I met with Sam over the weekend for an initial consultation for my project. Prior to the pandemic, I had planned a primary bedroom suite addition but we eventually decided against the project given the pandemic related delays. This year, we decided to revisit the project and in meeting with our city planner's, we were advised that building an ADU might be a way to meet our needs. Unfortunately, that meant that our prior architectural, structural, and landscape plans needed to be revised. If you've ever worked with architects and engineers before, sometimes things work in harmony, and sometimes not... Before going down the rabbit hole of reviewing floor plans and beautiful 3D renderings, this time I wanted to meet with an engineer with a cold eye towards what was feasible to build from a pragmatic perspective. After all, we live in a hilly area with a steep downslope, and the addition would encroach over that area. Designers told us, "Your addition will be so beautiful, it'll look like it's floating in air!" But with vague explanations on how to achieve that look from an engineering perspective and without discussion of cost. This is where Sam came in. I called him, explained our project, which he deftly summarized. He was able to come promptly on a Saturday and was punctual. We walked the property and discussed various topics including optimal placement of the addition. He also examined my crawl space and suggested economical ways for seismic retrofitting. Most importantly, he examined my existing deck and suggested that the ADU be a separate structure from the deck. Other contractors suggested connecting the ADU to the house as well as to the deck, this suggestion would require rebuilding the deck (more engineering, more materials, and more $$). Sam's explanations and drawings were clear and easy to understand. Sam also explained that he often works with FEMA in the Southeast during hurricane season, and it was fun chatting with him about his experiences. Overall, Sam's opinions were valuable and should result in significant savings. If you have a complex project, I would definitely recommend talking to a structural engineer, like Sam, before you become too infatuated with your architectural designer's ambitious plans.

Mr. Lobnan was honest and reliable from day one. This was our first remodeling project and a friend referred him to us as a structural engineer. We interviewed a few other engineers before we felt that Mr. Lobnan was a perfect fit. He was always responsive to all our questions and always on time to the site. He worked well with all the contractors on the project and also was kind enough to make suggestions to keep the project flowing at a good pace.
