Matthew did a wonderful job on out basement remodel project. His customer service was excellent. He was always on time, a great communicator and easy to work with. He ran the job very smoothly, accommodating our schedules and ensuring that the project moved forward in an organized and systematic way.There were no cost over runs or mistakes. If we encountered any obstacles, he immediately handled them. His team also was diligent and efficient. The project ended up coming out much better than we expected. We would use Matthew again for any construction needs.

We hired Sam from life time remodeling with his crew to do a complete kitchen remodel. In the meeting Sam recommended a kitchen design that we like a lot. And it turned out to be fantastic just like I wanted. Between my job and this job he made the entire process very easy and seamless for us. I decided to have the remodel done while I was part time traveling overseas. A friend of mine told me we were crazy to have the job going when we were not there to check on it, but because they have a app that I can see all the time updates from process of the job i decided that it is fine and I went. the app they use is very easy to use it fits a construction company in Silicon Valley, that is one of the reasons why I am so impressed with this company :). Turners out, it worked out great Sam's crew did the job and moving along he sent me pictures from the job site to make sure I'm fully informed in all the details I returned to an almost-finished kitchen. The quality of the work and attention to detail was excellent. The team was conscientious about confirming the details with us before each portion of the job, making sure that each decision was agreed with me and were clearly careful in their work. Sam's crew was friendly and pleasant to have in my home with the kids. I decided the last minute to paint the entire interior house during the project, and asked Sam if he could book movers as i was overseas. Rather than hire movers Sam's crew packed up our entire house themselves, moved it to the garage, then moved it back just in time for my return!!! I thought for sure something would get broken but everything made it back upstairs in perfect condition. They even set out my son's toys for him to find when we got home which was much appreciated by a jet lagged preschooler. It was a small thing but showed the care and respect the crew has for their clients. I'm very pleased with the resolute on the paint and kitchen. I would not hesitate to use Sam or anyone from his company life time remodeling again or to recommend them to anyone :).

Regina and team were fantastic consultants on helping me figure out what I wanted/needed to do with a tile project in my bathroom. We ultimately decided to postpone the project, but their on-site consult and email communications were exceptional. I'll definitely hire them for the actual construction once we're ready.

Fernando was a pleasure to work with and very responsive. He built us extra shelves in our shed and assembled a ramp kit I bought online for it. I am very happy with the work he performed! I would caution to be careful when asking for a quote vs his hourly rate since his quote is a flat rate regardless if he finishes it in less time. The difference was not disclosed to me so I was under the impression the quote followed the same hourly rate he was charging. So in short, if you know how many hours your project will take, simply hire him for the hourly rate instead of the quoted flat rate for a project as it may be a better value. Overall, I would hire him again as it was a good experience and his punctuality was top notch!

Pleasure working with Elder and his team. Elder helped us with a major effort in both our front and back yard. He led the process for both the architectural drawings and the permit approval process. The construction lasted 3 months and the team was great to work with. Right from the get go-Elder was attentive to our needs and checked in on a daily basis to align with our overall vision. I'd recommend Elder and his team for retaining walls, concrete play areas, flagstone and paver work. Thanks Elder.

Anthony and Megan from floors to ceiling construction not only exceeded my expectations but made the whole process fun and easy. From changing my mind on the projects I wanted done, to helping me figure out what flooring I wanted (Megan was amazing at helping me figure out what my preferences were), to shopping with me for 2 hours for bathroom materials because picking it out alone was too difficult for me. They worked with my budget and were very patient with me and helped give my house the amazing face lift I needed it to have for a fresh start for my daughter and I. I am so thankful for the beautiful work that they did and for making the process such a great experience. I will DEFINITELY be working with them again!

Daniel and crew were amazing! They renovated our entire house; kitchen, two full baths, one half bath, new interior/exterior paint,refinished hardwood floors and installed new hardwood in kitchen to blend perfectly with existing hardwood. I made a few changes to the original plan, and Daniel was extremely accommodating! I could not be happier with the end result. We ended up needing to complete the project sooner than anticipated and John sent reinforcements to finish everything up, again EXTREMELY accommodating. Their quality of work is wonderful, especially their tile work since we choose some more challenging ptterns and tiles to work with. Will definitely use them again.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
