Houman, you are amazing. People love our new restaurant. Look at our yelp reviews for the proof 😊. They can't stop praising about our restaurant interiors on all the social networking sites. Houman went above and beyond in helping us open our modern fast casual restaurant. Our budget did not allow for us to afford an interior designer. Houman stepped in as an interior designer along with the construction of our interiors. His ideas and execution were amazing. We couldnt have done the design so well without him. We had a tight deadline and Houman is the type of a contractor that wont mind working long nights and weekends. He worked around the clock to get us to opening day. The day before opening, late night we had a plumbing issue. Houman went out of his way, and came late nigjt to fix our plumbing issue! Thanks a lot Houman! We are thankful! I hired Arash Ghiasi to help me both with interior design ideas, and with the management and organization of the whole project. I am sure I will follow up with another review while the project is over, but there is a lot I can say even at this initial stage of the project. If you are looking for someone enthusiastic, inspired and inspiring, energetic and very knowledgeable, Arash is the interior designer you are looking for. He has already helped us a lot with space organization and colour selection, and the overall image of our space. As an artist (a painter) myself, I know quite a deal about color, and I can tell you -- Arash knows what he is doing when he chooses or suggests colors, and he has this rare ability to "synchronize" his thinking with your own feelings and ideas, which is is absolutely essential for an interior designer. The whole process was smooth, quick, and inspiring. As for the space organization, he offered us a solution for an area we've been struggling with for years. And it had a hallmark of all excellent design solutions: it felt completely right and (kind of) obvious when he suggested it. How could we not find it ourselves??? But the truth is, we didn't -- even though a lot of thinking went into it. All in all, we are very impressed with his work, his ideas, and his energy. I would recommend him to any friend who is looking for an interior designer.

I met with Christine for interior design work and was incredibly impressed. She has a wonderful sense of style and was able to capture my personality perfectly with her design recommendations. She has an attention to detail and was very generous with her time -- coming over multiple times to ensure the items were just right. She acted like it was more than just a "design job" but really important to her that I was pleased with the transformation. She is a wonderful decorator and I highly recommend her!!!! She is also a jack of all trades and even acted as a handy-man to remove chair cushions to take for upholstery and install a new light fixture!

Michelle was absolutely amazing! When we first met she instantly "heard" my needs! She listened to my concerns and was able to bring creative ideas to bring new life to our dated home. She made me feel that my job was her top priority, her communication was extremely prompt. Her vision, knowledge and skill are top notch. Michelle's amazing design style, enthusiastic attitude and 100% BEAUTIFUL transformation was easy and exciting and all while keeping my budget conscious husband in mind! Our projects included picking paint, new fabrics and furniture. Michelle was able to repurpose some family heirlooms and existing pieces but all with incorporating new styles. I was thrilled to work with Mr. Ritter after a referral from a client of mine who enthused that he was both inspirational and visionary. It was only after I met him that I discovered he has extensive experience in some of the most exclusive communities in San Francisco, LA, Orange, and San Diego Counties and I initially thought he would have an “attitude” to match. However, during the renovation of my home, he made me feel like I was part of the team. Mr. Ritter does an outstanding job of presenting both design opportunities and challenges I may not have seen on my own. We have hired Victoria Solomon twice, first to do a complete transformation of our half-finished basement into a mid-century modern, family-friendly space and most recently to re-model a partially finished living room. In the basement Victoria was challenged with an irregularly shaped space that required custom carpentry to re-frame a built-in bookshelf into a load-bearing wall to accommodate a flat screen television. Seating was provided by a sleek gray, low-slung sectional sofa paired with a chic white swivel chair. Accent pieces included a pair of square tan leather poufs, brass lamps, metallic end tables, a white marble table, wooden bench and an array of pillows in muted complimentary colors. Victoria did an excellent job of listening to our needs, understanding our aesthetic, and walking us step-by-step through the process. We could not be happier with the result. Victoria has worked with vendors to source window treatments, selected a bench for extra seating and is in the process of finishing lighting design to accentuate a newly acquired abstract painting that works well with the overall color scheme. Victoria has been instrumental in referring us to carpenters, interior painters, and vendors for custom furniture, pillows and window treatments. We have already referred Victoria to friends and colleagues, and would not hesitate to do so again in the future.

We were new to this area and wanted a designer which would work well with the architect and contractors we had already hired. Deborah was gracious and delightful to work with. She worked beautifully with everyone and created an absolute haven for us. Living in Southern California along the Gold Coast is a beautiful luxury. The finishes, furnishing and accents Deborah suggested are so wonderfully tied together. We are amazed everyday and feel we are in our lovely European resort (where we were traveling). You will love working with Devlyn. From the timely, concise contract through the finishing touches, Devlyn Gorby is top notch! In the last six months, Devlyn has helped design and decorate two properties for us; one an older recently purchased home for my son and the other a small rental apt in Burbank. We are so happy with these beautiful, highly functional homes. The older home was transformed into a stunning modern property in less than two months including wall, ceiling and window treatment, lighting, art and all the furnishing. My little apt now has sleeping for four and dining for six. I reached out to Devlyn after twice purchasing a couch that wouldn't fit though the hall. If I'd started with her I would have saved more money! But I saved money anyway because Devlyn found sale furniture for me as well as a custom made reclaimed wood table. She also repurposed some of the furniture I had. Devlyn is a master in the use of color, lighting and proportion. She is also a great communicator and knows how to "make her client happy". She never dictates but draws out your ideas and preferences. I have high hopes that I will have the pleasure of working with Devlyn again one day and I'm sure that once you've worked with her you will feel the same.

Konsepsyon Interiors is the first design company I've had the pleasure to work with and they definitely set the bar high! Karin and Ju are extremely professional, reliable, trustworthy and friendly. Karin and Ju are a dynamic duo! They were very responsive to all of our needs. What can I say! I Hired Staged and Sold. First you actually get an interior designer who designs the space. They don’t just throw things into the home. They plan it out based on the layout and color schemes that attract buyers. They were on time and took 2 hours to stage! I had offers right after we had photos and they helped get my home sold!

First of all, he was very responsive to our request on Thumbtack. Within minutes, we got a response and draft proposal, and we compared this with others who also replied fairly quickly. We invited Lee to come to our home as the first step. We were very pleased with his proposal and his approach. Lee is a very hands-on designer. He has very firm ideas, but listens very passionately to what his customers want, and their limitations, not the least of which are financial limitations. Lee works really well with suppliers and contractors that we engage to make our hopes a reality. All of the products and services that he selected, many of which were custom-made for us, were fairly priced, made to our specifications with his, again, intense oversights to insure that everything is absolutely perfect for us, the customer. He is a very dedicated guy. We've used similar designers for other jobs, but his was very fairly priced. Work came in on time as promise. What more can you ask for than that? I recommend him to anyone in the LA area who is in need of an interior designer. He provides great design services, custom-made furniture options, and things like that. He has a vast array of suppliers of every quality and style you can imagine.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

 

What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

  • Creating model rooms and visuals using design software.
  • Researching different textiles, materials, finishes, lighting and furniture.
  • Hiring suppliers, vendors, and contractors.

How do you find a good interior designer?

For many homeowners, the difference between a good interior designer and a bad one is simply a matter of taste — but all good designers have similar skill sets. Interior designers usually have a degree or certificate in interior design, with training in design principles and lighting, drafting, and computer aided design (CAD) software. Good interior designers have strong color balancing skills and understand how different colors influence spatial perception and moods. How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
  • Starting price for staging a vacant home could be $2,200.

How do you choose an interior designer?
