I feel so fortunate to have found this company! Nick responded immediately to my inquiry, even though it was a Sunday. He is incredibly polite and courteous. I had multiple needs including carpentry, electrical and plumbing. Mike, who actually did my work, arrived at my house promptly, got to work immediately and worked efficiently the entire time. He rebuilt my collapsed closet, added support frames, additional rods and shelving, moved cabinets, fixed toilets, installed ceiling fans, and moved outlets. He could do everything and did it well. I was so happy with everything he did, I kept finding more tasks! Nick followed up with me immediately. He cares deeply that his customers are satisfied. I have learned how much this company can do and Nick will be coming again next week to see about helping me with a larger remodeling project. Great company!

Jorge and his crew did a really nice job for a very reasonable price. They installed insulation, hung and taped drywall (with a smooth finish), painted the exterior and painted the interior of a garage-turned-studio / workshop. I am a bit of a 'perfectionist on a budget'... so probably the most annoying kind of customer to work with. And while I did have to make a few requests throughout the job that I thought were sort of obvious (like covering the garage doors in plastic because the black exterior paint was misting on them), they were always very accommodating and wanted me to be satisfied with the project. So just be very specific at the beginning about your expectations and tell Jorge if anything comes up that you're not satisfied with, and I'm sure you'll be pleased with the end result. One example... the floor was left with white drywall dust and mud splatters on the concrete (even though I had mentioned that it was our final flooring and not going to be covered up), and when I texted Jorge about it, his wife called me right away and they came over that evening to scrub it clean. They are really nice people to work with, and it's apparent that they care about their customers. I would work with them again on future projects.

Gil Bernard was great! He instantly determined the install wasn't done properly and within ten seconds noticed there was a leak. The copper pipe was leaking due to improper pipe installation and soldering. He replaced the pipe and ameliorated other issues with the install and serviced our tankless water heater. Polo helped us install new sod, cut Branches from a huge pine tree to bring in more light, plant a bunch of plants and trees, and install landscaping pavers. It was a complete redo. I just had a new patio installed by Allstar Development and am very pleased with the outcome. After searching for several contractors I decided on Allstar because of the professional approach provided by George Spillmann. After meeting George and talking through my needs and concerns, I decided to go ahead with using Allstar for completing the project. What impressed me was that George did what he said he would do. Initially he scheduled an onsite meeting and then submitted a professional proposal. He also made some adjustments to allow me to apply the accent and sealer the next day. Not only did he provide the material for the accent and sealer but he also took the time to explain how to apply it and provided some of the needed tools. Everything went well with all of his suppliers showing up on time and completing the job as specified.

Vlad and his crew did a great job on our downstairs bathroom. We were starting with studs and concrete floor and I didn't feel comfortable doing the shower drain & floor. Vlad listened to what we wanted, worked with us every step of the way including being flexible about buying materials and even saved us a ton by suggesting different places to buy things. For example our shower is doorless but has a big piece of glass that seperates it from the main bathroom area. This glass was showing up well over $1k but Vlad suggested looking on-line and we got an even thicker piece than we were originally looking at for a quarter of the that price. After all was said and done they built out the entire shower (pan, drain, tile, glass, fixtures, etc) and installed in-floor heat before tiling the main floor. It came out great and we are super happy. The ONLY hiccup in the whole thing was we have two tones of Schluter Stip around our tile (white and off-white) which was tough to see in the working light but now with lights installed is sorta noticable. But that is pretty minor....otherwise would have been 5 stars. Thanks Vlad!

Brian and his partner Michael did an excellent job for our patio cover. We are loving our patio so much. The cover provides shed and allow full sunlight as well as the roof is made of transparent polycorbonated plastic. We like the roof design a lot. It looks awesome when we look up. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
