Emily J says, "Our bathrooms needed a major upgrade, so I reached out to three contractors for quotes. After speaking with each of them, I ultimately chose Daniels team at Clarity Construction. While they werent the cheapest option, Im very glad I made this decisionwere extremely happy with the results. The process felt well-organized, almost like a technical project with distinct phases: design and implementation. Once the contract was signed, we were added to a WhatsApp group with the entire team, which made communication easy. Responses to questions were always prompt. Jael visited during the design phase. Daniel and Kobi also visited multiple times throughout the implementaiton phase to check progress and address any issues that came up.Our designer, Jael, was wonderful to work with. She was patient, knowledgeable, and thorough, answering all my questions and helping me visualize the space through renderings. She also accompanied me to various showrooms to select the right materials. As with any renovation, things changed once the walls were opened and designs took shape, but Jael guided us through adjustments and minor alterations until the very end.One example: our master bath wall couldnt accommodate a recessed medicine cabinet, and the surface-mount version took up too much space. We had to reorder mirrors, and the crew kindly removed and reinstalled them. Kobi even went out of his way to pick up the previous mirrors and help return them to Home Depot.Daniel handled challenges with calmness and respect. For instance, the backsplash in our guest bathroom initially wasnt high enough. I dreaded redoing all the tile behind the vanity, but Daniel suggested adding an additional four inches of tilea simple, elegant solution that preserved both aesthetics and functionality. For shower doors, Clarity installs premade models at no charge, but since ours were custom, they provided excellent referrals, and were very satisfied with the outcome. I also wanted to replace the old master bathroom window, and again, they connected us with a great window company. Their crew even helped install it without any extra cost.Kobi is a genuinely warm and thoughtful project manager. Both he and Daniel responded quickly to our questions, even during evenings and weekends. Their customer service is exceptionalboth objectively and from our personal experience. The foreman, Jose, was also patient and accommodating. I had second thoughts about placing a small cabinet near the master bathroom doorway, and he helped move it to the garage, reinforcing it so it could function as a nice standalone cabinet instead. From start to finish, Clarity Construction demonstrated that they truly care about their reputation, the quality of their work, and above all, customer satisfaction."See more

John Santich says, "After interviewing several contractors for our bathroom remodel project, we selected AE Construction. During our first meeting with Avi Edri, he provided the most detailed steps on how he was going to approach our project. We live in an older home and we knew there would be challenges with our project, Avi and his crew handled all the challenges that were presented, in a timely manner and to our satisfaction. His communication throughout the project gave us complete trust in him and his crew. We had a unique remodel project due to the age of the house and wanted a contractor that would deliver on our vision. With Avi, we never worried whether our new bathroom would meet our expectations. We believe it would be hard to find another contractor as accommodating as Avi was through the entire project. This was not our first remodel, but we are glad we chose AE Construction. We highly recommend them four your project."See more

Al M. says, "Met with Devin about 3 weeks ago and we discussed everything I want done. He indicated he would get back to me within a week... Still waiting to hear back. I like Devin, seems like a qualified person and is very personable to deal with. I am excited to start one if not all my projects but like most, no, ALL handymen to contractors I have encountered in Marin, I either don't hear back or the prices are OUTRAGEOUS!!! So, I will bide my time and wait for an answer... I really look forward to working with Devin, if/when he gets back to me. In the mean time I'm looking for another source to get the job done..."See more

Abhishek B. says, "Our first major remodel project and we invited at least 4 companies to scope and bid. 2 bailed out after they found that the slab has post tension and 1 was too exorbitant . Excellent took up the project while meeting the strict code of the city and finally committing to within budget and schedule. They had the most affordable quote as well. Right from the start Yossi helped with planning , meeting the city and getting the plan approved (even paid for the permit when I was traveling and charged me later) . They were flexible on start date as I had guests. I was skeptical about when the work would get over as I had heard scary stories of contractors abandoning work mid way. They finished the work on time, with quality and attention to detail . Yossi is the finest , most honest , attentive and accessible project manager I have worked with . He helped shop, provided guidance , conducted inspections , made corrections whenever needed. There was a small delay as the shower door shattered , but he replaced it at his own cost . Like all projects there were a couple of issues but he was constantly working to get those fixed. I would work with Excellent and Yossi any day in the future . Highly recommended honest company."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
