I moved to Glendale, CA from out of state in 2011 and S.I.G. was the first and only property management company I needed to deal with. From the time I moved in, all throughout the four years I lived in my apartment, they were always very accommodating, but to be honest I rarely ever had to communicate with them. In my opinion, this is the best relationship you can have with a landlord! On the rare occasion(once, maybe twice in 4 years) that I did need help with something, they were always very easy to reach through phone or email and would send maintenance out the same day. I've since moved out of the area, but when I return, there's nobody else I would go to for a place to live than S.I.G. Thanks again S.I.G. and I hope to be back soon!

Workimg with Ahmad and his team has been such a great experience for my husband and I. Ahmad's professionalism and his dedication to help landlords and tenants is exceptional. Not only are they able to help you with all the proper lease agreement, background checks and showing your property to potential tenants. His team and him go above and beyond to make this process as easy as possible for everyone. The best part is that Ahmad and his team specially Marianela, is that they are able to make everyone feel comfortable specially in explaining in detail to them in Spanish any sort of document such as contracta, background checks etc. Rest assured you are in great hands with Ahmad and Marianela.

Tawny has done a fantastic job of fixing up and managing my rental property - it's in a far better condition now than when I bought the place, and with the completely drama-free renter she found, all I have to do is cash the checks! I would never have believed being a rental property owner could be this easy!

I've used Enterprise Property Mgmnt now for about 6 months. Everything has been managed very professionally. My agent, Paula Klingman, has been very responsive and responsible. I'm a long distance landlord...and in my absence I very much appreciate the care and attention to my property and my renter.

GREAT EXPERIENCE! I OWN 3 PROPERTIES, 1 SINGLE FAMILY HOME, 1 MULTIFAMILY BUILDING (11 UNITS) AND 1 CONDO, AND I HAVE USED SEVERAL PROPERTY MANAGEMENT COMPANIES OVER THE LAST 20 YEARS. HOWEVER, I HAVE BEEN LOOKING FOR A BETTER COMPANY FOR THE LAST FEW YEARS. WHEN YOU OWN RENTAL PROPERTY, THERE ARE A FEW THINGS THAT MAKE THE MOST DIFFERENCE - HAVING GREAT TENANTS WHO WILL TAKE CARE OF THE PROPERTY, LEASING THE PROPERTY FAST AND NOT LOSE MONEY FROM UNIT BEING VACANT TOO LONG, AND TAKING CARE OF REPAIRS IF ANY QUICKLY AND COST EFFECTIVELY. ALL THE PROPERTY MANAGERS AND LEASING AGENTS I USED WERE GOOD AT MOST ON ONE OF THESE KEY ITEMS. ZENPLACE PROPERTY MGMT HOWEVER IS THE ONLY COMPANY I HAVE FOUND THAT FOCUSES ON ALL. THE FIRST UNIT THEY LISTED FOR RENTAL ON A MONDAY AND BY THURSDAY, THEY ALREADY HAVE 11 SHOWINGS AND BY FRIDAY, I HAD A WELL QUALIFIED AMAZON ENGINEER AND FAMILY AS A TENANT. WHEN I TALKED TO THE TENANT, HE SAID HE LIKED ZENPLACE'S ONLINE AND MOBILE SYSTEM FOR INSTANTLY BOOKING SHOWINGS AND WAS FRUSTRATED BY OTHER AGENTS WHO HE WOULD HAVE TO KEEP CALLING. ZENPLACE ALSO QUICLY COLLECTED THE DEPOSIT AND GOT THE LEASED SIGNED FAST SO NO WAITING THERE. GREAT LEASING EXPERIENCE WITH MY OTHER UNITS TOO - QUICK, FAST, AND ATTRACT HIGH QUALITY TENANTS. ALSO LIKE THAT IF THERE IS EVER A MAINTENANCE ISSUE WITH MY RENTAL PROPERTIES, ZENPLACE GETS MULTIPLE QUOTES AND KEEPS EXPENSES LOW. I AM HAPPY WITH ZENPLACE!!! PROFESSIONAL! AND GETS THE JOB DONE!!!! I GIVE IT 5 STARS!

Based on a strong referral, I went with Dwell Real Estate to find me a rental property. This was my first investment property. I am extremely busy working as an attorney and running a business on the side, and I did not have time to learn the real estate game. Shawn Morey took care of everything and made the entire experience simple and painless. Shawn did such a great job that I retained Dwell to manage my property. Now I can spend my time raising capital to buy another property, not managing the one I own.

About

Unlike other property management companies that are not forthcoming about their rates and fees, we allow our customers to compare our rates and fees with other property management companies in our market areas. On a daily basis, we manage happiness. We save owners from "toilets, tenants and troubles" and for a few dollars a day (in most cases) we allow them to enjoy their investment property. We make sure our properties are in good condition for our tenants, and make them abide by the terms of their contract.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
