I hired Excel Construction LA to a full interior remodel of a 1928 home that I purchased as a rental property, but quickly determined I had underestimated the amount of work and investment required to get it rental ready. As a casual landlord, I did not have much experience with remodeling, managing contractors, estimating costs, etc. But I loved the house and had a vision for what I wanted to create. I chose Excel Construction LA because I felt they understood my vision and would be flexible along the way. I was right and they proved to be a fantastic partner. Excel was always able to provide quality materials at a reasonable price, they were extremely flexible and accommodating working with my schedule and they produced quality work. The managed the entire permit process and went above and beyond to ensure all inspections were passed - not just the city's inspections, but also the buyer's inspectors. In the end, we turned a very run down home in South LA into a beautiful new home that sold for the top price point in the zip code - something local realtors said could not be done. Excel deserves a ton of credit for this. Nofar, Evan and the entire Excel team were super helpful and fun to work with, as was the sub, Jorge. Thanks Excel!

I first met Brad Snapir in 2011 when we met to discuss adding a second story onto our house in West Los Angeles which included a master bedroom, large bath, two closets and an additional reading room in back of the bedroom. All in all we added around 900 feet or perhaps a little more. It took us many meetings over almost a year's time before my husband and I were ready and prepared to begin the building process. Throughout this whole time Brad was understanding, patient and excellent at offering suggestions as to our remodel and willing to spend hours and hours meeting with us. We began the remodel in September of 2012 and we were back in the house in March of 2013 which was extremely quick. Needless to say there were questions and problems which arose during the building process but my husband, Brad and I were always able to work out whatever the problem was to everyone's satisfaction. If something had to be altered or changed in any way, Brad did it and did it well. We were very happy with the outcome of the remodel and happily moved back into the house after only 6 months although everyone told us it would be a year at least. Well they were wrong. Brad and his crew did the work quickly and well. If anything was not done exactly as I wanted they fixed it to be the way I wanted. I so appreciated the work that when I decided to remodel my kitchen in 2015 I immediately called Brad for the job. He worked with me in designing what I needed and ordering the necessary appliances, tile and countertops. I absolutely love the kitchen and would change nothing. It is exactly what I had in mind. The one other thing I want to point out about Brad is that over the years I have had several very very small jobs at the house which Brad has been so willing to just send one or two or three of his guys in a most timely manner and get the small job done. This has been a god-send as we all know how difficult it is to get work done on small jobs. I would recommend Brad and his company to anyone who wants a remodel large or small done and done well. We have a high-end home in the Lake Sherwood area. David Guth Construction is the company we've called for the past fifteen or so years for our premium quality work. We have a "handyman" who does little "fix it" repairs as needed, but we contract with Dave Guth for all of our remodeling and fine carpentry work. He's not only highly skilled, he's very ethical. He has never "nailed the job" and then disappeared for a few days, like so many contractors do. When Dave commits to a job, he and his men are at our house every morning on time until the job is completed. The impact on our lives is minimal, and that's important to us. He also shows you a detailed bid, is very clear about the amount of mark-up on each item, and even shows you his profit percentage. Most important, his crew is very talented. Dave has helped us design entire rooms. He's also a perfectionist--like my wife and I are--about finish carpentry. His ability to match existing woods and stains is the best I've ever seen. So far, a really good experience every time. Dave's not cheap, but the work is superb. The projects he did in our home in the 1990's still look as gorgeous today as they did then.

Raul did an amazing job for us. We initially wanted a roof repair, but then needed to have the drywall for the ceiling repaired. He quoted a fair price, and did an excellent job. We then asked if he did tile work, and again Raul quoted a fair price for laying tile in one of our rooms. So needless to say, but I’ll definitely be hiring Raul for future projects. 👍🏻👍🏻

I am so fortunate to have chosen Archwork to draw my plan for a guest house. Quintin has presented several plans with different layouts so I had a nice choice. He's been to the county several times on my behalf and also made phone calls to other people involved with the necessary items that needed technical answers. We did a lot of research to find the right contractor to build us a free-standing recreation room. We actually hired a different contractor first, simply based on having the lowest price. What a terrible decision. We quickly came to regret it, and fired that contractor as soon as we could — a costly misjudgment. Even though Owl Construction’s cost was a bit more, though very reasonable, we knew he was the right contractor for us. Guy Hazan of Owl Construction is fantastic. He was so easy to work with. He’s a compassionate listener, and kept us informed and at ease through the entire process. I don’t know much about construction, and had never undergone a project of this size, but Guy was there every step of the way. He explained everything very clearly and addressed any questions or concerns we had from day one to the completion of the project. I also must mention the Amazing Anesta. Anesta is a gem to this company. She kept the communication light and easy, and got the job done. She is responsive, dependable, organized and kind. The final building is stunning. The contractors did such a great job all around. To think what a nightmare it would have been to have continued with that original contractor who bullied and didn’t listen. Owl Construction was absolutely fantastic. I highly recommend them to anyone.

I recently remodeled my kitchen which included taking out an existing wall and replacing it with a beam in order to create a more open layout. When I first had the idea, I was clueless as to where to begin. Josh from 1OAK came out and gave me an initial price on the plans. I ended up not only having them do my blueprint and engineering and submitting to the city for their approval, but eventually I hired them for the entire job. Im very glad that I did. Not once did I feel hesitant as to whether they were the right company. They showed up on time, were professional, constant customer service and contact from the office, as well as open to my ideas and preferences for colors and materials. They really helped me build my dream kitchen. Im planning on having them come back to remodel my master bathroom in a few months. Wonderful company. Highly recommend.

We spent the last year with our home in shambles because we decided to remodel our kitchen and ended up with a contractor that had no ethics. One error after the other, the final straw was when the "contractor" literally burst one of our pipes and almost caught our house on fire and melted our electrical line without even bothering to tell us. There was a bright light in the midst of the wreckage. When Meckauer Design and Build came to evaluate our home Robert identify the errors, came up with incredible solutions no one else seem to be able to find, he quickly assessed and found that the previous contractor did not even have the permits in place even though he had posted papers on our home. Yes the previous contractor lied and put our home at risk! Robert knew the laws surrounding construction and how to rectify what has happened to us. Everything he does is in blueprints and has gotten done efficient and effectively. Robert documents and shares his knowledge on how to right a wrong. He is very well versed on California Contractors License boards regulations and bonding. If you need help with filing papers or trying to resolve something with another contractor he will walk you through the steps. He does not only the know the laws, he follows the law and will help you understand the law. What a team! Jean his office manager is continually checking, keeping us informed. and and Robert has more in the past few weeks than the other contractor was in the entire year and it is done right with real live inspections. This has been challenging year and seeing the progress in the kitchen these past few week has been such a treat. It has been a pleasure to be here while talented professionals who are righting wrongs. The work is beautiful and the contractors Robert works with and has choose have been both skilled and professional. We have repeated been shocked when we came home to clean countertops when dry wall has been cut and clean floors when wood work has been done. If anyone finds themselves looking for someone who can assess work, correct work, or work from the ground up this is the go to company. Our only wish is that we had Robert and Jean from the start. Out of this frustrating series of events the end has been a pleasure because of the insight these professionals have brought to the job. We are now resting assured that our home is safe and well take care of because of their ethics, insight and skills.

Diane has done a whole home remodel for my family in the early 1990s and a 1000 sq. foot separate building on a different property in about 2012. She is a good listener when it comes to understanding the clients needs. Her understanding of how a space will be used is clearly reflected in her modern designs. She has a tremendous attention to modern detail, and supervised the construction to ensure compliance with her design. I was very pleased with the finished results on both projects and enjoy living in these spaces. She has excellent skills on state of the art architectural CAD software that allows her to create very detailed plans and specifications. This is critical during both the bid and construction phases. She has a depth of knowledge regarding building materials and finishes that help to create a coherent aesthetic design. She is LEED certified and sustainable development is clearly part of her philosophy, Her services include construction observation as part of the fee and it is well worth it.     What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

    How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

    If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
