- What should the customer know about your pricing (e.g., discounts, fees)?
Fees are set by the Department of Occupational Regulation and Real Estate Brokerages in the area. The standard fee to sell a home is 6% for sellers. Buyers do not pay commissions, services are provided to them for free. The 6% the seller pays can be adjusted by the individual agent on a case by case basis and I have no issue working with in someone's budget as long as I make enough to properly do my job (i.e. pay for marketing, transaction fees, brokerage split, taxes and still get paid myself for my time and expertise) and will communicate with you your needs and expectations. My goal is to not worry about fees, but about your bottom line and being sure you make what you need to make off of your sale.
- What is your typical process for working with a new customer?
I like to have a conversation via phone or email to establish a report and make sure we are a good fit for one another before wasting their precious personal time. I provide detailed information on me, the process, and costs if they are a seller. I provide a rudimentary free market analysis and quotes as well, which will be further fine tuned after seeing the Property. I also send my resume, credentials and references. After that I set up a face to face meeting to dicuss their individual needs and goals and to become further aquianted.
- What education and/or training do you have that relates to your work?
Master's Degree in Marketing with a minor in Real Estate Education Associate Broker's License, which is education above and beyond an agent's license. Certification in Military Specilization, First Time Buyers, Short Sales, Listings and more. Complete all necessary continuing education and then take more classes to make sure I am at the top of the trends and information available.
