Cracked or uneven concrete around your patio, driveway, or sidewalks may signal soil erosion or settling beneath your slab. If you notice gaps, sinking sections, or puddles forming, consult a concrete lifting pro.

Edward Bell says, "I just received an annual inspection of my home's basement by a tall, slender technician (Chris M.), who tightened up the metal struts (beams) that were installed several years ago. Chris, turned out to be very knowledgeable for a tech who has only been with OBA for a little less than 2 years. He answered every question I had and offered advice for the future and assured me that another property I own, should I require service, he or his colleagues would be more than happy to offer assistance with that basement. This young man was exceptional and was the epitome of great customer service and I should know. As a co-author for The Customer Service Specialist Study Guide, used by the Electronic Technician's Association (ETA), in order to earn the coveted CSS designation, a candidate must complete our study guide. I know good customer service and Chris M., is an example of what people who deal with the public should expect. I don't know what his career mindset is, but if I were the management at Ground Works (Ohio Basement Authority), I would definitely put this young man in for a raise and have him be the face of service for others in his field. Thank you, Ohio Basement Authority for all the work you have accomplished in my home and I cannot think of any other company I would use for my basement or the basement of my late wife's home (that I now own)! As I have, over the years, I will continue to recommend Ohio Basement Authority (Ground Works), to anyone who has a need for basement or foundation repairs, inspection and in general, those issues an owner would have concerns with. I might add, once you hire OBA, you will find their pricing better than competitive."See more

Logan Goebel says, "Xavier and his team came to my house in late spring to do a huge sump pump installation and waterproofing of my basement. We have struggled with water for the past few years while living here, and ultimately a sump pump was the only way to fix the problem.Xavier was extremely professional and easy to work with; as soon as I contacted him, he was out here within a couple of days to give me an estimate which was more than fair. His work is cost-effective while also being high quality. He scheduled us in very quickly and once he and his team started working, they worked so hard for us and were so kind the entire time. The work that they did for us was extremely difficult having to jackhammer so much concrete and carry it 5 gallon bucket by 5 gallon bucket out of our house. Then, they turned right back around and carried gravel and hand mix concrete back down into our house. This job was rigorous. Xavier has all the knowledge to install a working system and we couldnt appreciate it more. I waited a few months to write this review because I want to be sure the system truly worked Without this work, our house would have flooded again this year due to all the rain.It was worth every penny that we spent and working with Xavier was a great experience from start to finish. I would recommend him to any and all of my friends."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

Yes, concrete lifting, or slabjacking, is an effective method for repairing sunken or uneven concrete. Professional concrete contractors can inject a mud slurry or a specialized polyurethane material under the slab, which expands to lift it back to its original position. This process can fix issues with driveways, sidewalks, and patios, often in just a few hours and for less than the cost of a full replacement.

Several things could affect the cost of your project, including:

  • The size of the area: The total square footage of the concrete slab that needs to be lifted is usually the most imporant factor.

  • The extent of the sinking: How far the slab has settled determines how much fill material is required to raise it back to level.

  • The type of material used: The choice between polyurethane foam and a traditional mudjacking slurry can affect the price, as foam is a more advanced material.

  • Site accessibility: If the concrete slab is in a hard-to-reach location, it may require more time and labor to get the equipment in place.

  • Your location and pro’s expertise: Labor rates can vary by region and the experience of the team you hire. Finding qualified concrete contractors can help make sure the project goes smoothly.

Mudjacking is typically the cheapest way to lift concrete. This method involves pumping a sand and soil slurry under the slab to raise it back into place. While cost-effective, it's an older technique. There are other types of slabjacking, including polyurethane foam leveling. Hiring professional concrete contractors can help you determine the best long-term solution for your specific situation.

Before hiring a pro to lift your concrete, try asking these questions:

  • Are you licensed and insured?

  • Do you recommend mudjacking or polyurethane foam lifting for my project, and why?

  • Do you offer a warranty on the work, and if so, what does it cover and for how long?

  • Can you provide a detailed, written estimate? (A written quote ensures transparency and helps you compare proposals from different concrete contractors.)

  • Does your quote include site cleanup and disposal of any materials?

  • How long will the project take, and how long until I can use the surface again?

  • What potential complications could come up, and how would you handle them?

It will proably only take a few hours for a pro to finish your concrete lifting job. A few things may impact this length, like:

  • The size of the area: The total square footage of the concrete slab is the biggest contributor to cost.

  • Severity of the issue: How far the concrete has sunk will determine how much material and time are needed for the repair.

  • Site accessibility: Difficult-to-reach areas often require more setup time for equipment and materials.

  • Number of slabs: Lifting multiple separate slabs, like individual sidewalk sections, will take longer than lifting one large patio.

  • Underlying soil conditions: Voids or unstable soil beneath the slab might need to be addressed, which will take more time.

Remember: The timeline for your project could vary. Always ask your pro to provide an estimate.
