As fairly new homeowners, during the first big rain of the season we found ourselves with a leak in our daughter's bedroom and lots of worries. I quickly requested some quotes from local contractors and was immediately contacted by Stephen. He was quick to schedule a day to come and evaluate repairs and get back out to get repairs done. Our drywall had to be replaced and we also found ourselves with another leak in the kitchen. His follow up was outstanding and we couldn't be happier with the service we received from Stephen, Jerry and their drywall contact. We had a whole lot of things that needed to be hauled away; construction demolition, accumulated trash, yard waste, and a whole room full of boxes. Chris and his assistant worked quickly and efficiently - taking 4 loads to the dump. They even did the demolition of large items. They also did a great yard cleanup for us, including tree trimming, and left the patio and driveway swept clean. Nice guys, great work at reasonable prices. We will be hiring them again in the future.

If I could select 5 areas instead of just 3 that I liked about Dave, I would! If you have the opportunity to hire Dave, consider yourself lucky. You’ll feel completely at ease that your project will happen on time and on budget with good communication. And having been a builder hiring and managing contractors for some 10 years on and off...this kind of contractor is rare. I first hired Dave to install the 22 windows in my new construction project. That went extremely well. Then I hired him to paint the house. I wasn’t ready as scheduled and he handled it professionally with understanding. We started 2 days later and he hit it hard. Then I hired him to complete the drywall, mud and tape for 1000sf. Those walls are perfectly smooth...no texture...straight corners. Then he tiled a bathroom with 2’ x 6” tiles and adjoining pebble stone mesh tile. IT IS PERFECT. When the last task was taking longer than expected, Dave’s wife and son jumped in and worked until 11pm to finish when promised. As I say, if you’re reading this then count yourself lucky to have happened across Dave.

Antonio was one of the best contractors I've ever hired. He replaced a section of chain link fencing with wood fencing on a property I just purchased. He was very pleasant, knowledgable, efficient, and courteous. He came exactly on time, updated me every day regarding progress, and cleaned up after he was finished. Darrin came and literally saved the day. I was getting quotes for THOUSANDS of dollars for the project I had and was becoming so discouraged. Long story short, we were completely HOSED by our contractor, found ourselves out of money and only 60% through a total house remodel (that we were living in) GREAT. Darrin came and looked at the very daunting job (a solid 1500 sqft of drywall to patch and texture, at least). He admitted it was a big job but took it on head strong. I was very impressed with his work ethic and work quality. He finished the job by himself within 5 days. I was ecstatic. I definitely recommend him!

I hired Kent to refinish my kitchen cabinets that were originally built in 1969 and were in overall good structural condition but completely lacked aesthetics on the outside. Since the cabinets were so old, they of course did not have hidden or soft close hinges which I was really hoping to be able to achieve with the kitchen remodel. I had other contractors come in and tell me that I would have to live with the outdated cheap hinges as they would not be able to configure new doors and drawers with hidden hinges and that's where the amazing Kent Merrill comes in. Not only did Kent do an amazing job at refinishing the exterior of the cabinet boxes, the new doors and drawers faces, but he was able to install new soft close glides for the drawers and wait for it........hidden soft close hinges. A miracle in its self, but not for Kent, he is truly a master of kitchen cabinet makeovers. I cannot speak highly enough of his skill set and professionalism. If I ever have another kitchen where the cabinets need to be redone, I will not think twice about going with anyone but Kent.

After our initial contact on thumbtack, I called Southerland Torres company on the phone. I was so reassured by our conversation that I made an appointment for an electrician to come to my home and fix the problem. I had chosen a date about a week away and by the time he came over I had thought of a few more things that needed fixing too. All projects were done for a lot less than I thought it would cost me. I am so very pleased with the company and would recommend them to any and all that need any electric, plumbing, appliance repair or general construction issues they need addressed. I will be calling on Matt from now on for any tasks that need a contractor, handyman, or jack-of-all-trades! He is ultra responsive and his rates are extremely reasonable - especially considering the excellent skills he brings to the task and his “let’s get this done” work ethic. Matt is professional, courteous, very conscientious yet flexible: so easy to work with! He responded to my handyman request within minutes of my posting it. We worked out details at that time, he accepted the job and he had everything completeed at my home 36 hours later! While working steadily, quickly and effectively, he still took the time to involve me in “design” or “installation” decisions when there were options - something I really appreciated. He’s a great person; left the work areas clean and tidy and left me feeling I’d found a great resource!

I was very happy with the completed landscape project. Bill Sullivan sent 2 extremely good workers who removed a giant yucca plant, added to an existing wall while finishing it with stucco and a flagstone cap, as well as created a beautiful border between the sidewalk and the front yard with attractive-looking pavers. The price was fair and the quality, as well as the aesthetic of the finished work was excellent. I do think Mr. Sullivan knows his construction business, but he is not as responsive or really good at communication as I would have preferred. All in all though, if you are patient and flexible, the work was done very well.

GW Construction helped me with a remodel. The job consisted of uprighting a 12 ft. support beam and approximately 25 drywall panels. The price was a lot less than other contractors that bid on the job and they completed the job in one week. Matt and Jody communicated with me on a daily basis asking how the job was going. They were absolutely dedicated to my satisfaction. The contractors that worked on the project were professional and made me laugh all day long. They even let me know when they saw a better idea for my remodel or saw something that we needed to tweak to make it look better. No fuss, no hassle, no problems. Matt gives you his price and sticks to it, even if something comes up and a little more work needs to be done. Overall a great experience and a job well done!

John responded to my job posting readily & was on time for every appointment. He completed the work which included removing a portion of a wall, removing 2 beams (one weight bearing) & framing in another wall section in 5 hours when other contractors said it would take several days. He identified immediately whether each beam was weight bearing when other contractors were unsure if that was the case. When the original door I had purchased swung the wrong direction, he went out of his way to squeeze me in & come back to install the correct one. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors.
