I love working with all types of buyers and sellers, whether you are a first-time home buyer/seller or seasoned, our initial consultation will be as follows: Buyers: Our first encounter could be in my office or at the local coffee shop. I want to learn more about you, your family, needs and expectations. I will let you know what to expect from the buying process and ask you how you d like to proceed. If you have not contacted a lender yet, Ill help you find one and secure a pre-qualification letter so youll be prepared to make an offer when you find the right property. Sellers:Our first meeting will take place in your home. Youll tour me through your home and highlight favorite features. Then, we will discuss your plans and goals for the sale. I want to understand whats important to you, so that I tailor my marketing plan to achieve your goals. Comparative Market Analysis and Choosing the List Price: After the home tour, well meet a second time to discuss the market and how it will affect your property and list price. I will prepare a Comparative Market Analysis, which will include surrounding active properties, pending and sold sales. Well discuss how each home compares to yours and how the comps impact your sale. Choosing a list price is your decision. Well discuss pricing strategy, and I will provide the data and help you understand the turnover rate, months of inventory available and average days on the market. You can choose a list price that fits your needs and timeline.
