I've owned a condo in Lakeview for about 9 years, and it's managed by another management company. Our management fees have gone up regularly, and we have been hit with special fees after the "projects". Not to mention, getting issues/concerns dealt was virtually impossible. I thought this was the way property management went, and I had to deal with it. When I got married, I became more involved with my husband’s condo, and the dealings with his property management company, APMPros, Let me tell you, I have been blown away by the major differences! The APMPros makes their owners feel like family, instead of just a sales number. When I saw how attentive Jim and his staff was to all our needs, I was pleasantly shocked! Issues are addressed immediately, with the utmost professionalism, courtesy and respect. A friend referred us to Josh after we found out we were going to be moving out of Seattle for my husband’s job. He managed our property for us for several years and always found good tenants that paid rent on time, so we never had to worry about making our mortgage payments. When it was time for us to sell Josh helped to quickly sell the property at top dollar after helping us coordinate some presale improvements. He and his staff at Acres are knowledgeable trustworthy and consistently responded to our needs right awayt. I would highly recommend Josh for managing or selling any property.

Property Manager: The property manager's job purpose: Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. In addition, the property manager is responsible for managing the tenants. I am responsible for finding tenants, dealing with complaints, assisting in management of repairs and dealing with evictions. My primary roles include the following: * Setting rent -- Having an understanding of the market where the property is located in order to attract tenants to the property * Collecting rent -- Ensure optimal cash flow by setting a date to collect rent and enforcing any late fees * Adjusting rent -- Increase/decrease rent as necessary according to the individual state * Finding tenants/screening tenants -- Marketing the property, having knowledge of advertising techniques, suggesting making cosmetic improvements in order to attract tenants, running background checks through proper agency, and aiding in selecting the best possible candidate * Handling leases -- Responsible for setting the length of the lease and making sure it has all the necessary provisions to protect the owner * Handling move in/move out -- Responsible for inspecting the unit, checking for damages, taking pictures, and determining what portion of the security deposit will be returned to the tenant * Maintenance and repairs -- Responsible for physical management of the property including regular maintenance and repairs and emergency repairs, drive bys and yearly inspections * Maintaining accurate records -- Maintain detail records of all maintenance repairs and leases; liaison between owner and tenant I'm currently managing seven single-family home properties in Renton, Bellevue, Redmond and Sammamish.
