- What should the customer know about your pricing (e.g., discounts, fees)?
Sellers, I have a guaranteed way to attract more buyers, and a proven strategy for selling faster and at a higher price! And, if that isn't enough, a way to sell with complete full service, including MLS, and a commission as low as $990! Dont be misled by the low $990 commission, because this in not a pay less discount brokerage. You will receive complete full service and representation, along with my aggressive marketing, full MLS placement, yard signage, social media marketing, online exposure - everything you would expect and more from a full service, full commission listing. And, best of all, you get ME! A full-time Realtor with 9 years of selling and negotiating experience here in the South East Valley. My expert selling and negotiating experience means more profit for you. I am the real deal and so is my $990 program. Buyers are not charged a fee for the research, negotiating, writing of offers/contracts, coordination of professionals involved, gas, time, and learning materials. However, there will be a modest amount for a closing administrative fee, which will be due at close of escrow. It will range between $250-$500.
- What is your typical process for working with a new customer?
When I am beginning to work with a buyer I will do a phone interview asking a series of specific questions to learn information to help me determine the correct direction to move in and where the buyer is coming from. We will then set a time that is convenient in the next few days to get together. We will do a buyer information session where I will share important information with the buyer about the process, changes that have occurred recently in buying a home, and I will be able to answer questions that the buyer and anyone else that maybe purchasing the property with them, may have at that time. I will also be reviewing and giving for free to the buyer(s) 2 items: the buyers' binder and the guide booklet "Buying A Home in Arizona, A Step By Step Process", which are both filled with answers to many of the questions that buyers' have during the home buying process. - What education and/or training do you have that relates to your work?
Cindy has been granted to be a member of the Arizona Association of REALTORS® (AAR) Master of Real Estate Society (MRE), fewer than 2% of all REALTORS® in Arizona belong to this elite Society. Membership recognizes the individual's dedication to excellence through continued professional education and commitment to staying abreast of the latest real estate regulations and practices. Cindy has chosen her advanced accredited real estate course designations carefully to ensure her education is well rounded to provide her clients the best representation possible. She continues to attend online and in person courses regularly to ensure she is always up to date. She invested heavily in these designations to protect and provide her clients with the best experience: The Graduate REALTOR® Institute (GRI) designation is held by top producers in the residential real estate industry across the nation. By attending a specific, intensive series of a minimum of 90 hours of classroom instruction, covering a variety of subjects including: contract law, professional standards, sales and marketing, finance, and risk reduction, she's learned the fundamentals of brokerage and other areas of real estate specialization. The Accredited Buyer Representative (ABR) designation is the benchmark of excellence in buyer representation. This coveted designation is awarded to real estate practitioners by the Real Estate BUYER'S AGENT Council (REBAC) of the National Association of REALTORS® who meet the specified educational and practical experience criteria. The At Home With Diversity® (AHWD) is an educational experience designed to present a picture of the changing face of the real estate industry. More importantly, the class teaches REALTORS® how to work effectively with and within a rapidly changing multicultural market. Since its inception in 1998, At Home with Diversity® has addressed the topics of diversity, fair housing and business planning development. e-Pro® Realizing the importance of technology training, the National Association of REALTORS® (NAR) now offers its members the e-PRO certification course -- the only technology certification program offered by NAR. The program is designed to prepare real estate professionals to make the most of Internet technology and to identify, evaluate, and implement new Internet business models. The elite group of course graduates represents only one percent of all REALTORS. Cindy continues to be a member in good standing of the Multiple Listing Service (MLS), the Southeast Valley Association of REALTORS® (SEVRAR), the National Association of REALTORS® (NAR), and the Arizona Regional Multiple Listing Service (ARMLS). She served on the Education Committee with SEVRAR and was involved in creating courses, timelines, and instructor recommendations. She attended regular meetings, assisted members, and an additional number of other duties.
