We hired Ernesto Duran to build a backyard retaining wall (from 3 quotes with other builders in the area). He built a beautiful, well crafted and high quality wall (see pictures) which was about 50 feet long and 36 inches high, turning an original 45 degree hill slope to an almost level foundation. He and his crew built the retaining wall in about 3 full days of work. We chose the Manorstone blocks (6" x 12" x 16") from Mutual Materials. In addition, Ernesto fully landscaped our backyard by removing the old grass and all of the weeds and replaced it with new grass and planted about 30 new plants as well as moving/replanting the existing bushes and trees. If you are looking to top quality, then Ernesto Duran is the Retaining wall/Landscaper" to hire. Feel free to contact me if you have any questions.

Sound Pacific completed a re-roof on a house I've owned for years. It was an old torch down and now a 30+ year TPO membrane roof. Michael Hedgecock and his crew know roofing. They did an excellent job.

Cliff cut soffits and replaced vents in our roof. We had very hard time getting roofing contractors to come out and assess the work as we are in peek roofing/rainy season. Cliff gave us a reasonable quote below the cost of other roofing contractors and completed the project in less than a day.

I had a great experience working with Vlad from Design Kitchen and Bath. He did a terrific job on my remodel - my bathroom looks so much more modern and I have a lot more space. He was great at communicating every step of the process. He made suggestions that improved the final product and was able to pick up all the materials at Home Depot (I don't have a car), which was a HUGE help. I would definitely use Design Kitchen and Bath for future remodel projects!

We can't praise Anthony enough for all the work he did for us to get our house ready to be put on the market. He did an amazing job with our fireplace - framing it with tile, building a custom mantel from wood, and painting the brick. He also replaced our sinks, old light switches, and installed custom skylight blinds. He did everything within time and budget and always had a professional and friendly manner. You can tell that he really cares about doing quality work. He wasn't satisfied until it was up to his high standard. We truly enjoyed having Anthony help us with our projects, and are so happy we found a handyman that we can trust to do excellent work.

I was new to the area and looking for a contractor. As most know, that can be a pretty scary ordeal with all the stories you hear about contractors being “flaky” or “ripping you off”. The demand for work in my area is pretty strong so finding someone to come out and even give me a bid started to seem almost impossible. I was beginning to think that my renovation wasn’t going to happen between contractors noshowing on bids or overpricing the work due to their high demand until I met with GSR Renovation. Not only were they prompt and professional but the bid was exactly where I felt comfortable investing in my home. During my home renovation I felt communicated with the entire time. I was given choices throughout the process while still being informed of how this might change the budget or timeframe in witch the work would be completed. They did a great job keeping their work area tidy witch I really appreciated because my family and I remained in our home during the renovation. I can honestly say that after working with GSR renovation, I feel like all of the negative stigma that often times come along with hiring small business contractors is gone and I would reccomend them to anyone who is looking for repair, renovation or any other type of home improvement and believe me, when friends and family see the work they have done for me, they will be asking!

We had L.O.G Remodel our bathroom. Everything they said they would do they followed through with, including price, but most importantly to us, the timeline. Courteous and thorough from start to finish. Because I work in the industry, I ALWAYS recommend getting three estimates. Just make sure that L.O.G Remodeling is one of them!

Hired the guys at Light Construction to tackle my shower tile installation, after attempting to start it on my own, and realizing quickly that I was in over my head. I knew right from meeting them for an estimate, that these guys were pros. The quote was very competitive, and the agreement was very through and spelled out. The guys were on point. Allays on time, easy to talk to, and made me feel really comfortable. Also impressive considering they were commuting all the way into Redmond for our job. They went about a 1/2 a day longer than we originally planned, but the results were well worth it. Everything turned out super nice. They stayed on budget, and there were no surprises. They left the space clean, and even hauled away all the garbage I had laying around from my drywall "DIY" work. Will work with you guys again. Hard work and great results makes for return customers. (Also being Seahawks fans doesnt hurt your business case either) A+. Feel free to use me as a reference. Blake (Redmond)

Hamilton and Gustafson were so great to work with! My wife and I had a tree fall on their house during a storm 7 or so months ago... and this led to so many problems for us, a cracked foundation, truss issues, flooring and cabinets were ruined, our home that we have lived in since we were married 55 years ago was ruined. My wife (76 years old) and myself 78 were devastated.. and left with little options and now idea how to begin the repairs. We did our own due diligence over a few days to find the proper contractor and within hours of reaching out to Michael and Gunnar they had their project manager come to our house - ask us what we wanted and had a team out the next week working on the renovations. Best of all.... they had a team find us short term rental within our budget to re home us for a few months as they worked on the renovations. They even hired a team of packers to help me and my wife pack up our house!!! Unlike any experience I have ever had with a construction team!! Above and beyond. Best of all was their open line of communication with us. If we had questions, we instantly had answers. Very professional team to work with. Everyone from their project manager Ben to their entire team of workers. They respected our schedule and best of all, made as many changes necessary to make sure we remained satisfied throughout the process. Rest assured, we our back in our house and feel more at home than we ever did the previous 50 years. THANK YOU!!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.
