I can’t recommend this company highly enough! After a tough day of gathering multiple bids for our job, Mark came through and inspected our property. We had a serious job on our hands (re-grouting and removal of deep set stains in bathrooms, floors, vanities, and a shower). Multiple other companies told us it would be an enormous gut job and that we couldn’t salvage our bathrooms. Mark spent more time to actually assess the problem and he proposed a variety of solutions that wouldn’t have cost us a fortune. I was pleased with their work. Short of a miracle! Mark and Sherri helped me organize the job and they came THE VERY NEXT DAY. They helped keep our schedule in place – we’re hustling to finish our clean up so that we can put our house on the market before the holidays. Mark and Sherri bent over backwards to make it happen. The head worker who came to do the job, Hector, was incredibly hard working and he did an amazing job. We are so pleased with the outcome and we very highly recommend this company and these people for any job you need done. Very happy I chose them!

American Castles Mike To the RESCUE!!! The water heater at my rental property burst on a Friday afternoon causing some major damage to the house. The renters were furious because their items got damaged and the house wasn't inhabitable after that. On the inside, the bathroom wall and under stairway closet were all soaking wet and drywall/carpet/padding had to be removed immediately to prevent mole build up. On the garage side where the water heater located, the entire wall was destroyed. so I called my home insurance who provided me with their preferred plumber who quoted an additional $540 out of pocket on top of what the insurance was going to cover just so he can bring up the water heater installation to code! He told me that it will take him 1+ week to order the water heater (duh...get one from Home Depot take only 1hr...which is what Mike did) and that he can install a temporary water heater and will charge $137/wk! He also referred me to a water damage restoration company which I was not too happy with either. Since it was an emergency and I went with that company. They came in and ripped out all the wet drywall without caring for any molding; especially for garage doors and closet doors! It seemed like what ever the water heater didn't damage, they did. They also broke my water heater intake shut off valve. damage the water heater over flow copper pipe. All I can say is I will not use them again! Back to the plumber, something was smelling fishy about his quote and so I called and questioned this plumber. His response was "Well, I will need to flush out the gas line and calibrate your water pressure...upgrade to the new California safety quote...put in earthquake straps...install new vent line since the new water heater nowaday don't use the old vent line!". I was not convinces so I started to Google for good local contractor and AMERICAN CASTLES (Mike Tay is the owner) came up from Thumtack along with few others from other websites. I contacted them and they came in and provided me quotes. Mike was the last one I contacted. He arrived within 30min. He checked out the damages and explained to me what needs to get done sequentially to get everything back in proper operation for my tenants. Mike is very knowledgeable and very patient in explaining things. I told him what the plumber had said, he laughed and told me the whole thing was a rip off and a scam! Another crock of bull**** and advised me against it. He told me to call my insurance company to inquire about using other plumber. Sure enough I was offered the "cash out" option which I didn't even know was available. I took that option and went with Mike for the repair. Mike knows how important it is for my tenants to get the hot water running again once the water damage restoration company completed the clean up/dry out the area (took 1 week). As soon as that company removed their equipment, Mike had his crew come in the next day (Saturday) to repair the garage dry wall and finished the installation of the new water heater and brought it up to code on safety on Sunday! He even added the water pan and installed drain pipe for me. I didn't even know such a thing exists (talk about quality...he treats it like repairing his own home!). The best part is his charge for the whole job including new water heater, earthquake straps, valve, drain pan, vent and new connection is far way less than what that plumber was going to charge me. I loved the fact he took the time to show me how things should be done up to code and what works for my situation instead of just giving a price and walking away. He did an awesome job! Unfortunately my landlord insurance's deductible was so high, I asked Mike to give me a quote for fixing the damage in the garage and inside the house. Mike's quote was very competitive and the best part is he is always willing to work with me knowing my situation (thx Mike). My bathroom paint is 16 years old so it was a challenge to match the paint for the new wall. After only quoting me for painting a small wall inside the bathroom, Mike decided on his own to paint the entire bathroom without charging for it. Now that what I call TAKING PRIDE IN YOUR WORK AND STICKING TO YOUR WORD!!! My summary is, Mike successfully completed the entire job and installation in four days. I would highly recommend Mike to anyone and will definitely be using and referring him to everyone I know.

Karmin excels in the capacity as an all-around handyman because of his knowledge and skills in both electrical and plumbing work. This combined skill-set enable him to complete a bathroom make-over project for our rental property in a relative short timeframe. I was extremely satisfied in working with Karim because he understood my wants/needs and came out with a plan to achieved them. His attention for details is commendable, e.g., new light fixture and mirror aligned in balance, trim and caulking done perfectly, and walls prepped correctly for painting. The high quality of his work was evidenced in the installation of a ceiling fan and new electrical outlets, along with plumbing connection to the new vanity combo unit. Karim kept me updated on major aspect of the project and he responded back to my calls/texts in a timely manner. I hired Eldon and HSD Services based on prior reviews, punctuality in setting up estimate and start date, and value for project of painting select rooms/areas inside a home getting ready for rental. We met at the property on Monday, he was hired on Wednesday and ready to begin on Thursday. Due to technical and personal hindrances on my part, they didn't begin until Friday at my request but was understanding and flexible as I added an additional task of painting and hanging closet doors forgot about in the garage. The job was complete within 2 days which was extremely helpful. I highly recommend them and would use them again in the future.

The best part was the quality of work and communication. They were consistent in communicating via email, text, and phone. We settled on communicating via text, and they were spot on with their schedules (on time). Marlon the owner, was very specific in communication, and his worker Manny always looked professional and they were on top of their game. On estimates, they never went over the amount quoted. They are not the least expensive, but the peace of mind, excellent service, and quality is more than worth the little amount of money you think you are saving with another outfit. I would use them again without thinking twice!

We have a large patio cover that needed repair. Ivan was great to work with. He was very professional, kind, courteous, punctual and did quality work. Same goes for his crew. Excellent communication throughout to ensure we were both fully aligned on the job expectations and work to be done. Leading up to the job he would confirm dates and times which was awesome. We had to change date due to a conflict and he was accommodating and flexible which we really appreciated. Ivan made recommendations on how to ensure we preserve our patio cover which was helpful. I would definitely use Ivan again. His price was reasonable (but not the cheapest). As the old saying goes, you get what you pay for and I'm glad we made the choice to use Ivan. Thanks Ivan!

Could not be happier with this company. They went above and beyond. We had some water damage to our home and needed a contractor ASAP. GIM came out to my property and assessed the situation right away. They provided me with an estimate and got started right away. My roof needed to be repaired and and I decided to also to some interior renovations. I had my kitchen re done with a modern finish and opened up a wall to give it a bigger feel. There architect supplied me with drawings ahead of time to show how it would look. At the end they put solar on the roof and now I am saving money on my energy bill. Thank you for all the hard work!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
