Sue M says, "Promodeling updated our 1940's old-school tiled bathroom which involved replacing tiled walls and stall shower with cultured marble, texturing and painting the walls and ceiling, retiling the floor, refinishing the tub, and installing a new vanity, medicine cabinet, shower door, trim kits, and fan. Alexandra, the Project Manager, was easy to work with. She communicated clearly, returned calls and texts promptly, took time to answer my questions, and was very personable. Brian, the crew leader, was also easy to work with and was patient and thoughtful in explaining things I asked about. He and the crew were friendly, respectful, and cleaned up well each day. Everyone was very attentive to making sure the job was done the way I wanted it, and when I asked for some wall texturing and painting touch-ups, they were taken care of quickly.I felt good about Promodeling's price. The estimated cost was nearly the same as the final cost. I did authorize a change order to replace an old plumbing part, which was a relatively small cost. I had one bid from another company that was considerably lower, but the estimate was much less detailed and I don't think they anticipated the full scope of the work. Another company's bid was much higher, and the company had their preferred vendors and products, which I felt might limit my input into the materials. I am happy I chose Promodeling.I gave Promodeling a 4, rather than a 5, since I did need to ask for touch-ups the crew hadn't noticed. Also, the trim painting (window frame, and door and frame) was just OK and not as smooth as I might have done myself. I'm sure I could have asked them to redo it, but chose not to. I admit to being a picky painter! If I have another project, I will definitely contact Promodeling again, and I certainly recommend them to others."See more

Nicole A. says, "Ok, so I am a seriously anal human being when it comes to finding the right service provider at the right price. I interviewed — and I kid you not — eight different Bay Area contractors just to get a feel for pricing, transparency, and overall vibe. OT Bay stood out immediately. Ron, our project manager, has been consistently honest, kind, and communicative from day one. There was no pressure or vague answers — just clear explanations and realistic expectations. That alone made a big difference for me. We hired OT Bay to demolish and remodel our kitchen countertops, fireplace, and shower. The process was organized, the crew was professional and respectful of our home, and the work turned out beautifully. They showed up when they said they would and followed through on what was discussed. We did run into a few design issues along the way — completely on us — and OT Bay was incredibly accommodating. Instead of making it stressful or transactional, they were understanding and proactive in helping us adjust the plan. Ron would often say that he wanted us to walk away loving the finished work, and I genuinely feel like he meant that. He worked with us to make sure we were happy with the outcome. I’m always cautious about getting taken advantage of with service providers, especially when pricing isn’t rigidly set. From day one, OT Bay was transparent and straightforward, and over time that built a level of trust I honestly didn’t expect to have with a contractor. If you’re looking for a team that communicates clearly, handles challenges professionally, and stands behind their work, OT Bay Builders is worth considering. Ron and his team were a solid choice for us."See more

Norm Fung says, "I recently used Happy Bay Construction to prepare a home for sale in the Outer Richmond District in San Francisco. I could not be more pleased with the results and level of service! Eshel and Ali were excellent communicators throughout the process. The crew always arrived with a can-do attitude and produced consistent good work and on-schedule. As a local listing agent/realtor, the key is to identify contractors who do great work at fair prices to provide fantastic value for our clients. We were so happy with Happy Bay that we already recommended them to the visitors/neighbors who came through our many open houses. As a result, the home sold for a record price for the neighborhood. Happy Seller- Happy Buyers- Happy Realtor :)We are looking forward to having Happy Bay Construction aboard to prep our next listing(s)!"See more

Kumar K. says, "I have not written many reviews on thumbtack but definitely want to review this one. I hired elite bay for converting a big hall space into 2 bedrooms with permit in my rental property. The quote was quite competitive and Jimmy started and finished on time which was really pleasant surprise for me because most contractors start on time but delay towards tail end. He is super fast in getting his team get stuff done without compromising on quality. We had 3 inspections by city and all passed with no corrections which was quite relief and saved tons of time. Jimmy is super responsive and answers any questions within minutes which is so great that you are never in dark about your project. He was very transparent right from the beginning and is very calm and composed in conversation which is really a big thing when working on remodel projects. And best of all, I never had to supervise any thing as i live miles away and I was only stopping by during inspections. So that was tons of time savior for me and peace of mind. For any one looking to get quality work done with peace of mind and in time, I higly recommend EBHI. When I sell thi house, I have bigger remodel project in mind and I would be hiring them again since I am very pleased with their work."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
