    I read about Three Lagoons Realty and Megan in our local Carlsbad magazine. My husband and I thought about going with a big, splashy, 'famous' realtor, but knew we wouldn't get the personalized attention, nor the hard work, from someone spending their money on flashy flyers and TV/Radio ads. We chose Megan because she LIVES in Carlsbad. She is willing to work to sell your house. She walked our neighborhood handing out out our house & Open House flyers. She toured houses that were comp in our area so we could see what the competition was, and if we were pricing our house reasonably. Megan held an Open House EVERY weekend until the house was sold. The other realtors said they hold ONE the entire time it's on the market. She attended realtor caravans in Del Mar, San Marcos, Carlsbad, Oceanside, Escondido to advertise our house and get it in front of other realtors. Friends whom are realtors saw her pitch our house at the caravans! If we needed our house cleaned or checked up on after we moved out, Megan would do it in a heartbeat. She arranged everything for us so we didn't have to travel back down and take time off work. We TRUST Megan with the biggest investment we had...our house. She sold our house in 1 day; buyers got cold feet so we had to relist it again, but in less than a month, we had multiple offers. That is her professional side. Personally, she is the nicest, most humble, friendly, genuine realtor you will meet. She really does care about you as a family and getting your house sold as quickly as possible. Not about the money, but about making you happy. She answers your calls/texts within minutes, or at least the same day. We've worked with other "Big" realtors for other houses we've sold, and we never even SPOKE to them, much less saw them. Only their 'representatives'. And, most importantly, Megan thanked US for listing with her. The other realtors didn't even contact us after the sale to say "Thanks" or "Congratulations". We put our house on the market at a difficult time...the holidays! But we trusted in Megan to market it and get the job done...and she did. We cannot say enough great things about our neighborhood realtor, Megan, and Three Lagoons Realty.     Jim sold our house, and found us a new one. He is a friendly, happy, and incredibly efficient and affective realtor. There are not enough good adjectives to describe him! Communicative, thorough, and patient are the three that stand out the most for us. It was a blast working with him, and he will be a part of every home purchase or sale we have in the future. He is just a good person, and truly cares about his clients. He has a great work ethic, knows his stuff, and is far above the rest. We can't say enough good things about him.

      What's the difference between a real estate broker and an agent?

      Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents.       When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

      Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you.       What do real estate agents charge?

      Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:
