The appraiser showed up 3 hours late to the appointment, even after several calls from the seller's agent. The final appraisal was within $5k of the $1.23M asking price. Seems like the appraiser worked backwards from the asking price to come up with market value. They even valued a treehouse that was falling appart at $25k. The house itself was unsafe, with a crumbling deck, live wires hanging out for the drywall, water-stained ceilings, and a crumbling roof. This house was clearly a teardown, but the appraisal valued it the same as move-in-ready properties. When I sent him a detailed list of errors and omissions in his appraisal, he promised to send a response but never did. I did end up purchasing the property for $200k under the appraised value, although I thought it was at the high end of market value.
