Li I. says, "Sam is a reliable contractor whom can be fully trust. Our project is to renovate our bathroom built in 1979 by expanding the size and converting the nearby closet to be a powder room. It not a small-sized cosmetic project and it includes plumbing and electrical works. You know that you don't want to mess it up with unreliable contractors. We interviewed 6 contractors and Sam is the only one who is not only the business owner but also the project manager. In the first appraisal, we were pretty impressed by his construction background and his quick understanding of our project scope. Professionality & communication are important to us since we both work full time and can't manage the project by ourselves for sure. After speaking with Sam, we felt he is easy to communicate and he knows how to fix the problems since he has the knowledge from his past experience. Even though he is not the cheapest one but the result shows that it worths the money. We have been using the bathroom for 3 weeks and so far so good. 1. Quality So far I would say I am pretty satisfied with the quality. Our bathroom went through inspections for sure and it passed inspections without any fixes required. And in terms of details, I am most satisfied with the tile works, which could be easily messed up due to some very detailed mistakes. The pattern & the lines are well matched in our case and it looks fantastic! 2. Design Sam's package comes with designer service. They provide a good 3D rendering design and also a shopping list to choose from. They did a pretty good job like help us shop the tiles and edge trims and grouts (color match is important and needs professional experience). The only small mistake is that the vanity size is not correct at the first time and we need to swap it with $250 restocking fee. 3. Communication We are very satisfied with Sam's communication efficiency. He is always reachable in our Whatsapp group chat. Since it's our first time renovating a house, we have tons of questions and Sam always answer the questions patiently. Sometimes we also do face-to-face communications or Facetime if questions can't be clarified in the chat. 4. Timeliness The crew works 9-5, almost 5 days a week. The whole renovation lasted for 6 weeks (inspections might take several days to schedule) and I think it's the reasonable time to well complete such a project."See more

Linda Graham says, "Review for AE Construction and Remodeling (Owner: Avi Edri)After already going through the frustration of hiring another contractor who never even showed up after two months, I was back to square one and honestly discouraged. I decided to interview new candidates on Thumbtack and met with three contractors. Avi Edri with AE Construction and Remodeling was my third, and from the moment we connected, I knew he was different.I reached out to Avi on a Thursday, and he responded right away. We scheduled a meeting for the very next day. He generously gave me two full hours, listening to all my pain points and struggles with other contractors. Then he asked me the most important question: What is the most important thing to you? My answer was simple: start and end the project when you say you will, and stay in communication with me. Avi promised me he would and he did exactly that. That very Monday his crew was at my house tearing out my kitchen, and I was already shopping for flooring. I still dont know how he pulled it off so seamlessly, but it truly was the most magical contractor experience I have ever had. Avis professionalism, reliability, and joyful personality made the process stress-free, and the professionalism and quality of work from his crew was also top-notch amazing. For once, I was genuinely grateful (and happy!) to write every check when the invoices arrived.Avi and his team delivered beautiful results, on time and exactly as promised. I cant recommend AE Construction and Remodeling highly enough. If you want a contractor who actually does what they say and more Avi is the one to trust."See more

Alexander Bachar says, "Home is where families seek comfort and security, so when it comes to finding a contractor for a renovation, trust becomes as high of importance as quality of work. Like many going through the vetting process, consultations feel like a dime a dozen and while Joel of Atlantis Remodeling fell into that category initially, he offered something no other contractor in the area did - an invitation to see his work first hand. As luck would have it, a client had just wrapped up their home expansion and graciously opened it up. It was here, we as a family spoke with the homeowner regarding the experience and expectations all while closely examining the finishes to the design and installation. We understand that we were extremely lucky to have this opportunity, and if there were ever a moment to cement trust and quality of work with us, it was this.Joel's professionalism and expertise truly shined right from the get go. For starters he listened intently to what we were looking for in terms of redoing our entire first floor (kitchen, bathroom, bedroom, and living rooms) and connected us to one of his designers, Mika, to flesh out our vision while working within our budget. After all this was in order, he took it upon himself to give a detailed timeline and breakdown of the phases of the project, removing any assumptions about where we should be at any given time. This alone solidified how right of a choice for us we made. While it's easy to go into lengthy little details, here are the essential highlights of what can be expected when working with Atlantis Remodeling:-Speedy Communication: From consultation to installation, Joel was practically seconds away if we ever needed anything. He would drop by every day to make sure things were going smoothly and that his construction crew had everything they needed for the daily tasks at hand.-Skilled Construction Team: Brayan (the foreman) and his team of 3-6 men were absolute power houses, and arrived promptly at our home at 7:30AM - 5PM, Monday - Saturday to make sure every part of the remodel was done on time. In addition to that, each of them are true tradesman, highlighting each of their crafts in tile laying, electrical, painting, and building and while still being respectful of the space.-Timely Project Management & Adaptability: Like many large projects we experienced the occasional bumps of damaged materials or longer than delayed shipping times. Even with these little hiccups the entire team was able to continue working to move the installations along. We were estimated the project would take 3-4 weeks to complete. And lo and behold, the entire remodel was done in exactly 4 weeks.-Post Remodel Responsiveness: Finding functionality or installation issues after the remodel is not ideal but it happens . The important thing is that once it was brought to Joel's attention, he would get the team as soon as possible to assess, and often solve, these one-offs in a day.To be clear, if finding a high quality, detail oriented and trustworthy contractor is a priority, go with the Atlantis Remodeling team. Not only are they reliable, but continue to be our first choice to help improve our living spaces while still feeling like home."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
