• Provide creative strategies to help homeowners sell their homes and buyers buy properties even without credits.
• Assist investors to purchase multi-units and SFRs for investment purpose, applying financial analysis and valuation skills and experience to better determine acquisition and deposition strategy.
• Develop financial modeling to determine potential acquisition and cash flow opportunities.
• Analyze and make decision on purchase offer price, profitability and future cash flow or cash on cash return and reviewed exit strategies for each real estate deal.
• Communicate and interview with local real estate agents, local city and planning developments, contractors, property managers, lenders, insurance agents…etc.
• Perform market research and analysis using third party reports, and government portals.
• Provide pro-forma data to potential investors on potential market appreciation, market rents, market value comparables, neighborhood and anchors, market cap rates, NOI, etc.
• Create and design marketing materials using spreadsheet, PDF, Publisher and other Contact Management software for real estate properties under negotiation.
