- What should the customer know about your pricing (e.g., discounts, fees)?
For sales, I generally charge 5% of the selling price. For rentals, I charge 12% - 15% of the annual rent. Always negotiable though.
- What is your typical process for working with a new customer?
This is my proven marketing plan that I designed myself to capture the absolute most exposure for your home in the shortest amount of time: 1. Devise a Comparative Market Analysis Report and work with you to strategically price your home, getting top dollar while not allowing that closing date to drag on. 2. Provide a professional photographer that I’ve worked with for years. I don’t mind bragging that he is a magician at making every home appear like artwork, highlighting those features that peak a client’s interest best. Since the Internet has become so integral to the home buying process, having pictures online that stand out are critical! 3. Globalize your home’s internet presence by posting information to local and international Multiple Listing Service systems. This would include professional photographs and a dazzling description of your property. This digital marketing campaign would include StreetEasy, Zillow, New York Times, Trulia, and scores of others. 4. Actively prospect to pre-approved buyers that are referred from banks, mortgage brokers, financial officers, and other professionals I trust. 5. Target all marketing campaigns to active real estate agents who also might specialize in your neighborhood. 6. Advertise your home in real estate magazines and neighborhood newsletters as well as in direct mail and email campaigns. 7. Advertise your home on all social media, including my Web site and blog. 8. Target my personal database of active buyers and investors who are looking for homes in your price range and neighborhood. 9. Conduct carefully orchestrated open houses every weekend, having all visitors register with top “follow up” technology. 10. Provide you with daily updates about my efforts, including marketing updates and feedback from potential buyers and agents who have visited your home.
- What education and/or training do you have that relates to your work?
Prior to my beginning a career in real estate, I worked for many years in the hospitality industry. This gave me a set of customer relation skills that were easily transferrable to real estate. In many ways, this has given me a competitive edge over other agents in being able to relate to my clients and understand their needs.
