Thumbtack emailed a quote within 1 hour of my request. Jarrod, of Good Hands Dependable Services provided his phone number with his bid; I called to arrange a date for the couch and woodscraps to be hauled. He suggested immediately (it was already O-dark:30), and he arrived within 10 minutes of his forecast. He is a responsive and literate communicator, fair priced, timely and efficient; not to overlook clean-cut, proper work clothes, and appropriatelly equipped vehicle. I do not know how Thumbtack is vetting contractors but this is my third good experience, keep doing it.

Jorge and team did a substantial drywall repair for me. They were able to get started more quickly than other bidders, and finished my job earlier than expected. Work was of good quality, and they made a good effort to clean up after the job. Would go back to them again.

I cannot recommend Polo enough, his number will stay bookmarked in my phone for any landscaping needs in the future as well as recommendations to friends and family. I've been burned by contractors in various trades both residentially and in my business, it seems there are far more disreputable ones than not out conning the masses with over promised and under delivered while upping their bids or coming up with "unforeseen costs". In the state of Washington, anyone can get a contractor's license, without testing (except for electrical and plumbing), as long as he or she post a bond with the state and have insurance. As a result, there are so many "drunk uncles" out there bidding jobs and then throwing unqualified minimum wage paid workers on them to bilk unsuspecting home owners with no state oversight to protect you. It is "Buyer Beware". POLO is the opposite! After seeking bids from multiple contractors through Home Advisor and Thumbtack I sensed an immediate affinity with his professional attitude, communication, respect, and honesty. Polo brought in a crew of diligent, hard working guys focused on the tasks at hand and exceeded my always high expectations. He is personable, punctual, assessed me of all options, intelligently made recommendations that were taken (at no additional cost to the fair and agreed upon bid) and is providing additional oversight of the landscaping for a month, included at no additional fee, so as to assure plantings are established and stable. I am heartened to say Polo has diminished some of my cynicism by showing me there are still ethical young contractors establishing professional businesses the old fashioned way; by doing what they say they are going to do and then going the extra mile and actually doing more! Robert & Julie, I can’t express my gratitude enough to both of you for the excellent work you did for my mother! I was lucky to have found you through Thumbtack. You responded to my request within a couple hours and met me and my mother the very next day. You walked in to an awful situation…a total mess, due to a bad, inexcusable, sloppy delivery job from Sears. Their laziness caused severe water damage from the new refrigerator my mother purchased, as they did not put on the new water hose (which my mother paid for) and left the old one on, which split open and caused a leak. My mother (who is 71 years old) and I were getting nowhere with Sears. They didn’t want to take responsibility. We didn’t know how to proceed. You went way above and beyond your job as a contractor. You told us about the laws in Washington State and that Sears and their delivery contractors are 100% liable. You said you would make all the calls and that she wouldn’t have to pay a dime. You called all the right people (which took hours and hours of your time) and got the ball rolling! You were able to get her home owner’s insurance to step in right away and pay for the damages upfront so you could begin working right away, so that my mom could use her kitchen, hallway, and bedroom again. You were able to get her home owner’s insurance to go after Sears/delivery Contractor Company! You also did many, many other things for us. You noticed little things here and there that needed to be fixed in her house and didn’t charge her for fixing them. Nobody else would do this. One of the many things you did that goes way above and beyond is that you saw what a hassle it was for mom to get in and out of her house, due to the doors and screen doors having 3 separate keys!!! Julie—thank you for going and making her one key that fits all of the doors!! You also dealt with Home Depot for us, for damaged doors they put in and the damage they caused installing them. You again made all the calls (which took hours of phone time again) and were able to get the store manager and supervisor out to mom’s house. You got her half her money back and got the OK to fix it properly and repair the damage! You certainly didn’t have to do this. But I know you did it because you heard what a nightmare it had caused my mother and that they were not being fair to her. Thank you for the fantastic work you did fixing my mother’s house, Robert! Thank you, Julie, for all of your help, sitting with my mom and being her friend, and helping out Robert every step of the way. You both are very compassionate, honest, hard-working, and all-around awesome! You took the stress off my mom by taking care of everything. EVERYTHING!! We have been working with Jose and his team for over two years. Our first project was an install of a wall mounted rack for a home gym. On the morning of the project, it snowed six inches. Despite the weather and the challenges of getting up our hill, he arrived on time. We then lost power and went to Costco to buy a backup generator. He helped us get our backup generator running quickly to make sure the sump pump could continue to run. He then attached his tools to the generator and continued to work on the gym install. We have hired him numerous times since for framing, drywall, painting and other odd jobs such as the install of Nest smoke detectors. He has met and exceeded expectations with every task. At our recommendation, Jose has done work for family members and friends including roof repair, shower drain repair, and a bathroom remodel. We look forward to working with Jose in the future.

The job was a earthquake retrofit. I had spent six months on the wait list with another earthquake retrofit company, only to be dropped four weeks before they were supposed to start the work, so I was in a huge panic, because I had a larger scope project of an entire basement remodel scheduled to start as soon as the retrofit was done. Needless to say, I was terribly worried I wouldn't be able to find another contractor who would be able to do the work. I VERY luckily found Sound Pacific, who recognized my time crunch, and were happy to step in and take over. They were extremely competent, well organized, and got the job done in the correct amount of time, so that my basement remodel could proceed on time. The best part about working with them is they are very communicative at all times as to what is happening with the project, and were very good at asking questions as to what the customer wanted. I very much enjoyed working with them, and would gladly recommend them to anyone. If my basement contractor falls through on the job, I have already informed him I have a great team who I would be thrilled to have takeover. Thank you Derek and Michael for all your hard work. Pedro and his team did a wonderful job with the Inspection tasks we gave him. He was able to squeeze part of the job in to accommodate our timing, problem solved a difficult dry rot solution where several other experienced contractors couldn’t and executed the job on time, quickly, perfectly and left the site tidy. We had a previous contractor come in and not only waste a lot of materials, but destroy a potentially good tile job. Marin gave us a hard choice, to either repour a subfloor or level with concrete removal. It was worth it. His team came in, repoured, leveled, installed tile, and our new floor is PERFECTION. Not inexpensive, but the work is the best I've seen. We'll be having them do our bathrooms as we continue our remodel. Thanks so much!!!

I hired Jesse to do a major kitchen remodel, bath, new doors and interior paint, plumbing, and electrical work. Jesse and his crew were very considerate and clean. Jesse explained to me things in easy-to-understand terms, and when he found potential problems with the house he explained what needed to be done to determine the best course of action. I chose Jesse out of 3 contractors that I interviewed as I found him easy to work with, thorough, and very reasonable with his prices. He gave me choices and called me to problem solve when necessary. I have owned several houses and worked with other contractors who try to to cut corners. Jesse does not do this. His work is superb and top notch! I would hire him again!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
