything is approved, we schedule construction and order materials. Our projects can include demolition, footings, framing, composite or PVC decking, railings, stairs, lighting, and other outdoor-living features. Before final payment, we walk the completed project with the homeowner and make sure the agreed scope is complete.
- What education and/or training do you have that relates to your work?
I have more than 15 years of hands-on construction experience in Europe and the United States, including deck construction, structural repairs, waterproofing, and outdoor living projects. My experience includes pressure-treated framing, composite and PVC decking, cedar, railing systems, ledger flashing, drainage, exterior hardware, and elevated decks on sloped Eastside properties. I follow approved plans, engineering specifications, applicable building requirements, and published manufacturer installation instructions. I regularly work with TimberTech and AZEK decking, Trex products, and corrosion-resistant Simpson Strong-Tie hardware appropriate for exterior construction. MoDecks provides a written 3-year labor warranty. The coverage, terms, and exclusions are included in the construction agreement.
