Angel and his crew made two pillars and four below-ground concrete pylons as footing for a 4-legged gazebo to straddle a circular pavilion in my backyard. His crew also poured a 7’ x 2’ concrete slab in our side yard to function as a grill parking spot. Angel had car trouble the first day, which delayed the start of work to two days later than we had agreed on. His crew spread the work over three evenings, delaying another crew's start date for assembly of the gazebo by two days. The posted rate for Angel's work was $45/hour. When the work was finished, Angel presented me with a bill that would have charged $40 an hour for each of his crew's 5 laborers. Angel may be an engineer worth $45 an hour, but someone digging a hole for concrete does not earn $40 an hour, so we renegotiated. Angel received $45/hour, and each of his workers earned $20/hour. We declined to pay for hours when multiple workers were present, but only one of them was working, since the others were just waiting for Angel to arrive. In addition to wages and materials, we paid $150 for gas. Angel would have spent less on gas, if the work had been concentrated into fewer days, which I would have preferred. The end result is: the anchors are level. The two front pillars have air pockets as large as 0.5" h x 2.5" in the sides, indicating the cement wasn’t packed down well. (I will use filler to get a smooth surface, after which paint will be necessary to hide the filler.) The work started late, was spread over too many days, and the concrete pillars should not have the air pockets they have. On the up side, I appreciated how clean the worksite was when Angel finished. He also gave me a few expert answers to questions I had about other potential concrete projects. Angel is polite and knowledgeable. Even so, it is important to be very specific with your timeline, cost expectations, and aesthetics up front.
Our remodeling was done remotely, and yet we were thrilled with the end result. Lifetime Remodeling provided us with the highest quality of work and costumer service. Lifetime remodeling brought their structural engineer, completed blue prints, got the plans approved with the city, and orchestrated all the professionals. The work included taking down walls, electrical work, building a pantry and a walk-in closet, repositioning a supporting beam, enlarging windows, creating a bar, painting walls and cabinets, changing bathroom floors, installing kitchen backsplash, hardwood flooring installation and refinishing, and more. Shmuel and the team were very receptive to all our requests and easy to communicate with. The job was completed within the planned budget and time frame. They truly care about doing the best for their clients, and it shows. Highly recommended.
Michael is a wonderful contractor and is very easy to work with! He remodeled a very small space (a quarter bathroom) in my charming 80-year old house, and converted it into a lovely half bathroom. His work is beautiful and carefully done, so we were excited to ask Michael to remodel our office space. Michael works very hard to make sure everything is perfect, and he is honest about what is feasible or not. He also works hard to find the best prices and quality for the supplies he uses. His engineering background and precise calculations provide extra confidence and peace of mind with regards to the work he does.
Ive recently attained Pauls service to draft up plans for 2 pre existing structures and to accompany me to San Jose City Hall to obtain the needed permits. Paul is a punctual individual who will deliver. He is efficient as well as experienced, and aggressive when dealing with city officials. I will certainly hire Paul again if needed in the future.

Vahid Khalili is a gentlemen. He provides good service and his price is competitive. I hired him for my home addition project and he provided architectural drawings. He does not provide structural design services. This work is in City of San Ramon. He prompty responded to City's comments. I would hire him again if needed.
We hired Zephyr Arch to get the architectural plans and city permits done for our home (room addition project) They were very prompt in answering all of our questions and took into account our suggestions while coming up with the design. They also took care of the structural engineering requirement for our room addition project and got us the permits from city of Sunnyvale promptly. Jeff is hied by our company at the last minute notice, for a 4 story, 20,000 square foot condominium new construction design project in San Francisco. He is extremely patient and talented, energetic and efficient. I am very impressed with his skill of using the modern technology with all the most updated software, computer aided design tools. That will greatly increase the accuracy and choices, especially in such a complex scale. Jeff is also familiar with all the application process of obtaining planing permit, building permit and conditional use permit. He read PPA and Ruben design committee comments very carefully, implemented line by line, yet in the mean time, watching out for the owner's interest like a lawyer. We have dealed with many big name professionals in San Francisco before we reach this point, Jeff has the skill all in one, and has the unbeatable speed since he is light and mobile, comparing to the cumbersome organization that answers your phone call with a secretary. After we gain the planning permit, we will most likely to continue to heir him for the building permit process, since he is an excellent communicator, to integrate the design with Machanical engineers, civil engineers, structural engineers. We believe he is the one for us.
I hired Esther's firm for a tenant improvement project consisting of a new restaurant and a cafe next door. They designed a hip and functional interior, an attractive exterior with outdoor seating, and was involved in all the details including the design of millwork, furniture, signage, lighting, and finishes. They coordinated and led multiple engineers and the equipment supplier on the project. They had no issues with getting approval from the Health, Planning, and Building Depts. We do general civil and structural design services. We deal with small to mid-sized buildings and ancillary structures, both new construction and existing upgrades.
We design custom structures with minimum of "typical" details. Clients save on final construction costs because Enginious Structures complete, detailed drawings eliminate many ambiguities of standardized plans, tightening and lowering bids from contractors while minimizing change orders. We also provide input on sustainable structural design throughout the building design and construction process. All projects are supervised by Alexander Itsekson, a member of the Northern California U.S. Green Building Council and a LEED Accredited Professional.
