- What should the customer know about your pricing (e.g., discounts, fees)?
I often get asked the question, "If I am looking for a property, how much do your services cost?" - good news, they don't cost you anything! If you are looking to buy property the cost of my services is paid by something called a "co-broke" which is the commission offered to the buyer's agent by the seller of the home or property. If you are in need of the services required to sell your home or property on the other hand, we set up a consultation to go over your property needs, our professional valuation based on the current market, condition of the property, assessed value, purchase history, comps etc. and give you a pricing strategy that meets your particular needs and timeline. We will also go over the exclusive marketing services that our firm provides to get your property in front of as many qualified buyers as possible to render a successful transaction and manage the process all the way through with white glove service, making it as stress free as possible. Commission is a fixed percentage of the sale, part of which we offer to our network of real estate agents to incentivize them to bring buyers, we don't get paid until we get your property off the market and complete a successful transaction for our clients.
- What is your typical process for working with a new customer?
If you are buying a property, I will typically ask you questions that will give me a good sense of your buying criteria and send you what is on the market and what comes up. I will also walk you through what to expect from the overall process from the outset so that you are going into it with a clearer picture, this includes what we do for you, and what you need to do on your end to set yourself up for success. We will go on appointments looking at properties, and find the right fit! If you are selling a property, the first step is setting an appointment to tour it so I can give you a fair market valuation based on purchase history, assessment, appraisal, comps, market conditions, and property condition. I will also go over the specific services that set us apart from our competition and reflect in properties sold in less time than our competitors and closer to list price.
- What education and/or training do you have that relates to your work?
I have my real estate license from the National Association of Realtors, and what many do not know is that this is a step beyond being a real estate agent, being a "realtor" means that you are a member of The National Association of Realtors, meaning I must uphold the standards of the association and its code of ethics. I also have other certifications including an Accredited Buyer's Certification which further qualifies me to work specifically in the interest of buyers when representing them, and a Resort and Second Home Specialist Certification which I use to further my skills representing clients looking for unique second home properties outside of Albany in the Adirondack region. I am continuously furthering my education and qualifications with more courses every year, staying up to date with the latest most cutting edge real estate trends.
