Our previous real estate agent that we had used in a couple of real estate transactions misled us. As we all know too many salesmen will tell you whatever you want to hear and not back it up. Mark backed up whatever he told us. I have to say that I've hired several real estate agents in the past, and nobody was near as advanced technically as Mark. I am amazed by his technology used in marketing real estate. Honestly, what Mark did to expose my house, I would not have believed it was possible without spending a hundred thousand dollars, such as the exposure he gave our house on Google, and Youtube. He also marketed our house on Social Media such as Facebook, Instagram, Snapchat, Pinterest & others. We did some minor repairs to the house before he took hundreds of pictures and dozens of videos. The contractor he recommended had very low prices and good work. I was concerned with Mark's suggested price for the house that was under market value, the sale price he suggested was right on to attract a bidding frenzy. His concern was the offers may get too high and our accepted buyer may back out. He contacted the lender before accepting the offer and looked at the buyer's income documentation, credit, debt and bank statements as an underwriter. We received a large deposit and required the buyer to wave the appraisal contingency. He met with the inspector and stayed with him for about 5.5 hours to help assure the buyer would not have the inspection report as a negotiating tool. He sold the house $70K above the asking price and about $30K above the appraisal. Mark's Transaction Coordinator was great, she made the paperwork easy and quick for us during the sale and purchase. We will continue to use Mark's contractor, except we may not want to refer him out because we don't want him to be too busy for us. Mark showed us more than a dozen houses in Irvine, Huntington Beach, Newport, North Tustin, Orange Hills, and Lake Forest before we found the single-story house that we will stay in till death depart. Mark told us to make our first offer our best and final offer. We didn't want to lose the house we fell in love we with at first sight. We outbid 7 buyers on the house, Mark had the mortgage agent call the listing agent before our offer was accepted and provide proof of funds with a strong approval letter stating (compete with cash offers) to close within 14 business days as we did. After our offer was accepted he negotiated for a credit and a lower purchase price to compensate for potential repairs. We are grateful for Mark's assistance in our real estate transactions! We look forward to giving Mark highly positive referrals!
