MY HOME WAS NOT SELLING!!! NO OFFERS FOR 9 MONTHS. HARD TO SELL LUXURY HOME WAS WHAT ALL OTHER AGENTS TOLD ME... Our home was on the market for a while with no activity, when it came time to look for a new agent. Bank of America's mortgage division, Sr. loan officer recommended Mark Stacey. I wanted to sell my home and not have people walking through the home that were not really interested. I've heard nothing, but complaints (from other sellers) about too many showings, that wasn't an issue for us. We had a handful of buyers that were already approved and narrowed down to exactly what we were looking for. We didn't end up showing the house to an overabundance of people. I had a friend who complained that she had 80 to 90 showings and not one offer. When they had offers come through, her real estate wasn't able to get the deal done. I kept telling her, "you need to call Mark." He was able to take care of every little situation that came up for me. He was able to think ahead before there was a problem. After getting the contract, I was concerned with the inspection, because of this house was older. I was also concerned with the appraisal but the process went smoothly. He presented to the buyers' several dozen pictures, several videos, documentation (receipts), and met with the appraiser to make sure they were aware of all the upgrades to get me the most money for the home. Mark was really involved with the whole process. I've already recommended Mark to a lot of people. I say "if you want to sell your house you need to use this gentleman to handle it for you." IT WAS A DREAM COME TRUE!! I WAS SURPRISED AT HOW EASY THE PROCESS WAS Ok, I will admit that I couldn't stand the thought of selling my home. Don't get me wrong. I have some nice memories of the place. Some nice sedimentary moments to cherish. But that wasn't what held me back. It was the idea of strangers invading my home like man-sized cockroaches. Poking into my private belongings. Asking awkward personal questions. Sniffing my fridge. All that fun stuff. I knew letting people visit my home was a necessary evil if I wanted to sell it because this was the 7th home I had sold. But I had no idea how to keep it from becoming a major sideshow attraction. I thought of trying to sell it privately myself. Then my neighbors kindly terrified me with their horror stories of private selling. I promptly decided that this was something better left to the professionals. So I called a local realtor that a neighbor was using and he told me "I could get the job done." He informed me many different agents and people would be walking through my home. Also, he told me that it would take 3-6 months to sell the home, and I could not handle making my home the new stomping ground for that long. Hearing my plight, a friend recommended Mark Stacey. This friend assured me that he would make selling my house very easy. After a couple days of contemplating I made the call. I was pleasantly surprised at what he told me. Mark informed me that each buyer would be vetted and he would be on hand for every showing. If they weren't on his list, they were not getting in. It was like I had my own personal bouncer! My enthusiasm dampened when he wanted to sell my home for $28,500 more than the other agent. Also, there were nicer homes in my neighborhood priced less than mine and none of which were selling! I told him my concerns, thinking this whole thing was a waste of time and money. He assured me that his system was different from what the other realtors were using, and it would sell my home fast, at the full asking price! I was still skeptical, so I called my friend back to talk to her about it. She also assured me, Mark's method would work. He'd done it for her with her own home. I decided to give it a go, preparing myself for a wild ride. The next day Mark sent a photographer to take pictures and a video. I have to say I was completely blown away by how nice my home looked in the video and the marketing strategy he came up with. The day after he started advertising we had over 14 buyers wanting to see the home. After just three showings we had three full price offers. Then we had two more from buyers who had not even walked through the home. After Mark reviewed the offers with me, we accepted a full price offer! But now I have a new problem. I need to be out of my home in 45 days! If I wasn't careful, I was about to be a very wealthy homeless person! So off I went with Mark to look at homes. I thought the hard part was done when I found the neighborhood and layout that I wanted. But to my dismay, there was only one home for sale in that area. Mark told me not to worry. We would have plenty of homes to look at tomorrow. Sure enough, the gentleman cold-called every house in the neighborhood and found six more sellers! Mark negotiated the price, the terms, and took care of everything. All I had to do was pick the one I wanted. I have to say I was amazed at how easy the whole process was. MARK IS THE AUTHENTIC PROFESSIONAL I'm honored to give a review for Mark Stacey regarding the sale of our house in Tustin and the purchase of our home in Lake Forest. We had been involved in 9 real estate transactions prior to our daughter's referral of Mark. Our previous real estate agent that we had used in a couple of real estate transactions misled us. As we all know too many salesmen will tell you whatever you want to hear and not back it up. Mark backed up whatever he told us. I have to say that I've hired several real estate agents in the past, and nobody was near as advanced technically as Mark. I am amazed by his technology used in marketing real estate. Honestly, what Mark did to expose my house, I would not have believed it was possible without spending a hundred thousand dollars, such as the exposure he gave our house on Google, and Youtube. He also marketed our house on Social Media such as Facebook, Instagram, Snapchat, Pinterest & others. We did some minor repairs to the house before he took hundreds of pictures and dozens of videos. The contractor he recommended had very low prices and good work. I was concerned with Mark's suggested price for the house that was under market value, the sale price he suggested was right on to attract a bidding frenzy. His concern was the offers may get too high and our accepted buyer may back out. He contacted the lender before accepting the offer and looked at the buyer's income documentation, credit, debt and bank statements as an underwriter. We received a large deposit and required the buyer to wave the appraisal contingency. He met with the inspector and stayed with him for about 5.5 hours to help assure the buyer would not have the inspection report as a negotiating tool. He sold the house $70K above the asking price and about $30K above the appraisal. Mark's Transaction Coordinator was great, she made the paperwork easy and quick for us during the sale and purchase. We will continue to use Mark's contractor, except we may not want to refer him out because we don't want him to be too busy for us. Mark showed us more than a dozen houses in Irvine, Huntington Beach, Newport, North Tustin, Orange Hills, and Lake Forest before we found the single-story house that we will stay in till death depart. Mark told us to make our first offer our best and final offer. We didn't want to lose the house we fell in love we with at first sight. We outbid 7 buyers on the house, Mark had the mortgage agent call the listing agent before our offer was accepted and provide proof of funds with a strong approval letter stating (compete with cash offers) to close within 14 business days as we did. After our offer was accepted he negotiated for a credit and a lower purchase price to compensate for potential repairs. We are grateful for Mark's assistance in our real estate transactions! We look forward to giving Mark highly positive referrals!
