MY HOME WAS NOT SELLING!!! NO OFFERS FOR 9 MONTHS. HARD TO SELL LUXURY HOME WAS WHAT ALL OTHER AGENTS TOLD ME... Our home was on the market for a while with no activity, when it came time to look for a new agent. Bank of America's mortgage division, Sr. loan officer recommended Mark Stacey. I wanted to sell my home and not have people walking through the home that were not really interested. I've heard nothing, but complaints (from other sellers) about too many showings, that wasn't an issue for us. We had a handful of buyers that were already approved and narrowed down to exactly what we were looking for. We didn't end up showing the house to an overabundance of people. I had a friend who complained that she had 80 to 90 showings and not one offer. When they had offers come through, her real estate wasn't able to get the deal done. I kept telling her, "you need to call Mark." He was able to take care of every little situation that came up for me. He was able to think ahead before there was a problem. After getting the contract, I was concerned with the inspection, because of this house was older. I was also concerned with the appraisal but the process went smoothly. He presented to the buyers' several dozen pictures, several videos, documentation (receipts), and met with the appraiser to make sure they were aware of all the upgrades to get me the most money for the home. Mark was really involved with the whole process. I've already recommended Mark to a lot of people. I say "if you want to sell your house you need to use this gentleman to handle it for you." I WAS VERY SKEPTICAL AFTER MANY FAILED ATTEMPTS TO SELL!! I had my home on the market for quite a while and it wouldn't sell with several realtors over the course of 1 year. Once it expired I had many realtors sending me information, probably 40. Then I saw something that Mark Stacey sent me and it caught my eye. I was very skeptical about working with realtors after being burned over and over. I decided to give Mark a shot and was very happy that I did. I found him to be someone who didn't make false promises. He came up with a plan and it really worked! He was not just sitting back once my house was on the MLS and waiting for another realtor to bring the buyer. He was very aggressive on getting my offers and working out the best one to get me the most money. He's much more technologically advanced than anyone I had dealt with and most of all he has integrity, he does what he says he will do. I found him to be competent and caring. He addresses every issue I bring up with respect. I have now sold my home and I'm very happy. IF I SELL OR BUY ANOTHER HOME I WILL COME BACK TO MARK. MARK IS THE AUTHENTIC PROFESSIONAL I'm honored to give a review for Mark Stacey regarding the sale of our house in Tustin and the purchase of our home in Lake Forest. We had been involved in 9 real estate transactions prior to our daughter's referral of Mark. Our previous real estate agent that we had used in a couple of real estate transactions misled us. As we all know too many salesmen will tell you whatever you want to hear and not back it up. Mark backed up whatever he told us. I have to say that I've hired several real estate agents in the past, and nobody was near as advanced technically as Mark. I am amazed by his technology used in marketing real estate. Honestly, what Mark did to expose my house, I would not have believed it was possible without spending a hundred thousand dollars, such as the exposure he gave our house on Google, and Youtube. He also marketed our house on Social Media such as Facebook, Instagram, Snapchat, Pinterest & others. We did some minor repairs to the house before he took hundreds of pictures and dozens of videos. The contractor he recommended had very low prices and good work. I was concerned with Mark's suggested price for the house that was under market value, the sale price he suggested was right on to attract a bidding frenzy. His concern was the offers may get too high and our accepted buyer may back out. He contacted the lender before accepting the offer and looked at the buyer's income documentation, credit, debt and bank statements as an underwriter. We received a large deposit and required the buyer to wave the appraisal contingency. He met with the inspector and stayed with him for about 5.5 hours to help assure the buyer would not have the inspection report as a negotiating tool. He sold the house $70K above the asking price and about $30K above the appraisal. Mark's Transaction Coordinator was great, she made the paperwork easy and quick for us during the sale and purchase. We will continue to use Mark's contractor, except we may not want to refer him out because we don't want him to be too busy for us. Mark showed us more than a dozen houses in Irvine, Huntington Beach, Newport, North Tustin, Orange Hills, and Lake Forest before we found the single-story house that we will stay in till death depart. Mark told us to make our first offer our best and final offer. We didn't want to lose the house we fell in love we with at first sight. We outbid 7 buyers on the house, Mark had the mortgage agent call the listing agent before our offer was accepted and provide proof of funds with a strong approval letter stating (compete with cash offers) to close within 14 business days as we did. After our offer was accepted he negotiated for a credit and a lower purchase price to compensate for potential repairs. We are grateful for Mark's assistance in our real estate transactions! We look forward to giving Mark highly positive referrals!

(b) Make a custom website solely for the subject property. (c) Make a Google presence. (d) Market on Social Media such as Facebook, Google+, Instagram, LinkedIn, Pinterest, Twitter, YouTube and other platforms. (e) Reach out to at least 500 neighbors. (f) MLS. (e) Market to agents plus buyers overseas such as through Juwai.com, worldproperties.com & onthemarket.com/overseas. 7. Communicate Properly with my Client. 8. Negotiate The Best Terms. 9.
