We worked with Colleen from CM design on what was supposed to be a quick schematic to permit an existing addition. Well, the city started throwing in additional requirements to the design that required Colleen to meet with City Planners and structural engineers. This added significant delays to our timeline, but Colleen handled all of these challenges with professionalism and grace. Although she had other projects running concurrently, I never felt that our little project (that turned into a big headache) was far from her agenda. She was generally accessible (there were holiday breaks to account for) and responsive to any questions. She was transparent about her billable hours, and kept us aware of extra time that accrued due to meetings with plan check and other officials. We were finally given the green light to proceed with permitting right as COVID closed the city, so we haven’t finished the project, but at least we’re ready to go when things reopen. I would recommend Colleen to anyone needing architectural design services.

We hired Colleen on recommendation from our contractor.  We spoke to several architects, but all of their ideas and costs were outside our budget. She worked with us to find a design solution that we could afford and love, and met our family's needs.  We were most concerned about the design and permits, but she was able to get them approved quickly.

Colleen saved our project after our first architect quit for personal reasons. We were on a tight timeline to finish the design & permits for our new bar project in San Francisco. She helped us finalize the design & got our permit approved in the first go around over the counter at the building department. She has a firm knowledge of all the building & health codes, & is a clever, budget conscious designer. Currently under construction & can't wait to open!

  • What should the customer know about your pricing (e.g., discounts, fees)?

    Thank you for your interest in working together! We provide the following services: 1. Commercial Tenant Improvements - schematic design, 3d modeling/rendering, design/pre-permit & permit drawings for all departments & approvals, interior design, construction administration, assist with equipment, fixture & finish selections; coordination with all engineers & Title 24 consultants 2. Residential - new construction or additions to single family or multi-family; ADUs; schematic design, 3d modeling/rendering; all design review & planning department approvals in addition to permits & construction administration. We prefer projects with a minimum construction budget of $500,000 for home remodels & $250,000 for ADUs. We can also provide feasibility studies for any project type to help you determine how much work & which approvals are actually involved in your project before getting permits & work with general contractors to develop a project budget or revise the design to hit a certain budget. This service includes providing you with low-medium-high budget design options & helps clients hone their project goals before getting too far into the approvals process. Please note, we do not provide As-Built only services but they can be included in our design services; we do not permit work done illegally without permits unless it is part of larger design project to be permitted; we do not provide site plans for change or use or parking compliance unless they are part of a larger project; we do not provide slab design for per-fabricated structures; we do not sign/stamp other designers' work unless we are taking over the project & there are enough changes to the design.   • What questions should customers think through before talking to professionals about their project?

    We would be happy to discuss your project with you & help you understand what it will entail to bring your vision to life. Here are some questions you can answer to help us understand your project better from the start: 1. What type of project is it? Tenant Improvement? Addition? Cafe? Bar? Gym? Tell us as much info about how you plan to operate the final space & whether or not this if you first location or 10th location. 2. What is the address & city? Do you know if a Change of Use or Conditional Use Permit is required? It's ok if you don't know, we can help you figure that out. 3. If you're cooking food, what type of equipment will you need? Will you need a Type-I hood? If you have another type of tenant project, like healthcare or wellness or office, is there any highly flammable equipment that might require fire sprinklers? If you have an equipment list, please share it with us, but it's ok if you don't yet, we can help you finalize. 4. Are there existing restrooms? Are they ADA compliant? Are there any other ADA compliance issues to consider, like front entrance, parking, etc? It's ok if you don't know, we can help you figure it out. 5. Do the water heater and/or heating/air conditioning need to be updated? Do you have enough ventilation? Are there changes to the plumbing - does the space have existing floor drains/sinks? 5. What is your timeline to be open? What is your construction budget? Does your lease have a build-out allowance or is the landlord completing any work per the lease before you move-in? Please share as much as you can about your project from the start. It helps us provide accurate quotes & determine if we'll be able to assist with the work you need.
