Chris was a dream to work with! We spent quite a bit of money on an irrigation system install for our backyard and it never worked quite right, original contractor took shortcuts. After trial and error, Chris found the problem and fixed it very quickly. Chris also installed two large areas of pavers in our backyard and we couldn't be happier. He takes great pride in his work and does an impeccable job. The icing on the cake? Chris was very competitive when it came to pricing. We have found our "go to" guy. Very highly recommend!

J and S Demolition did an outstanding job. They tore down and removed 2 sheds as well as the flooring. They were here on time (even a little early) and were very professional. They had the lowest bid compared to the rest of the companies. I'm very glad I selected them and would definitely hire them again.

I didn’t think there was much hope for my leaky, moldy outdated ceramic tile shower with some god-awful floor base that stained so bad. I have a decent house but this shower area was a nightmare. Well I really lucked out getting Ivan via Thumbtack. I heartily recommend him for any drywall, tile and grout creation you might want. He’s an absolute craftsman. He doesn’t just repair, he creates a new design look. Every time I look at my new shower area I am amazed and pleased to find everything is square and plumb, the tiles are cut and installed perfectly and the tile and grout color enhances the new chrome and glass door he picked out. As a matter of fact he picked out everything on account of I have no design sense and, I’m told, I may as well be color blind as to try to pick out something tasteful. No matter to Ivan. Since he knows what he is doing he picked out everything perfectly. He also took time to prepare all the surfaces and treat the area against mold before installing new waterproof drywall and a modern floor and drain area. The he artistically created a tile enclosure like no other I’ve see. It’s not that he increased the value of my home much more than I paid him; it’s not that he worked fast but careful and it's not the very fair price he gave me. It’s because I feel happily amazed when I enter the room and see his craftsmanship. That peace of mind hardly compares with the little he charged me compared to the result I got back. Bonus: He has a pleasing professional personality that is extremely rare in contractors these days. You can trust him to listen to you and still create a masterpiece.

Cody and his team were awesome! It was a great value for money because so many companies are trying to take advantage of me with their outrageous prices. Cody was honest and the prices were more than fair. All of the team members were respectful and courteous and always on time. I had a very particular vision for my kitchen, and Cody was willing to try it out when other contractor said it was not possible. My kitchen looks amazing and everyone who comes in our house is astonished by the transformation! I highly recommend Cody and his team and I will be hiring him in future for some more projects. Thanks Cody!

Luis did a fine job at a very good price. The job consisted of replacing two old block walls with new ones. He underestimated the time it would take for demolition and removal of the old block, so the time it took to finish was a few days longer. He also removed and then reinstalled to the heavy iron gates. They seem move better now than before.

Firstly, I can't recommend RSJ highly enough for any level of remodeling or renovation jobs you may be doing. We recently used RSJ Construction to remodel the kitchen, bathroom and a large portion of the living area in our home and have been delighted with the both the process and the results. Having worked in real estate/property development, I have worked with a number of other contractors and know when I'm working with someone who knows their business and takes genuine pride in the quality of the work they're doing- and that certainly describes RSJ construction and the sub contractors they works with. Although I was pretty sure I wanted to use RSJ Construction based on a friend's recommendation, I wanted to get bids from other renovation contractors for our remodel just to be thorough. When compared with the other bids, I was very impressed with RSJ's pricing and the level of detail outlined in their bid. Another big factor for me in choosing the right contractor was the lead time involved for the renovation. Most of the other contractors couldn't work within our time constraints- which was to have all of the remodeling completed in six weeks. We knew it would be tight but RSJ contruction absolutely pulled through for us.

When our insurance company did not respond to our emergency, we found EHS on thumbtack. They responded quickly and took most of the stress away by explaining and helping with the claims process as well as scheduling and sending out their own work crews and arranging for other contractors where needed. They provided quality work and did it in a timely manner.

I had a house fire. Asbestos found in popcorn ceiling and mastic under tile in kitchen. They performed the abatement and demolition. Their work was exceptional and reasonably priced. Neighbors even commented on how polite and professional the crew was. Thank you for the quick work, great price and fantastic job. You really helped tremendously for the rebuild phase.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
