Rob S. says, "Venus Homes recently remodeled two of my bathrooms, added an additional full bath, replaced all my plumbing, added a hallway, and tiled my entire house...in less than a month. Narsay was professional, punctual, and was precise in his project coordination. He was able to get a tile guy, electrician, plumber, and drywall guy all to work in perfect order to get the job done cleanly and quickly. The crew was respectful of my house and honest. I had to give them full access to my house while I was at work and nothing ever went missing or was used without my permission. (They never even touched something as small as the thermostat). The entire job was done quickly and well. The tile guy was amazing. His lines and cuts are as good as I've seen. Narsay was communicative and proactive in identifying the best way to make the changes I wanted. I had 3 bids for this project and Narsay was the most positive and enthusiastic of the three. He was genuinely excited and confident about this project. He followed through and made good on his word. There were no surprises or additional costs. Narsay did what he quoted and was reasonable and fair. Multiple friends have requested Narsay's number now that they have seen his work. I highly recommend Venus Homes for your project. I will add photos when I'm done putting in the right furniture and painting the walls. Rob"See more

Sheila A. says, "We hired Bayside Home Improvement for our kitchen remodeling project, and they did a fantastic job from beginning to end. Yarden and Tom managed everything with care and made sure we stayed updated throughout the process. They paid attention to what we wanted and made smart suggestions that helped improve the overall layout. The crew showed up on time, kept the area clean, and worked with steady focus. Every part of the remodel-from the counters to the lighting-turned out better than we expected. Yarden and Tom kept things moving and stayed easy to reach if we had questions. Now our kitchen feels brighter, more open, and more useful every day. We’ve already had friends ask who did the work. We’re proud to recommend Bayside Home Improvement. They stayed professional, friendly, and honest through the whole job. If you want great kitchen remodeling and a team you can count on, call them."See more

Lisa Wyatt says, "We contracted with Republic West after receiving quotes from several remodeling companies. While we originally were going with another company, we changed our minds after spending more time with Van and are very happy with our decision. We had a three-phase project: new pool and backyard landscaping, addition, and complete remodel of existing home. Landscaping included patio and pavilion pavers, artificial turf, and built-in grill. Addition included new bedrooms, laundry room, bathroom, and gym. Remodel included new kitchen, bathrooms, combining two small bedrooms into one bedroom, raising kitchen and hall ceiling, walk-in closets, removing hearth and wood burning fireplace and replacing with electric fireplace, all new flooring and removing popcorn ceilings!Obviously, we had many workers through our home during this time. Dakota was the project manager and was wonderful to work with. He was very responsive to any questions or requests. Rob and Steve were also here a lot working on various aspects of the addition and remodel. Both did wonderful jobs.Everyone was always polite and asked for our opinions and had many good suggestions.I would definitely recommend Republic West for any of your remodeling needs."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

How do I hire the best general contractor in Phoenix?

Hiring the best general contractor in Phoenix requires researching their skills, pricing and credentials. To start, read reviews from past customers and check out project photos to verify the contractors' skills.

Next, ask contractors if they hold the right license, permits, insurance and other credentials for your projects. You can also search for this information on your own online.

Narrow down your list of potential contractors to three or five, and ask them all to send you a free estimate for your project.

How do I find a good property manager?

You can find the best property manager in your area by starting with an online search. Compare profiles and ratings, and read customer reviews — these tend to give a snapshot of the manager’s quality of work and customer service. Additionally, customers may post photos of their properties that give an idea of the pro’s attention to detail.

Licensing is required in some states, so check to see your state’s policies on licenses and certification.

Finally, compare quotes and prices from at least three property managers.

Is it worth having a property manager?

While property managers do cost money, they can provide a lot of value to the client. They have marketing know-how and can advertise and perform showings of your property to the rental market. They can collect rent for you and screen potential tenants. They’ll also deal with tenant complaints and repairs, evictions and late rent. Finally, they can manage bill payments to simplify your paperwork and maximize your mental bandwidth.

Chat with top-rated property managers near you to find out if hiring one is worth the cost.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.

Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.
