What is your typical process for working with a new customer?
Typically, you will contact us and we will email or talk on the phone to answer any immediate questions. We then recommend we meet at the property to gather information to run a thorough market analysis. Meeting also allows us to get to know one another and see if we would work well together! After our analysis we can send you the forms we need that allow us to represent you and market your property as soon as possible to keep your income rolling in.
What education and/or training do you have that relates to your work?
Ann is a licensed and insured responsible/employing broker registered with the Colorado Department of Regulatory Agencies (DORA), member of the Aurora Association of Realtors and offers full service property management and real estate sales.
How did you get started doing this type of work?
One of my first jobs was working for a local, family-owned property management company. They taught me the ropes of property management, keeping honest business practice, and treating everyone, owner, tenant and vendor alike, with kindness and respect. Working there fueled my hard work ethic, passion for helping people and fair business practice. In the years that followed I wanted to purchase my own properties and chose to manage them myself. Along the way I found many owners who managed their own who didn't think they could afford a licensed property manager. Combing my personal experience with my professional experience, Dakota introduced the flat fee business model to make property management more affordable to all owners!
What types of customers have you worked with?
I can't list them all here! Owners: families saving the rental to sell for their child's college education, retired couples living off this monthly income, investors working another deal, young couples taking a risk to invest in their future, the single guy not sure what investments are best starting out, in-state owners, out of state owners, world travelers. Tenants who have been in Colorado years, those who just moved here, some who can't afford to buy a house, other's who don't want to buy a house, families, singles, and couples, college students and more.
What advice would you give a customer looking to hire a provider in your area of work?
First and foremost, make sure you get along with the company you are hiring. If you and the service provider can't communicate well and get along starting off, it's going to be a long bumpy road. Make sure there is a good balance of being professional and personable.
What questions should customers think through before talking to professionals about their project?
What is my end goal with this investment? How hands-on do I want to be as an owner? What dollar value is my time worth vs hiring a property manager? With the market changes and so many people moving to Denver, do I need to add the security of a property manager to help safeguard my rental property?
