- What should the customer know about your pricing (e.g., discounts, fees)?
We believe in clear, upfront pricing with no surprises. Our fees are simple, transparent, and designed to protect your ROI. Every service—marketing, tenant screening, inspections, maintenance coordination, and rent collection—is included in our management structure, so you always know what you’re paying for. Our typical management fee is 7%, though it may adjust depending on the rent rate. We also charge a one‑time setup and leasing fee equal to 50% of one month’s rent, and this is paid only once for the entire life of the contract.
- What is your typical process for working with a new customer?
We start with a short exploratory phone call to learn about your property, goals, and timeline. From there, we complete a detailed rental analysis so you understand the home’s market position and expected return. Next, we schedule an in‑person visit to walk the property, answer questions, and outline a management plan tailored to your needs. Once you’re ready to move forward, we handle onboarding, photography, marketing, tenant screening, and every step needed to get your home rent‑ready. Our goal is to make the process simple, and transparent.
- What education and/or training do you have that relates to your work?
Our team brings 11 years of hands‑on property management experience supported by formal industry training and professional certifications. We are Certified Residential Property Managers and active members of NARPM, the National Association of Residential Property Managers. We also belong to the Scottsdale Area Association of Realtors, ensuring we stay current on local regulations, best practices, and market trends. Ongoing education is a core part of our culture—we continually train in fair housing, legal compliance, leasing practices, maintenance standards, and technology so we can deliver the highest level of service to our owners and residents.
